Facility Operations & Maintenance
- Oversee the community’s preventative and corrective maintenance programs, ensuring compliance with all Federal, State, and local regulations (EPA, ADA, OSHA/OSHPD, Titles 8, 19, 22 & 24).
- Review maintenance projects, repairs, and inventory needs; recommend improvement plans to community leadership and the Director of Design & Construction.
- Ensure the community’s safety programs (Fire, Disaster, Emergency Response, Hazardous Materials Plans) are up-to-date and fully implemented.
- Train staff in safe work practices, including asbestos and industrial chemical handling.
Construction, Capital Projects & Renovations
- Manage capital project planning and execution, including apartment renovations, building upgrades, and major infrastructure improvements.
- Maintain computerized capital budget tools, plan expenditures, and ensure timely project completion.
- Solicit and evaluate contractor bids; manage vendor relationships, permits, and certificates of insurance.
Budgeting & Resource Management
- Prepare and manage operating and capital budgets; track expenses and ensure cost control.
- Oversee energy conservation and utility monitoring to optimize efficiency.
Resident & Community Engagement
- Serve as a responsive partner to residents and committees on maintenance needs and special projects.
- Communicate professionally and collaboratively with department heads, staff, vendors, regulatory bodies, and Sequoia Living leadership.
Risk, Safety & Compliance
- Act as the community’s Safety Coordinator: oversee workplace safety programs, ensure incident reporting, support workers’ compensation processes, and lead safety initiatives.
- Identify and report resident concerns related to physical, mental, or emotional well-being.
- Participate in on-call rotation and support emergency response as needed.
What You Bring (Qualifications)
Experience
- 6+ years of hands-on experience in environmental services, facilities management, plant operations, or maintenance preferably in healthcare, senior living, or a residential community.
- 3+ years of supervisory or management experience leading diverse teams.
- Prior experience with building systems (HVAC, boilers, refrigeration, electrical/mechanical systems, automation, and life/safety equipment).
- CCRC or healthcare environment experience strongly preferred.
Education

The Mission: Founder & General

- Build the Engine: Personally architect and execute the sales strategy to recruit independent clinicians into the OMAP ecosystem.

Role Overview:

Job Description
The Cleaning Validation Engineer will demonstrate his/her knowledge of biologics manufacturing processes, including fermentation, purification, and bulk filling processes and work independently in a matrix team environment, influencing team decisions, and exercising sound judgement in determining compliant and robust validation approaches. He/she will have the ability to multi-task with a demonstrated track record in meeting deliverable timelines and must demonstrate the ability to think critically and analytically with acumen for troubleshooting and problem solving and is a strong team player aligned with company corporate values. Will have good interpersonal, verbal, and written communication skills and has the ability to function effectively and independently in a fast-paced and dynamic environment. He/she is self-motivated and willing to tackle assignments and development opportunities outside of job scope as needed. Has the ability to interpret engineering and facility drawings such as facility layouts, blueprints, material/process flow diagrams, and equipment P&IDs. Is an expert with Microsoft Word / PowerPoint and Intermediate Microsoft Excel skills and understands basic statistics, acceptance sampling, and is familiar with statistics software. Demonstrates hands on experience with facility/equipment/utility qualification, cleaning validation, process validation, and sterilization validation experience (steam sterilization and dry heat depyrogenation) in GMP environment and with CIP/SIP cycle development.
Responsibilities
- Perform qualification of manufacturing equipment (liquid aseptic and aerosol aseptic), facility and utility systems (including CIP/SIP qualification), cleaning validation, computer system validation and process validation. Scope of responsibilities includes drafting of qualification protocols and summary reports, field execution, and data analysis
- As needed coordinate and provide directions to contract personnel performing validation activities
- Support the development and execution of FATs, SATs, DQ, IQ, OQ, PQ, and other relevant life cycle documents leveraged to support validation effort
- Support the development and update of validation master plans, validation project plans, SOPs, risk assessments, user requirements, cleaning assessments, technical assessment reports
- Support cleaning and sterilization (including CIP/SIP, manual cleaning, steam sterilization) development activities
- Support periodic requalification and revalidation effort
- Work independently and directly interface with personnel from multiple departments including Technical Development, Manufacturing, Engineering, Manufacturing Support, MAC, QC, and QA
- Support gap assessment/closure, corrective actions, and compliance remediation related to Validation
- As needed represent Validation as SME (Subject Matter Expert) during regulatory or customer inspections
- As assigned mentor and manage fulltime validation engineers/specialist and contractors
Education And/or Experience
- Minimum Bachelor's Degree in Engineering or Science discipline, advanced degree is a plus
- Minimum 5+ years of relevant validation experience in regulated industry. The engineer is expected to be proficient in at least 3 of 7 validation core expertise
- Expertise in the following areas is must: Facility/Equipment/Utility Qualification, Cleaning/Sterilization Cycle Development, Cleaning Validation, computer system validation and Process Validation
- Familiar with applicable domestic and international GMP regulations impacting validation requirements (e.g. 21 CFR 210,211,701,710,720,740, 820)
- Familiar with current industry guidance documents impacting validation best practices (e.g. FDA Process Validation guidance, ISO 13485, and applicable PDA Technical Reports)
- Experience with customer and regulatory inspection
- Strong understanding of quality risk management principles, including best practice in risk-based C&Q approach
- Hands on validation experience in developing validation documentation and field execution
- Project Management experience is a plus
- Aerosol production experience is a plus

