Role – Project Engineer (Industrial Environmental Systems)

My client is a long-established engineering and manufacturing company specializing clean energy prodution. With more than 20 years of industry presence, the organization supports major industrial projects across North America and is known for delivering technically robust environmental compliance systems.
They are seeking a Project Engineer to support the coordination and delivery of large-scale industrial environmental control projects. The role will focus on project scheduling, coordination, and cost tracking while supporting engineering teams and customers through the full project lifecycle.
Some travel to project sites across the U.S. and Canada will be required.
The Project Engineer will have the following responsibilities:

Debt Capital Markets Associate, Development and Investments
The Debt Capital Markets Associate plays a central role in supporting Foundry’s Development and Investment strategy by sourcing, evaluating, and executing debt financing for ground‑up development and value‑add investments. This position blends financial analysis, lender relationship management, and transaction execution to ensure the firm secures optimal financing across its portfolio.
Primary Responsibilities:
- Debt Sourcing, Negotiation and Transaction Execution
- Identify, cultivate, and maintain relationships with banks, debt funds, life companies and alternative lenders.
- Maintain lender contact lists and prepare offering materials for debt placement.
- Lead the sourcing of acquisition loans, refinancing, and construction financing and negotiating term sheets including pricing, proceeds and structure.

Qualifications:
- 5+ years of experience in commercial real estate finance, debt brokerage, lending, or capital markets.

Position Description
We are currently seeking an experienced Asset Manager to join our growing asset management team. This is an excellent opportunity for a motivated self-starter possessing strong financial skills, business acumen and leadership qualities to take ownership of a portfolio of commercial assets, working with the asset management team in analyzing, monitoring, and reporting on the portfolio’s performance to senior leaders in the organization. This role will be responsible for all aspects of the investment lifecycle including business plan development, leasing strategy implementation, property financials oversight, capital expenditure planning, and property disposition. Overseeing both wholly owned and joint venture investments, the role will have regular communication with portfolio managers, equity partners, leasing and sales brokers, property managers, and lenders to ensure the strategy for each property under their purview is being executed appropriately. Additionally, this person will work with the acquisition, development, and underwriting teams once a property has been identified and will provide support in gathering market information and due diligence items through the closing of a property.

Essential Job Functions:
- Coordinate the review and analysis of leasing proposals, capital expenditure projects, and major asset-level decisions with the leasing brokers, property managers, portfolio managers, partners, and lenders.
- Monitor and drive the financial performance of investments, which entails maintaining financial models, overseeing and presenting annual budgets while working closely with the property management and accounting teams, and raising awareness of performance concerns.
- Manage the quarterly valuation and re-underwriting process for each asset in your portfolio, as applicable.
- Review, analyze and reconcile monthly property financial statements; write standard monthly reports and maintain plans and actions.
- Update monthly cash flow analysis for each asset, monitoring leasing commissions, Tenant Improvement costs, capital expenditures and other operating expense items.
- Produce ad hoc analyses to evaluate the performance of assets.

Education and Experience Requested:

We are seeking a DevOps Engineer with a security-first mindset to improve the reliability, operational maturity, and day-to-day security of our e-commerce platform and related systems. This role is hands-on and operational. It focuses on improving how we deploy, secure, monitor, and document our environment.
Our stack includes WordPress and WooCommerce running on AWS with Amazon RDS, Cloudflare for DNS and edge security controls, and Azure DevOps and Azure Pipelines for build and deployment workflows. The role also includes Microsoft 365 and Exchange Online security administration and continuous improvement. You do not need to be an application programmer, but you should be comfortable with automation, scripting, and tightening operational processes.
Key Responsibilities
- Maintain and improve the reliability and security of our AWS-hosted WordPress and WooCommerce platform, including Amazon RDS and Elastic Beanstalk deployments.
- Maintain and improve Azure DevOps and Azure Pipelines to support consistent releases, including approvals, artifacts, environment separation, and rollback planning.
- Improve deployment practices to reduce downtime and risk. This includes coordinating Cloudflare maintenance mode, release validation, warm-up steps, and post-deploy verification.
- Administer and improve Cloudflare configurations including DNS, SSL/TLS settings, WAF rules, bot controls, rate limiting, caching behavior, and maintenance workflows.
- Implement basic monitoring and alerting using cloud-native or existing tools, with a focus on site availability and key WooCommerce flows such as add-to-cart and checkout.
- Administer and improve Microsoft 365 and Exchange Online security controls in coordination with IT leadership, including MFA, Conditional Access baselines, admin role hygiene, audit logging, and retention policies.

