Job Summary:
The Data Center Material Logistics Manager is a strategic leadership role responsible for overseeing the end-to-end supply chain and material flow for the project site. You will design and implement the logistics plan that ensures all materials—from bulk commodities to specialized equipment—are procured, received, tracked, and staged to meet aggressive construction schedules. You are responsible for optimizing site space, managing vendor relationships, and leading the logistics team to eliminate bottlenecks that could delay field production.
Essential Duties & Responsibilities:
- Develop and execute a comprehensive site logistics plan, including designated delivery routes, off-loading zones, and strategic staging areas.
- Directly supervise and mentor the Material Logistics Technicians, ensuring they follow standardized procedures for receiving, inventorying, and delivering materials.
- Act as the primary point of contact for vendors, suppliers, and freight carriers to coordinate delivery schedules and resolve high-level shipment discrepancies or damages.
- Oversee the site’s inventory management system, ensuring 100% accuracy between physical stock and digital records to prevent "stock-outs" or over-ordering.
- Collaborate with Superintendents and Project Engineers to align material deliveries with the Master Project Schedule and "Just-In-Time" (JIT) delivery requirements.
- Manage the logistics budget, including costs related to material handling equipment rentals, temporary storage facilities, and third-party transport.
- Implement and enforce rigorous safety protocols for all material handling activities, including forklift operations, crane picks, and hazardous material storage.

POSITION SUMMARY
The Preconstruction Manager/Estimator is responsible for performing and/or overseeing the preconstruction phase of projects. This includes performing and/or reviewing quantity surveys, project cost estimation, budget management, scheduling, trade partner selection, constructability reviews, value engineering, and overall project planning. They will support all preconstruction phase efforts, from concept to construction, collaborating closely with other Preconstruction Managers and Project Managers, as well as the client and design team. The candidate must be exceptionally detail-oriented, and able to work in a fast-paced, deadline-driven environment.
ESSENTIAL DUTIES AND RESPONSIBILITIES

Business Development
- Participate in the RFP (Request for Proposal) pursuit and interview process
- Participate in project fee strategy process
- Build client relationships and help generate new business opportunities
Estimating
- Prepare conceptual, schematic, design development, and CD phase estimates as required
- Perform detailed quantity take-offs by trade using On-screen Takeoff
- Review quantity take-off and estimates that are performed by Project Manager or Assistant Project Manager
- Review proposal specifications, and drawings and attend pre-bid meetings to determine the scope of work and required contents of the estimate
- Understanding current trade costs and market trends
- Track and review building estimates and understand building construction costs as they pertain to various types of construction, including building size, shape, structure type, skin, relation of building to the site, etc.
- Build estimating tools, and spreadsheets to provide quicker responses for ROMs to clients
- Provide oversight to the development of project budgets, pricing, value-engineering, and presentations overseeing the preparation of estimates into a client presentation format
- Prepare, issue, receive and review supplier and trade partner proposals and pricing
- Coordinate with clients on changes in scope, questions, or clarifications regarding the work during the bidding process
- Review budgets and project profitability status and goals with supervision and project team as required. Seek input on corrective measures to continuously improve the accuracy of cost figures

Bidding Process
- Participate with bid setup, track subcontractor bid coverage with preconstruction coordinators, and oversee bid day organization

- Build comprehensive trade-specific requirements within the estimate
- Manage RFI responses
- If an estimate is performed, assist Job Captain leading up to bid day, and on bid day with putting numbers together

- Perform all tasks of the job captain and put together the entire bid package when required
QUALIFICATIONS

APH Marine Construction is a growing marine contractor specializing in coastal infrastructure projects, seawalls, docks, and boat lifts for residential, commercial, and multi-family properties. We are seeking a Project Manager to bring structure, discipline, and follow-through to the planning and administrative side of production to efficiently and effectively complement our superintendent.
This Project Manager role completes that system by owning the planning, structure, and administrative control that field execution depends on: schedules, procurement, budgets, change orders, documentation, coordination, and closeout. This removes any friction during execution by the superintendent and field crews.
Together, the Project Manager props each project up for execution by the Superintendent who will drive production. Project Manager will be involved during each project by ensuring they stay organized, supplied, documented, and profitable.
Key Responsibilities
· Interpret construction plans and own the procurement workflow: prepare and track POs, confirm lead times, and ensure correct specs and on-time delivery
· Create/maintain benchmark checklists (e.g., forms up → schedule survey; pile phase → inspection; cap pour → next steps)
· Build and maintain project schedules aligned with barge and crew movements, tides, inspections, subcontractor availability, and material lead times

Overview
We are seeking an experienced Lead Construction Superintendent to oversee and manage commercial construction projects from inception to completion in the healthcare, K-12, and higher education sectors. The ideal candidate will be responsible for ensuring that projects are completed on time, within budget, and to the highest quality standards. This role requires strong leadership skills, a deep understanding of construction processes, and the ability to effectively communicate with various stakeholders.
Key Responsibilities:

- Manage subcontractors, schedules, and site logistics to maintain a safe and efficient work environment.
- Collaborate closely with project managers, engineers, and clients to align goals and expectations.

- Utilize experience in both new construction and renovations to navigate project challenges effectively.
- Client & Stakeholder Relations: Maintain strong relationships with customers, contractors, suppliers, and employees to ensure successful project delivery.
- Project Planning & Schedule Management: Maintain and manage construction schedules, including short interval production schedules.
Qualifications:

- Experience with construction management-at-risk (CMAR) project delivery is a plus.