Responsibilities
- Identify, develop, and close sales opportunities within identified South-Central U.S. territory
- Work closely with existing and prospective customers to deliver solution-based products tailored to their specific needs
- Conduct market research and lead generation activities to create new business opportunities
- Collaborate with internal Engineering, Customer Service, and Project Management teams to ensure efficient project execution and optimal customer outcomes

Marketing Statement
Under general supervision, manages construction management, architectural, and engineering vendors and consultants to assure Philadelphia Housing Authority (PHA) development project completion. Performs project management activities including project planning, cost management, time management, quality management, contract administration and safety management. Oversees multiple projects simultaneously and acts as primary coordinator of internal and external stakeholders; performs other related duties.
The salary range for this position is $85,157 - $106,447 annually. Placement at any specific point within the stated range is not guaranteed for any candidate. Final compensation will be determined based on the selected candidate's qualifications, experience, and skills, as well as internal equity and organizational considerations.
Qualifications
Possession of a Bachelor’s degree in Engineering, Architecture, Project Management, Finance or a related field; AND five (5) or more years real property development and construction management experience; OR an equivalent combination of education and experience. Possession of a Master’s degree in Engineering, Architecture, Project Management, Finance or a related field; AND seven (7) years’ experience in property development and construction management or a related field including two (2) years’ experience in public housing or another State or Federal agency is preferred.

SUPERVISORY RESPONSIBILITIES
The Senior Construction Manager provides direct supervision to 1–3 Construction Managers, Engineers and other employees within the Construction Division.
PHYSICAL DEMANDS AND WORKING ENVIRONMENT:
Work is performed in a combination of standard office and construction site environments; Ability to maneuver through small confined spaces; May be exposed to weather extremes.
Responsibilities
Oversees outside construction management firms and consultants to assure project completion, resource allocation, technical direction and ensuring compliance with quality control standards; Oversees inspection work at construction sites, and the work of project engineers and inspectors to ensure inspections are completed on time and required reporting is completed; Maintains project documents and files; ensures all required documents are contained in standard PHA files; Provides project accounting control; reviews and approves invoices, prepares funding requests, tracks purchase order expenditures and maintains Limited Partnership books; maintains schedule of values; Reviews and approves or rejects Task Order Modification requests from the construction manager based on the scope of work or changes requested to PHA. Supervises independent estimates and analyzes estimates versus construction manager requests; negotiates with construction manager for fair and reasonable cost of requested changes; Prepares internal and external reports as requested or required by HUD, PHA and other governmental agencies; Stays abreast of new trends and innovations in the field of construction management; Performs related duties and responsibilities as assigned.
