Position Overview

Key Responsibilities

- Vet and onboard new subcontractors while maintaining relationships with existing partners.
- Schedule and track projects to ensure on-time, on-budget completion.
- Order materials, dumpsters, and portable restrooms for job sites.
- Monitor budgets and job costs to ensure profitability.
- Review and resolve project issues early to prevent delays or cost overruns.
- Track production metrics and maintain accurate data in Zoho (our project management system).
- Collaborate with Sales, Customer Service, and other departments to maintain smooth project flow.
- Enforce safety and quality standards on all projects.
What Weโre Looking For
- 2+ years of construction or production management experience (roofing, siding, windows, or exterior remodeling strongly preferred).
- Strong understanding of residential construction and exterior systems.

- Donโt forget to document any resident referrals! These are an important part of our program and assist with resident retention. If a referral has taken place, ensure the needed paperwork has been completed.
- Take the initiative and make plans to attend outreach events such as community events and career fairs to interact with people about our incredible offerings. Be creative!
- Remember to stay up to date on your assigned e-learning to stay fresh and engaged in the business!
- Review your calendar each morning for appointments you have made, and make sure that you have names and details fresh in your mind for any set tours for the day.
- Walk available or targeted apartments to ensure they are rent-ready. Use your sparkle kits to give those units the extra polish they need to close your sales! If the units you walked need any work, promptly put in a service ticket and notify your supervisor of that unitโs status.
- Greet your scheduled (and unscheduled guests) with a smile, firm handshake, and your knowledge of the property; demonstrate all the features and benefits available to our new residents. They want to find their new home; be ready to change their world! We are loaded with differentiating qualities and programs!
- Direct your future residents to the leasing portal to complete an application.
- Welcome them into the family! Give them your card, and invite them to call with questions.
- Reach out to the future resident to keep your connection โwarmโ and to encourage the completion of the documentation process.
- Complete your Move-In Checklist. Ensure you, have all that is needed for your resident to arrive and pick up the keys to their new home!
- Before the new residentโs arrival, do a final walk through. If you spot a problem, promptly put in a service ticket to ensure the matter is resolved before the new resident arrives.
- If possible (may not be possible during high leasing/peak season), have your Move-In Inspection list ready to walk the unit one final time with the new resident. Have the keys ready for your new residents to make sure they work, and make sure they know where all the amenities are so they feel right at home.
- Upload your lease documents into CRM; using your Lease File Checklist as a guide for completion. You have earned it!
- You may be asked to work on a special project or initiative and we expect everyone to embrace these opportunities!
Education and Experience we seek:
- Degree preferred, with summer work experience in a sales and customer service OR minimum of 1 year of full time successful work experience in a sales and customer service role (preferably commissioned sales environment)
- Residential leasing experience highly preferred to maintain an annual leasing closing ratio of 30%

We are seeking a hands-on Call Center Manager to lead and support our Customer Service Representative (CSR) team across two office locations.