- Own backup, disaster recovery readiness, and restore validation for systems supporting the e-commerce platform and adjacent services.
- Create and maintain operational documentation including diagrams, runbooks, deployment procedures, recovery steps, and access processes.
- Partner with internal teams and vendors to support integrations, hosting, and operational troubleshooting across adjacent systems and services.
Required Qualifications
- 4 to 6+ years of experience in DevOps, infrastructure, platform operations, or systems administration supporting production environments.
- Hands-on AWS operations experience for production web workloads, including IAM fundamentals, networking concepts, backups, and Amazon RDS operations.
- Hands-on experience with Azure DevOps and Azure Pipelines, including release workflows, approvals, artifacts, variables, and deployment automation.
- Hands-on Cloudflare experience including DNS, SSL/TLS, WAF, bot mitigation, rate limiting, and caching controls.

Who Are You?:
Are you a high IQ Family Physician or Internal Medicine Physician that wishes to expand their knowledge in the trending Functional Medicine space? You know you are brilliant, high-energy and walk into a room like a ray of sunshine, but maybe no one has given you the chance to be the Medical Director yet.
We can teach you peptide protocols and send you to A4M for certification, but we cannot give you that special energy that is most required, that “je ne sais quoi” as the French would say. You either have it, or you don’t.
If you are looking for intense immersion in integrative health, optimization medicine, and patient-centered care, this is an opportunity to do so, simultaneously stepping into a key leadership role.
What We Do:
Our clinic delivers cutting-edge care in functional and regenerative medicine with an emphasis on personalized hormone therapy, wellness optimization, weight loss programs, IV therapy, chronic disease management, peptide protocols, and longevity-based diagnostics. We have an onsite pharmacy that custom mixes (not true compounding) and a supplement store.
We use ABOM and A4M guidelines as well as standard of care for each condition. We do not use protocols except for peptides.
While we accept most insurance, most of what we do is elective and paid cash. Maybe only 33% of our revenue is billed to insurance, including Medicare (10%) and Medicaid (5%).
Though your role will primarily support the medical clinic, the practice also operates onsite a med spa under the same ownership, offering non-surgical aesthetic and wellness treatments.
Patient Demographics & Volume:
100-120 patients / day. We are slammed. Demographics are high-income individuals aged 18–55, and health-focused snowbirds in Boca Raton. 55% female, 45% male. Surprisingly, 50% of the patients are 19-35, with the remaining 50% ages 35+.
You can expect to work 5 days per week (maybe 4 long days) and see 30-50 patients per day. The balance of patients are injection only, and the rest are seen by PA or NP.
How is That Possible?:
We have an incredible staff of 19. That includes another MD and two PAs. Each carries their own DEA prescribing license. All 5-star reviews. We have a dedicated Insurance Biller and Practice Administrator. Dedicated pharmacy lab mixer. Then an army of amazing MAs. The MAs are the workhorses of the practice.
We only hire the best.
We utilize AI voice recognition technology to transcribe a summary of every appointment into Advanced MD. The assigned MA for each appointment takes live notes on action items dictated by the MD or PA directly in Advanced MD, Charts are checked and signed by the staff before they are finalized. Error rate is very low.
Why Is Our Staff SOOO Amazing?:
A not-so-secret recipe to the passion that swirls around the practice is that we run an exceptional teaching practice (as defined by the Centers for Medicare & Medicaid Services (CMS); outlined in federal regulations under 42 CFR Part 415 Subpart D). That means our Medical Director supervises and teaches medical students, interns, or residents in approved graduate medical education (GME) programs while providing patient care.
We have momentum. Word spread. Alumni of the practice rave about the place and return to visit. MAs and PAs seek us out. Sometimes we give chances to people that others won’t. Your Responsibilities:
• Serve as the clinical and regulatory leader of the medical practice

The Future & Expansion
