PURPOSE STATEMENT: The job of Lead HVAC & Refrigeration Technician is done for the purposes of providing journey-level skilled work in the installation, maintenance, and repair of air conditioning, heating; installing, managing, and repairing chilled water systems, chillers, boilers; reviewing work requests; assigning and leading the work of other technicians; conducting scheduled maintenance and repair surveys; inspecting completed work; ensuring completion of projects in accordance with trade standards; providing information on the operation of HVAC systems; and supporting other skilled trades in completing work assignments.

This job reports to the Maintenance Supervisor.

ESSENTIAL FUNCTIONS: Analyzes blueprints, schematics, and drawings for existing and proposed HVAC systems for the purpose of identifying the location of new and existing systems and determining the efficient installation of additional equipment/systems.

Confers with immediate supervisor and assists with the coordination of day-to-day activities (e.g.

periodic lubrication; filter cleaning; changing belts, repairing system leaks, checking water tower components, trouble/issues phone call response, etc.) for the purpose of ensuring the proper and efficient maintenance and repair of District HVAC.

Coordinates with administration and other trades for the purpose of completing projects/work orders efficiently.

Coordinates personnel regarding procedures and/or status of work orders (e.g.

establishing work schedules, reviewing processes to be undertaken, etc.) for the purpose of providing direction and information for decision-making, taking appropriate action, and/or complying with health and safety regulations.

Diagnoses causes of problems and/or failures in heating/air conditioning (e.g.

blowers, filters, the flow of condenser water, water treatment system, variable air volume (VAV) systems, and pumps, etc.) for the purpose of identifying equipment and/or systems repair and replacement needs.

Installs electrical HVAC system components (e.g.

alarms, switches, timers, service disconnects, relay, controllers, variable frequency drive (VFD), etc.) for the purpose of providing enhanced and/or upgraded capabilities.

Estimates materials and/or equipment needed to initiate/complete work projects for the purpose of ensuring timely implementation and completion of projects.

Fabricates equipment parts (e.g drain pans, repiping, reducting, etc.) for the purpose of meeting specialty needs and/or replacing discontinued or unavailable parts.

Implements assigned programs and/or projects (e.g.

inspection schedules, preventive maintenance programs, new District projects, work orders, etc.) for the purpose of ensuring optimal HVAC operation and conformance to established guidelines.

Informs personnel regarding procedures and/or status of work orders for the purpose of providing information for making decisions, taking appropriate action, and/or complying with health and building regulations.

Inspects completed work (e.g.

heating units, building exhaust fans, ventilation units, repair of gas heaters and boilers, etc.) for the purpose of ensuring the quality of work standards are met and identifying preventive maintenance requirements.

Installs heating/air conditioning equipment and systems (e.g.

boilers, chilled water systems, etc.) for the purpose of providing enhanced and/or upgraded HVAC capabilities.

Maintains a variety of files and records (e.g.

time sheets, inventory, work orders, labor/material estimates, equipment repair manuals, service records, etc.) for the purpose of providing up-to-date references and audit trail.

Manages operation and performance records (e.g.

periodic lubrication schedules, heating and cooling performance, diagnosis of electrical systems, testing of refrigerant and condensation systems, etc.) for the purpose of ensuring timely review and assessment.

Monitors contract work (e.g.

coordination of contractor work schedules and performance, etc.) for the purpose of ensuring contract terms are fulfilled and work standards are met.

Oversees and coordinates assigned personnel regarding procedures, the status of work orders, and the day-to-day activities and operations (e.g.

establishing work schedules, reviewing processes to be undertaken, etc.) for the purpose of ensuring that assignments are completed in a safe, proper, and timely manner, maximizing the efficiency of the workforce.

Participates in meetings, workshops, and training (e.g.

new employee training, 3rd party contractor meeting, maintenance department meetings, etc.) for the purpose of conveying, gathering information, offering recommendations required to complete HVAC and training personnel.

Procures equipment and supplies (e.g.

overseeing inventory requirements, etc.) for the purpose of maintaining the availability of required items in order to complete jobs efficiently.

Responds to emergency situations during and after hours for the purpose of resolving immediate operational and safety concerns.

Tests and repairs heating and air conditioning systems and components; swimming pool equipment (e.g.

braze or solder tubing; charge systems with refrigerant gas; condensers, valves and coils, piping, boilers, air handlers, motors, etc.) for the purpose of providing solutions for HVAC system operation for a safe and comfortable work/learning environment.

OTHER FUNCTIONS: Performs other related duties as assigned for the purpose of ensuring the efficient and effective functioning of District’s HVAC and general maintenance.

EXPERIENCE: Job related experience with increasing levels of responsibility is required.

EDUCATION: No specific education is required.

EQUIVALENCY: Any combination equivalent to three (3) years of journey-level experience in the air conditioning, heating and refrigeration field, including one (1) year with the responsibility to lead/supervise the work of others.

SKILLS, KNOWLEDGE, AND ABILITIES: SKILLS are required to perform multiple, technical tasks with a need to occasionally upgrade skills in order to meet changing job conditions.