Position: Maintenance Technician
Reports to: Direct: Property Manager
Indirect: VP, Engineering; Facilities Supervisor
Location: The Blairs, Silver Spring, MD
Essential Duties and Responsibilities:
Provide the highest level of customer service to existing and potential residents, demonstrated through both attitude and a sense of urgency to respond to customersโ needs. As the maintenance technician onsite, assume proactive and proprietary interest in for maintaining the physical asset of the property under the direction of the Property Manager with technical support from the Blairs Facilities Supervisor, Chief Engineer, and VP of Engineering.
As the maintenance technician on site, responsibilities include, (but are not limited to):
- Ensure timely completion of maintenance service requests.
- Record all maintenance and/or repair performed in accordance with the guidelines established by management or policy/procedure.
- Responsible for the vigilant pursuit of improvements or repairs needed on a proactive basis (without a service request assigned).
- Responsible for the coordination and recordation of all maintenance/safety related inspections (i.e., smoke detectors, water treatment, temperatures, etc.).
- Responsible for communicating any issue of concern, whether technical or customer oriented, to supervisors to ensure consistency in resolution.
- Monitor/walk vacant apartments weekly, or more often if directed, and complete make-ready process of vacant apartments in a timely manner. Ensure system data is updated upon completion and communicate with Property Manager upon completion.
- Monitor and manage inventory levels to include building has adequate stock for daily operations, working within prescribed budget and cost limitations.
- Ensure the maintenance shop is organized and maintained for efficiency, as well as for compliance to safety standards.
- Schedule, assist and monitor all work being performed by outside contractors. Ensure completion to Towerโs standards and expectations per the approved work order scope given.
- Assist with the Preventative Maintenance Program as scheduled and directed. Coordinate special projects as directed by the Property Manager or the VP, Engineering.
- Monitor and maintain all building systems. Communicate any systems issues or problems to the Property Manager as well as the Chief Engineer at the Blairs. If escalated, report major issues to the VP, Engineering.
- Complete grounds work as directed by Property Manager which may include picking up trash, sweeping curb and dumpster areas and maintaining landscaping beds and other areas and performing work within the parking garage and surfaces.
- Complete snow or ice removal prior to business hours, (7am) and treat walks and public surfaces to ensure safety for our employees and residents.
- Responsible for alerting the Property Manager of any unusual occurrence and/or damage that have taken place or that may occur.
- Complete payroll time sheets weekly to record working hours.
- Maintain a professional, courteous manner with all residents, vendors, contractors, and fellow employees.
- Assure safety standards are used which comply with all company, local, City, State and Federal guidelines.
- Ensure compliance of all work related activities in a fair, ethical, and consistent manner.
- Follow established company policies and those outlined in the Employee Handbook.
- Maintain a high rating, or high positive score for all customer reviews.
- This job requires exerting 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly; You will often be exposed to elements, as there is some work required to be performed outside of the building. Required skills and attitudes:

General Summary of Position

Basic Qualifications:
โข Bachelor's degree in Computer Science or related discipline from an accredited college or university
or Four (4) years of additional software engineering experience may be substituted for a bachelor's degree.
โข Current DoD Top Secret SCI with Polygraph.
โข Minimum Fifteen (15) years of experience Software Engineer (SWE)

Work Schedules:
Lockheed Martin supports a variety of alternate work schedules that provide additional flexibility to our employees. Schedules range from standard 40 hours over a five day work week while others may be condensed. These condensed schedules provide employees with additional time away from the office and are in addition to our Paid Time off benefits.

Pay Rate:
The annual base salary range for this position in California, Massachusetts, and New York (excluding most major metropolitan areas), Colorado, Hawaii, Illinois, Maryland, Minnesota, New Jersey, Vermont, Washington or Washington DC is $150,800 - $265,880. For states not referenced above, the salary range for this position will reflect the candidate's final work location. Please note that the salary information is a general guideline only. Lockheed Martin considers factors such as (but not limited to) scope and responsibilities of the position, candidate's work experience, education/ training, key skills as well as market and business considerations when extending an offer.

General Summary of Position
Oversees the operation of the Boilers and Chiller Plant and associated equipment ensuring the efficient operation during assigned shift. May be required to lead or assist with regular maintenance or emergency repairs to the boilers chillers and/or related equipment.
Primary Duties and Responsibilities
- Oversees/monitors the operation of the Chiller Plant during assigned shift. Ensures the systems are operating at best possible performance levels.
- Performs regular maintenance/repairs to the Chiller Plant such as appropriate during shift reporting larger/ more complicated needs to the Forman or Power Plant Engineer I for action by the maintenance crew.
- Assists the maintenance/repair crew with scheduled and emergency repairs to the boilers generators chillers and related Facilities Management equipment.
- Ensures that assigned areas are operating within all applicable Hospital federal and local governing codes standards and regulations including but not limited to: OSHA NFPA The Joint Commission and Fire and Life Safety practices.
- Learns and remains current with the latest applicable federal and local governing codes standards and regulations regarding fire safety plumbing electrical and plant operations including but not limited to: OSHA NFPA The Joint Commission ASHRAE ANSI DCRA D.C. Fire & Safety Codes and the Hospital's Fire and Life Safety practices.
Minimal Qualifications
Education
- High School Diploma or GED required or
- Trade/vocational school graduate or equivalent with courses in chemistry physics and/or mathematics and such training as to be able to read: layout diagrams blueprints mechanical drawings work sketches etc. preferred
Experience
- completion of an approved apprentice training program required
Licenses and Certifications
- Must have a current D.C. Third Class Operating License required and
- current CFC License. required
