About the role

Before joining, every homeowner considering Honey Homes has a free home walk-thru visit, a critical step in our sales process. Your role is to perform walk-thru’s at prospective members' homes, where you’ll educate about how a Honey Homes membership works, answer questions, and record the first 10+ tasks in the Honey Homes app. Your goal is to help the homeowner book their first visit handyman visit at the end of the walk-thru and set it up for success. Walk-thru’s are about 45 minutes in length, and you will typically perform between 5 and 10 per day, Monday through Friday.

Walk-thru’s have been offered since the start of Honey Homes, and we’ve iterated and improved the process over the last 3 years. This is a great opportunity to learn a successful playbook and have a large impact right away.

Qualifications

3-month outcomes

In your first three months, you will have:

  • Increased the conversion rate of walk-thru’s. By preparing for every individual walk-thru and honing your craft of delivering the perfect walk-thru, a much greater percentage of prospective members decide to sign up for a subscription.
  • Set up internal teammates for success on every lead. This is a team sport, and your teammates in marketing and inside sales will also be assisting you in providing amazing experiences to prospective members and closing deals.
  • Set up every first visit for success. The job doesn’t end with a member starting their subscription; we need to make sure their first visit with their handyperson is a huge success. Through detailed note-taking and task creation at the walk-thru, and strong internal communication, you will set up handypeople for great first visits.


Compensation

  • On-target earnings: $65 000 per year + sales performance commission

Role Responsibilities:

  • Consult with leasing agents regarding LOI & lease flow timing and prioritization
  • Draft and review LOI’s
  • Draft, review, redline/negotiate leases and specific lease clauses

We are in a period of meaningful growth, expanding our third-party asset management business and taking on new client relationships that are adding significant scale to our portfolio. This role is being created to support that growth and will offer the right candidate exposure to a wide variety of asset types, investment structures, and analytical responsibilities across a growing platform. Our team is based in Boston, MA and operates on a four-day in-office one-day remote schedule.


Summary


This is a unique opportunity to join a growing platform and gain broad exposure across both debt and equity commercial real estate asset management. The Analyst will be an active member of the asset management team for complex assets within a series of Commercial Real Estate debt-oriented investment vehicles, including first mortgage loans, mezzanine loans, preferred equity, real estate debt and equity securities, and other varied sophisticated credit investments as well as direct equity investments. In addition, the Analyst will support asset management responsibilities for a third-party client portfolio, including NAV calculations, fair value model maintenance, and portfolio-level reporting across a large portfolio of partnership assets.


Essential Functions


  • Work as a team with commercial real estate portfolio asset managers
  • Produce monthly and quarterly surveillance summaries and reporting for senior review which contain all relevant information related to monitoring borrower performance against business plan and compliance against loan documents as well as aggregated portfolio metrics
  • Prepare cash flow models used for forecasting and investment performance
  • Generate new reporting as necessary to monitor evolving risks
  • Externally interact with borrowers, servicers, individual market experts and other transaction parties
  • Meet strict monthly and quarterly deadlines
  • Respond quickly and professionally to ad hoc questions and requests for analysis
  • Interact closely with Boston, MA and New York, NY teams
  • Perform periodic equity investment NAV calculations and maintain fair value Excel models, including updating underlying assumptions, inputs, and market data on a recurring basis
  • Review fair value model outputs to identify metrics or inputs that fall outside of established ranges or appear anomalous; flag and escalate discrepancies to the team for review and resolution in a timely manner
  • Support third-party asset management responsibilities for a managed client portfolio by coordinating with deal partners to collect property-level financial statements and operating reports from each individual partnership investment
  • Collect and gross up partnership-level property financials for a portfolio of 100+ assets within property management and accounting software; ensure data integrity and consistency across all partnership deals to support accurate portfolio-level reporting
  • Aggregate property-level financial data across the managed client partnership portfolio and produce comprehensive reports on overall portfolio performance, including key operating metrics, occupancy, and NOI trends
  • Review construction loan draws and project progress against milestones, working with servicers and construction consultants to ensure borrowers have achieved conditions precedent to funding
  • Request reporting packages and updates from borrowers to complete reports and analysis, as necessary
  • Proactively monitor local markets, real estate industry news and trends as well as specific tenant health
  • Review monthly loan reporting packages and summarize key metrics, changes and risks


Qualifications


  • Minimum of two to three years of relevant experience in commercial real estate asset management, credit, or investments required; exposure to both debt and equity asset types preferred
  • Advanced proficiency in Microsoft Excel required, including hands-on experience updating and analyzing complex financial and valuation models; comfort navigating multi-tab models and identifying errors or anomalies in model outputs
  • Proficiency in Microsoft Office suite (Word, PowerPoint) and Argus software
  • Ability to input, reconcile, and gross up partnership-level financial data is a plus but not required
  • Familiarity with NAV calculations and fair value modeling for real estate investment vehicles preferred
  •   Experience managing or reporting on large portfolios of partnership or joint venture assets, including aggregating financials from multiple deals
  • Exceptional organizational, analytical and problem-solving skills

The Opportunity

This is a hands-on, high-impact role within our virology group. You will work under the supervision of a senior scientist, contribute to day-to-day operations and data quality, and directly support DC candidate selection and product characterization.


What You’ll Do:


Support virology lab operation

  • Support BSL-2/BSL-2+ operations, including procurement, instrument commissioning/qualification, biosafety practices, inventory, sample tracking (ELN/LIMS), and facility/vendor interfaces.


Neutralization & titering assays

  • Establish, execute, and troubleshoot in vitro neutralization assays under guidance, using reporter virus (e.g., luciferase/fluorescence readouts) and immunostaining formats.
  • analyze and interpret IC₅₀; establish acceptance criteria, controls, and data QC for reproducible decision-making.
  • Contribute to potency assay development, optimization, qualification, and transfer in alignment with ICH guidelines.


Viral stocks generation and characterization

  • Create and manage master seed / working pools for characterized mutant strains as needed.
  • Perform plaque purification across multiple rounds to isolate pure clones; confirm clonality and fitness characteristics prior to scale-up.


Cross-functional impact

  • Partner closely with protein sciences, discovery biology, and external CROs to align assay timelines, materials, and data packages; present crisp summaries and recommendations to senior leadership.
  • Provide scientific input to bioanalytical (bioA) assay strategies (e.g., ligand-binding PK/PD, titer, ADA/neutralizing antibody) in partnership with CROs.
  • Author technical reports and contribute to regulatory submissions


What You’ll Bring:

Minimum qualifications

  • B.S or M.S. with 2+ years of hands-on experience in virology, microbiology, molecular biology, or related field (industry preferred).
  • Demonstrated expertise with reporter virus or immunostaining neutralization assays in BSL-2/2+ labs, including plate-based readouts and assay statistics.
  • Hands-on experience with plaque purification and clonal characterization.
  • Proficiency with IC₅₀, MOI calculations, and assay troubleshooting.
  • Strong mammalian cell culture skills (adherent and suspension), impeccable documentation, and GLP-minded data hygiene.


Preferred qualifications

  • Prior experience establishing or significantly expanding BSL-2/BSL-2+ capabilities (equipment selection, SOPs, IBC/EHS alignment).
  • Experience with potency assay development and implementation (fit-for-purpose; research or pre-GxP).
  • Exposure to bioanalytical (bioA) method development or oversight with CRO partners (e.g., ligand-binding PK, ADA/NAb), including experimental review and data QC.
