The Community Director is responsible for overseeing the day-to-day operation, and all on-site team members. The Community Director will work to ensure our teams are successful in maintaining both physical and financial occupancy targets, maintaining the curb appeal, and providing excellent customer service to our existing residents, prospective residents, vendors, and teammates. The Community Director will be a core change agent and will work to develop and enhance our on-site teams’ performance while playing a key role in implementing operational efficiencies and various organizational initiatives.

Essential Duties: (Other duties may be assigned).
• Direct the work of others while implementing the company’s vision and strategy into day-to-day execution through on-site team members.
• Assists with tours, lead management, and move in preparations to drive leasing success on-site.
• Process move outs, service requests, and prepares deposit accounting statements.
• Responsible for scheduling of personnel and providing on-call guidance where necessary.
• Report on pre-lease status and ensure consistent communication between Construction and Management team on status or challenges.
• Directs the overall financial results for the community through expense monitoring, variance reporting, and expense approval, summarizes key issues and trends while providing possible strategies and solutions to address.
• Ensure federal, state, and local regulatory requirements are met, and all team members are well trained in compliance.
• Ensure and oversee all training for on-site roles.
• De-escalation of resident concerns, while enforcing lease regulations.
• Track and analyze lease violations, accounts receivable, accounts payable, Fair Housing requests, emergency repairs, risk/loss items for the community.
• Ensure physical occupancy targets are met and stabilized.
• Ensure the community is maintained, preserved, and large annual projects are completed to the highest standards.
• Evaluate the community regularly to determine annual capital improvement (non-recurring spend) needs and priorities.
• Be a change agent in leading assigned teams through larger organizational initiatives such as software changes, and frequent process changes.
• Assist with annual budget preparation.
• Understand market level and industry trends acting as the subject matter expert within the local multifamily competitive landscape.
• Visually walk and inspect the community on a regular basis.
• Negotiate and secure contracts with various vendors for recurring and non-recurring projects and services.
• Investigate and resolve on-site team member concerns as needed.

Creative Product Developer for Innovative Classroom Educational Products
We are seeking a dynamic and experienced Product Developer to join our team, playing a pivotal role in shaping the future of early childhood education through the creation of engaging and innovative classroom products. As a Product Developer, you will be responsible for driving the development and manufacturing of cutting-edge educational materials, from concept to completion, ensuring they meet the highest standards of quality, safety, and functionality.
Key Responsibilities:
- Innovative Concept Development: Bring new and exciting early childhood product concepts to life, providing valuable input on design, functionality, and aesthetics. Collaborate with cross-functional teams to refine and enhance product ideas.
- Market Insight and Trends: Stay at the forefront of industry trends by analyzing market competition, sales data, and emerging educational needs. Identify new opportunities to enhance our product assortment and maintain a competitive edge.
- Effective Communication: Clearly communicate product concepts through well-articulated written and verbal communication, supported by recognizable sketches. Work closely with Buyers, Category Managers, and Management to ensure a shared vision for product development.
- Supplier Collaboration: Manage relationships with domestic and foreign vendors, ensuring clear communication of product construction details and expectations. Negotiate prices and minimum order quantities to meet company and department goals.
- Quality Assurance: Collaborate with internal Quality Assurance teams to uphold safety and quality standards during the development process. Evaluate product samples and prototypes, providing constructive feedback to vendors while staying on budget and deadline.
- Project Management: Handle multiple projects at various stages of development, meeting web and catalog deadlines. Utilize organizational skills to track and manage product details through regular status reports.
- Team Collaboration: Work both independently and collaboratively, contributing expertise to the team, actively participating in discussions, and accepting guidance when necessary. Foster a positive and collaborative working environment.
- Representative Role: Represent the Product Development and Merchandising departments in product presentations, sales meetings, and trade shows. Contribute to marketing strategies and occasional trade show set-ups.
- Continuous Learning: Stay updated on retail trends, including retail math concepts of cost, retail, and margin. Actively engage in professional development to enhance skills and knowledge.
Qualifications:
- Minimum of 3 years of experience in the early childhood market (ages 0-8).
- Experience in product design and development, preferably with materials such as wood, wood laminates, fabric, molded plastics, metal tubing, paper, and chipboard.
- Degree in business administration, merchandising, marketing, early education, or related fields is highly desired.
- Knowledge of Head Start and Common Core State Standards is a plus.
- Proficiency in Adobe Illustrator and MAC Photoshop, along with strong Excel skills.
- Familiarity with US safety standards for children's products.

Main Purpose of the Product Developer Role:
This full-time position is ideal for candidates with a background in design, merchandising, or fashion product development who are eager to grow their technical and operational skills within the product lifecycle. The Associate Product Developer supports the team to ensure garments move smoothly from concept through production—meeting aesthetic, quality, and cost goals. This individual will gain hands-on experience in product execution, vendor communication, and calendar management.
Major Responsibilities:
• Support product development from concept to production under supervision of senior team members
• Assist in communicating daily with manufacturers regarding product specifications, timelines, and quality standards
• Help coordinate approvals for design, trim, and color details between design and vendors
• Maintain accuracy of product data and updates across multiple systems
• Attend fittings and track sample status to ensure styles are on calendar
• Assist in preparing tech packs, cost sheets, and WIP reports
• Participate in product allocation and vendor tracking
• Conduct basic market or trend research to support design and merchandising initiatives
• Communicate cross-functionally with Tech and Buying teams
• Provide administrative and organizational support to ensure timely follow-up on all product milestones
Required Competencies:
• Understanding of the fashion product development process
• Strong interest in apparel design, merchandising, or production
• Excellent organizational skills with strong attention to detail
• Ability to multitask and meet deadlines in a fast-paced environment
• Effective written and verbal communication skills
• Basic knowledge of garment construction and materials
• Proficiency in Microsoft Excel and Google Workspace

Minimum Qualifications:
• Bachelor’s degree in Fashion Design, Merchandising, Product Development, or related field
• 5–7 years of experience in buying, merchandising, or product development