Job Description
Our commercial general contracting firm is seeking a Construction Superintendent to join our team. We are a national general contractor specializing in tenant improvements to ground up projects. The right candidate will be a self-starter, self-disciplined, motivated individual with the highest regard to budget, schedule, quality and client relations.
Responsibilities:
* Assist Project Management to develop an initial project schedule. Create and maintain 3-week look-ahead schedules and communicate sequence and schedule updates to all subcontractors
* Develop, maintain, and enforce a project site logistics and temporary facilities plan.
* Develop, implement, maintain, and enforce a project site specific safety program in accordance with Policies and Processes, OSHA requirements, local, state, and federal laws to include all subcontractors.
* Maintain and enforce a project specific quality assurance and workmanship program to include all subcontractors.
* Manage OSHA site visits.
* Obtain and install standardized project signage and other required identification material.
* Participate with the Project Manager in issuance of monthly payment applications (i.e. percent complete of each activity).
* In coordination with the Project Manager, manage and control the budget.
* Perform and monitor all job site control reporting measures including daily reports, quantity reporting, accident and incident reports.
* Hold pre-installation meetings as required by project specifications or as needed
* Possess working knowledge of all project plans, specifications, contract with Owner, subcontracts, purchase orders, daily correspondence, shop drawings, submittals, and all other project related documents, and maintain a complete and accurate set of as-built drawings.
* Review and provide feedback on all purchase orders and subcontracts as requested.
* Coordinate and manage all material deliveries.
* Perform a qualitative review of all contract documents for potential conflicts or interpretation issues to mitigate risk.
* Ensure timely project completion through project scheduling, expediting of material deliveries and the management of material.
* Ensure that all requirements of insurance, safety, labor relations, and Equal Employment Opportunity are met.
* Understand all trade contractors' means and methods in accordance with project contract documents.
* Coordinate daily construction activities within existing operating facilities.
* Maintain a set of contract documents that contains all the current contract changes and clarifications.
* Develop and execute a plan for monitoring and completing punch-list items.
* Maintain confidentiality of Company and client information as such information is divulged or otherwise becomes available.
* Maintain up-to-date and accurate SDS sheets.
* Take the lead role in securing project site and all Company property at all times.
* Provide detailed, daily project photos and reports
* Coordinate all required field inspections.
* Be familiar with all Policies and Processes as they relate to this position.
* Promote the growth and development of client, subcontractor, and vendor relationships.
General Background and Minimum Requirements:
* 5+ Years as a commercial construction superintendent with a commercial general contractor
* Valid State-issued driver's license, vehicle insurance, and transportation which may be used from time to time to transport items needed during the construction process.
* Previous experience in commercial construction management with a general contractor
* Knowledge of applicable OSHA requirements.
* Knowledge of construction management processes and means & methods
* Familiarity with various computer software including but not limited to Procore, Microsoft Project, Microsoft Office Suite, AutoCad, Adobe Acrobat, etc.
* Demonstrated competency in these areas: managing site activity, labor relations, anticipating and resolving field related issues, establishing and enforcing site schedule requirements, managing site safety and insurance risks, interpersonal skills, and ability to communicate both written and orally, and leadership.
* Required to inspect the jobsite including climbing ladders, cluttered areas, working in bad weather, hazardous areas, dark conditions, etc. to view the progress of construction.

The ideal candidate brings both estimating expertise and real-world operations experience, working side-by-side with our Operations team to ensure a seamless transition from concept through construction. We are looking for someone who takes ownership, builds strong relationships, and thrives in a collaborative, high-performance environment. A strong understanding of Construction Management-at-Risk (CMAR) and Design-Build delivery methods is essential.
Key Responsibilities
- Lead all aspects of the preconstruction process, including budgeting, estimating, scheduling, and client coordination, with full ownership of deliverables.
- Partner closely with Operations teams throughout preconstruction to align on scope, logistics, constructability, staffing, scheduling, and execution strategy.
- Develop and manage preconstruction schedules, milestone tracking, and client-facing deliverables.
- Support business development efforts including proposals, interviews, conceptual budgeting, and relationship-building with clients and industry partners.
- Provide detailed cost estimates with quantity takeoffs, value engineering analyses, and GMP proposals with a focus on accuracy and transparency.
- Lead client presentations including cost updates, scope alignment discussions, and value engineering recommendations that build trust and confidence.
- Provide proactive constructability input during design to identify and reduce risk early, control costs, and drive solutions that protect both the client and the company.
- Develop and maintain strong, long-term relationships with trade partners to foster collaboration, competitive pricing, accountability, and shared success.
- Solicit and analyze subcontractor and supplier pricing to ensure comprehensive coverage and strategic buyout planning.
- Ensure a smooth and well-communicated transition from preconstruction to the Operations team, setting the project up for field success
Qualifications

- Bachelor’s degree in Construction Management, Engineering, or a related field preferred.
- 8+ years of experience in commercial construction with strong estimating/preconstruction and/or operations leadership experience.
- Experience leading both trade-facing pricing efforts and client-facing deliverables.
- Strong understanding of CMAR and Design-Build delivery models.
- Strong financial acumen with the ability to analyze cost, risk, and strategy.
- Excellent communication and leadership skills with the ability to build trust internally and externally.
- Demonstrated ability to build strong relationships with clients, design partners, and trade partners.
- Ability to read and interpret construction drawings, specifications, and contracts.
