What You’ll Create
Revenue-Driving Creative
- Amazon listing images, A+ content, DTC creative
- Premium packaging and label design
- Infographics that outperform category competitors
- Continuous optimization based on performance data
Video That Converts
- Concept, shoot, and edit product demos and ads
- Translate technical product features into compelling customer stories
- Create paid and organic social content that performs
End-to-End Execution
- Concept → design → proof → production
- Vendor coordination and production-ready files
- On-time delivery without sacrificing excellence
Minimum Qualifications (Non-Negotiable)
- 5+ years professional graphic design experience
- Consumer Packaged Goods (CPG) experience required
- Physical product packaging experience required
- Experience filming and editing video required
- Strong understanding of conversion-driven design
- Proficiency in Adobe Creative Suite
- Experience in competitive eCommerce (Amazon preferred)

Position Summary
ARK Homes For Rent is a growing Build-to-Rent company seeking an energetic and results-driven Community Manager to lead the lease-up of our new 143-home community in Spring Hill, FL. This is a hands-on leadership role where you will lead the leasing charge from the front while coaching and developing your leasing team. You will be responsible for achieving occupancy goals during the critical lease-up phase while managing all aspects of property operations, resident relations, and financial performance.
The ideal candidate combines operational expertise with genuine people skills, bringing a calm and strategic approach to problem-solving while maintaining a positive environment for both residents and team members. We are looking for someone who takes initiative, brings new ideas to optimize company strategy, and thrives in a fast-paced, growth-oriented environment. You will work in close partnership with regional leadership while making a meaningful impact on your community.
Key Responsibilities
Lease-Up Execution & Sales Leadership
- Lead the leasing charge from the front, conducting property tours, responding to inquiries, and converting leads into signed leases alongside your leasing team.
- Execute strategic leasing plans to achieve rapid occupancy during the critical lease-up phase.
- Coach and develop your leasing team, setting clear expectations and providing regular feedback to drive performance.
- Maintain high closing ratios and meet and exceed monthly move-in targets for the community.
- Analyze why prospects choose us (or don't) and use those insights to refine your team's approach.
- Develop partnerships with local employers, businesses, and high-traffic venues to create a steady pipeline of qualified leads.
Operations & Property Management
- Oversee all aspects of leasing operations, including preleasing, home delivery, vacant inventory management, rent specials, and lease renewals.
- Monitor your maintenance team's operations, coordinating warranty and non-warranty work to ensure timely completion and resident satisfaction.
- Manage unit turns efficiently, minimizing vacancy time while maintaining quality standards.
- Communicate with vendors regarding services and repairs, ensuring all work is completed to satisfaction and within budget.
- Address property-related issues including resident access to amenities, gate codes, violations, and complaints.
Financial Performance
- Manage budget and P&L responsibilities, analyzing financial reports to make data-driven decisions.
- Track and manage collections and delinquency issues, maintaining healthy accounts receivable.
- Oversee property-level Accounts Payable, ensuring accuracy of invoices and expenses.
- Implement revenue optimization strategies, including rent pricing and expense control measures.
- Consistently meet and exceed NOI and occupancy targets.
Resident Relations & Customer Experience
- Serve as the primary contact for resident relations, addressing inquiries, concerns, and service requests in a timely and professional manner.
- Create a positive living experience that drives resident retention and referrals.
- Build community culture and resident engagement through events and ongoing communication.
- Resolve resident disputes and conflicts with professionalism and empathy.

- Knowledge of fair housing regulations and compliance requirements.
Qualifications
- Minimum of 5 years of experience in Build-to-Rent or multifamily property management.
- Lease-up experience with Build-to-Rent, student housing, or market rate communities preferred.
- Proven track record of managing, training, and supervising staff with the ability to motivate and lead others to achieve company goals.
- Real Estate License (or willingness to obtain within 90 days).
- Valid driver's license and reliable transportation.
- Ability to work flexible hours including weekends as needed.

Brand: Spirit Halloween ?The District Sales Manager is a seasonal position, which starts in July and typically ends in November.
The District Sales Manager is responsible for all aspects of the store operation (average 3 stores) including, sales, payroll recruiting, training, employee relations, expense control, shrink and all related functions.
Duties also include the construction and opening, operating and closing/tear down of the assigned Spirit stores.
Applicants must be at least 21, have a flexible schedule and have 2 to 5 years experience in a multi-store supervisory position.
The physical demands of the job require in excess of 8 hours of standing, walking, climbing ladders, setting up fixtures, lifting and moving up to 50 pounds.
