We are seeking a full-time HUD Recertification Specialist to oversee all aspects of housing compliance and manage matters related to LIHTC, HUD, and Section 8 programs at a 465-unit residential apartment community located in Washington, DC (Brookland Manor).
This position is ideal for a detail-oriented professional with a strong background in affordable housing compliance.
Responsibilities include: Manage housing compliance programs, including LIHTC, HUD, and Section 8.
Conduct audits, ensure adherence to HUD functions, and oversee EIV requirements.
Perform accurate income calculations and rent determinations.
Coordinate with property management team to maintain compliance standards.
Required Skills/ Experience: Minimum of 3 years of experience as a Recertification Specialist or Compliance Specialist in multi-family Project Based Section 8 housing.
Exceptional interpersonal skills and the ability to multitask in a professional environment.
In-depth knowledge of HUD 4350.3 Handbook, IRS Section 42 compliance, and multifamily property management concepts.
Experience with MOR audits and general HUD compliance.
Excellent written and verbal communication skills.
Strong attention to detail, organizational abilities, and self-motivation.
Advanced math skills for accurate income and rent calculations.
Proficiency with Windows-based software and computer literacy.
General accounting and budgeting experience.
Certified Occupancy Specialist (COS) or Certified Professional of Occupancy (CPO) certification preferred Reliable transportation.

This role is primarily responsible for in-house drywall repair, painting, and surface preparation, while also assisting with general maintenance duties as needed.
Responsibilities: • Perform drywall repairs including patching, taping, mudding, sanding, and finishing walls and ceilings • Complete interior and exterior painting for apartment turns, common areas, and amenity spaces • Prepare surfaces for painting including sanding, scraping, caulking, priming, and light plaster repair • Match paint colors and textures to maintain consistent property standards • Assist with apartment turn processes to ensure units are move-in ready • Maintain clean and organized work areas and storage spaces • Support preventative maintenance and general maintenance tasks as needed • Assist with light carpentry and minor repairs when required • Follow safety protocols and ensure compliance with company and OSHA standards Requirements: • Proven experience in drywall repair and residential painting • Strong attention to detail and ability to produce high-quality finishes • Ability to work independently and manage time effectively • Knowledge of basic maintenance skills (plumbing, electrical, carpentry preferred) • Ability to lift and/or move up to 50 pounds • Ability to climb ladders and work in varying positions • Good written and verbal communication skills • Professional appearance and customer-service mindset At Donaldson, we know our most important asset is our team members.
