Position Overview
We are a dynamic and rapidly growing real estate organization seeking a Director of Property Management & Business Development to lead and scale our property operations while driving portfolio growth and operational excellence. This role is responsible for overseeing multifamily, commercial, and residential assets, strengthening operational performance, supporting acquisitions and dispositions, and identifying opportunities to enhance asset value and revenue.
The ideal candidate is a strategic, hands-on leader with strong financial acumen, operational expertise, and the ability to manage both people and processes in a fast-paced environment.
Essential Duties and Responsibilities:
Business Development & Growth
- Identify opportunities to increase revenue, optimize operating efficiency, and enhance asset value.
- Support business development initiatives, including evaluating new management opportunities and assisting with proposals.
Build and maintain strong relationships with ownership groups, brokers, vendors, and partners.
Portfolio & Property Operations
- Provide strategic oversight of a diverse portfolio of multifamily, commercial, and residential properties.
- Lead day-to-day property operations while ensuring consistent execution of company standards, policies, and procedures.
- Oversee and support on-site property managers, maintenance teams, and vendors; hold teams accountable to performance, service, and compliance standards.
- Ensure properties operate efficiently, safely, and in alignment with ownership objectives.
Financial Oversight & Reporting
- Oversee CAM reconciliations, rent escalations, and annual operating budgets.
- Partner with accounting to manage Accounts Payable and Receivable, including invoice review, approvals, and reconciliation.
- Review and support monthly financial reporting, owner statements, and distributions.
- Assist with budgeting, forecasting, and variance analysis.
Leasing, Asset Management & Transactions
- Oversee lease administration, including review of commercial and residential leases, renewals, amendments, and tenant compliance.
- Support acquisition and disposition efforts, including due diligence, transition planning, and onboarding of new assets.
- Coordinate tenant improvements (TI), capital projects, and vendor management to ensure projects are delivered on time and within budget.
Leadership & Compliance
- Mentor and develop property management staff; set clear expectations and performance standards.
- Ensure compliance with local, state, and federal regulations.
- Maintain accurate documentation including COIs, contracts, and regulatory requirements.
Education & Skills Required:
- 3–5+ years of progressive experience in property management, real estate operations, or asset management.
- Demonstrated track record of driving business growth, increasing asset value, and expanding operational scale.
- Strong working knowledge of commercial and residential leases, CAM reconciliations, and property financials.
- Demonstrated experience managing teams and multiple properties simultaneously.
- Proficient in AppFolio, QuickBooks, and Microsoft Office (Excel proficiency required).
- Strong analytical, organizational, and problem-solving skills.
- Excellent written and verbal communication skills.
- Ability to work independently in a fast-paced, high-growth environment.
- Bilingual (Spanish) a strong plus.

PROJECT ENGINEER – GROUND-UP MULTI-FAMILY RESIDENTIAL
LENA Construction is looking for a highly motivated entry-level Project Engineer with a passion for building, an eye for design and an interest in real estate development. This candidate must be able to communicate clearly and effectively, build strong relationships and hold integrity above all else. This position will report to our Senior Project Engineer to support our Project Managers and Superintendents. The candidate must be a dynamic individual with strong organizational skills to provide structure and manage information flow for our projects. This critical position will also work closely with our principals and partners, help oversee and ensure the success of our projects and help manage and grow LENA Construction, the construction arm of a boutique, creative development firm.
EXPERIENCE & SKILLS:
• Four (4) year degree in engineering, construction management or environmental design
• Some experience with project management software ideal – Procore preferred
• Ability to read and understand technical drawings and specifications
• Excellent written and verbal communication skills
• Good time management skills and organizational skills
• Self-motivated and ability to work in an entrepreneurial environment

KEY RESPONSIBLITIES:

• Assist Sr. PE with Buyout including:
• Provide input and fully understand project scope
• Create takeoff list from architectural drawings/specifications and shop drawings
• Coordinate plans and specifications with designers and engineers to resolve discrepancies
• Preparation of bid packages
• Maintain cost data base for preliminary budgets
• Assist in conducting effective pre-construction planning sessions with sub-contractors
• Setup initial contracts and project information in Procore
• Assist in management of project permit process
• Receive, review, forward and track status of submittals and RFIs;
• Coordinate with Architects, Engineer, Subs and Field Construction
• Assist in on-going quality control including punch lists, etc.
• Assist in preparing and maintaining project schedules. Become proficient with Microsoft Project
• Assist Sr. PE in managing and updating Project Budgets, Work Authorizations and Payment Applications
• Coordinate, track and log all Management Systems using Procore
• Coordinate daily and weekly meeting minutes and logs
• Participate in the development and management of project scheduling including three to six-week look ahead schedules
• Prepare and analyze subcontract change orders
• Identify and share opportunities to improve processes and procedures
• Quality control – Design Oversight
• Facilitate strong positive relations with subcontractors
• Assist to ensure daily manpower and adherence to site safety regulations
• Perform other duties as may be required and appropriate to further the Company’s mission
LOCATION: This position is predominantly in the Los Angeles County area with periodic projects in areas within three to four hours.
PAY: Varies based on experience ($70,000 - $95,000)

The firm focuses on value-add and opportunistic investment strategies and is actively expanding its platform.
This senior-level role will oversee business plan execution, financial performance, leasing strategy, and capital initiatives across a portfolio of enclosed malls and office properties.
Opportunity Summary:
As an Asset Manager, you will be responsible for driving asset-level and portfolio-level performance. This role requires ownership of property business plans, oversight of financial results, leadership across cross-functional teams, and direct involvement in strategic decision-making.
You will work closely with executive leadership, leasing, development, property management, and capital markets teams to maximize value and execute investment strategies.
Responsibilities include:
- Lead asset-level business plan execution, ensuring alignment with investment objectives and return targets.
- Oversee annual budgeting, reforecasting, and long-term strategic planning processes.
- Conduct in-depth financial analysis, including cash flow modeling, valuation analysis, sensitivity scenarios, and hold/sell evaluations.
- Monitor property-level performance metrics including NOI growth, leasing velocity, tenant sales, and expense management.
- Develop and implement leasing strategies in collaboration with internal leasing teams; provide oversight on major lease negotiations and anchor repositioning efforts.

- Lead lender and equity partner reporting, including preparation of investor presentations, quarterly reports, and capital request packages.

- Support acquisition underwriting, due diligence, and transition planning for new investments.
- Mentor and oversee junior asset management or analyst staff as applicable.

Requirements
- Bachelor’s degree in Finance, Accounting, Real Estate, or related field; advanced degree (MBA) or relevant certifications (CFA, CPA) preferred.
- 7–12+ years of progressive asset management experience within commercial real estate.
- Demonstrated experience managing retail assets; enclosed mall experience strongly preferred.
- Strong financial acumen with advanced proficiency in financial modeling, valuation, and investment analysis.
- Experience overseeing capital improvement and redevelopment initiatives.
- Proven ability to lead cross-functional teams and manage third-party property managers.
- Strong understanding of lease structures, tenant credit analysis, and retail market dynamics.