Key Responsibilities

Procurement & Material Sourcing

  • Source and purchase aircraft engine accessory parts, rotables, and consumables required for component repair and overhaul
  • Obtain quotations, negotiate pricing and delivery terms, and issue purchase orders
  • Support sourcing of OEM, PMA, DER-approved, and aftermarket components where applicable
  • Monitor open purchase orders to ensure timely delivery and resolve supplier delays
  • Coordinate repair, exchange, and replacement transactions with external suppliers and service providers


Supplier Coordination & Special Process Support

  • Work with approved vendors providing special processes such as NDT, plating, heat treat, and other subcontracted repair services
  • Assist with supplier communication regarding turnaround times, pricing, and technical requirements

The selected Service Account Manager will be located in either Topeka, KS or Manhattan, KS.



Principal Duties and Accountabilities:

  • Overall responsible for account management, and customer satisfaction for specified customers.
  • Responsible for selling, managing, and the renewal of preventative maintenance and other service agreement offerings for specified customers.
  • Responsible for developing the appropriate repair or replacement approach, estimating repairs / replacements / services, and presenting proposals to specified service customers.
  • Manages all assigned accounts to achieve sales plan volume and profitability goals.
  • Responsible for identifying, qualifying, managing, and executing solutions / special projects for specified customers.
  • Surveys and generates proposals for Planned Maintenance Agreements and Projects leveraging technical experts for estimating and identifying the best customer solution.
  • Identifies opportunities for future service work / projects. Responsible for networking internally and externally to pursue opportunities.
  • Works with the operations team to ensure project is delivered as proposed.
  • Continuous customer engagement of assigned accounts to include problem solving, proposal generation, qualifying and selling quoted repair or project solutions, selling additional lines of service, and identifying additional work opportunities to maximize value to customer base.
  • Provides technical and estimating support as needed for sales team within assigned region.
  • Ensures customer expectations are consistently met or exceeded. Service Account Managers support the invoice approval process for assigned accounts and House accounts as identified.
  • Develop and execute a written account plan for assigned accounts.


Education:

  • Bachelor’s Degree in Construction Management or HVAC not required, but a plus or equivalent years of experience.


Experience:

  • In-depth knowledge of HVAC and/or PLUMBING systems as well as servicing of those systems.
  • Equivalent combination of field and relevant leadership experience will be considered.
  • Minimum of 6 years of relevant experience is required. This could include any of the below, or a combination of:
  • Project management, service management, and sales within commercial and industrial environments in the mechanical construction industry.
  • Field experiences servicing and/or installing HVAC and/or PLUMBING systems.



Knowledge, skills, and abilities:

  • Knowledge of mechanical service and construction industry practices, processes, and standards – including systems design, installation, and servicing.
  • Must possess technical knowledge of HVAC systems, as well as a basic knowledge of plumbing systems (Will be required to also manage plumbing accounts).
  • Ability to maximize performance of project team through innovative and effective management techniques.
  • Superior communication and interpersonal skills, such as diplomacy, persuasion, etc… are essential to develop and foster effective professional relationships.
  • Time management and organizational skills.
  • Basic level of financial acumen necessary to manage project budget / performance.
  • Knowledge of the following computer programs: MS Word, Excel.
  • Strong problem-solving, negotiation, and conflict-management skills.


Physical and/or travel demands:

  • Routine daily driving to Flint Hills region customer account sites required.
  • Infrequent overnight travel may be required, based on customer account assignments.
  • Physical demands include walking on uneven surfaces, climbing ladders, bending, kneeling, and lifting. Position includes sitting and standing, use of telephone, keyboard, and computer monitor.


Benefits and Compensation:

  • The range for this position has been established at $90k to $127K annually and is U.S. Engineering Service’s good faith and reasonable estimate at the time of the posting. The compensation offered to the finalist selected for this role will be based on a variety of factors, including but not limited to internal equity, experience, education, specialty, and training. Compensation for this role includes a base salary complemented by commission opportunities based on the Account Manager’s individual sales performance and attainment of sales targets

About the Role: UPS Industrial Services is seeking skilled and experienced Boilermakers to join our team. The ideal candidates will be based locally in the Chalmette, LA area, possess extensive experience and proficiency in the trade, and demonstrate the ability to interpret and work from blueprints, plans, and other technical drawings.   • Read blueprints and specifications to determine the scope of work, locations, quantities, and sizes of materials required.
  • Use knowledge of towers/columns, exchangers, boilers, heaters, reactors, drums, fin fans, pressure vessels, and other industrial equipment to perform duties
  • Properly select and use manual, pneumatic, and electric tools according to tasks
  • Hoist equipment and tools into location via bull rigging or crane.
  • Repair and replace trays and other internal components
  • Perform or assist with pulling bundles
  • Repair and replace boiler tubes
  • Fabricate equipment according to blueprints or instruction from Supervision
  • Verify vertical and horizontal alignment of structural-steel members, using plumb bobs, laser equipment, transits, and/or levels.
  • Connect columns, beams, and girders with bolts, following blueprints and instructions from supervisors.
  • Bolt align structural-steel members in position for permanent riveting or bolting.
  • Able to properly bolt and torque components according to equipment specifications
  • Pull, push, or pry iron/steel equipment into approximate positions for bolting into place.
  • Cut, bend, and weld iron/steel pieces, using metal shears, torches, and welding equipment.
  • Help maintain a safe and clean work environment
  • Perform all other duties as required

Qualifications and Experience:

  • Minimum of 8 years Boilermaker experience in Industrial or Petrochemical setting
  • NCCER certification a plus
