Senior Superintendent Role

The Senior Superintendent will directly supervise and coordinate construction activities of the datacenters that are being constructed and report directly to Applied Digital’s Campus Project Director. The Senior Superintendent will play a critical role in ensuring the project's success by monitoring and facilitating collaboration among Applied Digital, contractors, subcontractors, 3rd party vendors/contractors, and regulatory bodies. This position requires a unique blend of technical expertise, communication skills, and project management acumen.


Projects include but are not limited to:

  • Development of ground-up data center buildings
  • Redevelopment or upgrade of existing properties to state-of-the-art data centers
  • Expansion of data centers and critical infrastructure within existing facilities or on existing property
  • Large customer fit-outs and retrofits to accommodate customers occupancy and deployment needs


Duties:


Scope Specific

  • Depend on qualifications, this role is available to Mechanical and Electrical scope expertise. The roles of Senior Electrical Superintendent of Senior Electrical Superintendent are available to the right applicants
  • Duties as outline below would apply with an emphasis on the specific scope

EH&S Job Site Specific (Primary and Supporting Role):

Β· Collaborate with client on site EH&S to establish and sustain site health, safety, and security controls in accordance with corporate objectives


Procurement (Primary Responsibility):

Β· Ensure the GC is properly managing site logistics for client owner furnished equipment. Know and understand the full OFCI process and what gear is coming and when.

Β· Work with Project Manager to receive approved submittal for all owner-furnished equipment. Ensure that the general contractor has a process for managing OFCI documentation and is receiving the appropriate documents.

Β· Inspect and check-in all Applied Digital-furnished equipment and materials that arrive to the jobsite.


Construction Management, Administration & Management (Primary Responsibility):

Β· Be on site on behalf of client Monday – Friday 7A – 5P, exact times and days may fluctuate, to monitor construction activities. Weekday evenings and weekends may be needed pending project schedule. Respond on an as-needed basis to emergencies.

Β· Make client aware of neighbor or other local jurisdiction complaints or issues.

Β· Participate in GC-led weekly meetings which may include, but is not limited to: OAC, subcontractor coordination, pull planning, design, BIM/VDC meetings, RFI/Submittal, etc.

Β· Provide onsite technical Construction SME support, ROJ dates, visual inspection and/or observation for construction quality control of OFCI and CFCI equipment and Supply chain management

Β· Management of team members, key stakeholders, neighboring properties, contractors, utility providers and inspection agencies

Β· Address any disputes or conflicts that may arise during the project, working collaboratively with all parties to find mutually acceptable solutions. Escalating to Project Manager team when appropriate.

Β· Know and understand key schedule milestones.

Β· Actively track contractor activities in alignment with schedule. Will be responsible for communicating schedule impacts, delays, and issues.

Β· Prepare succinct and clear reports on project progress on a monthly/weekly basis or as needed including plan, actual, variance, risk, and mitigation measures.


Quality Control(Primary Responsibility):

Β· Manage onsite job photography.

Β· Take time to understand the GC’s Quality Control plan. Work with the Project Manger to ensure the plan adheres to client provided specifications.

Β· Manage the on-site QA/QC inspection process to drive closure of punch-list items and an expeditious turnover to Operations.

Β· Develop/monitor quality program metrics to evaluate the project’s performance. Analyze metrics to understand the root cause of any problematic trends and then work with the applicable parties to correct those items.

Β· Ensure contractors are adhering to site cleanliness plans and following industry best practices for Data Center construction i.e. – (no dust producing activities in critical spaces, etc)

Β· Review/Management of owner provided specialty testing and inspections contractors


Site Security (Primary Responsibility):

Β· Ensure the GC manages the site to the agreed upon site specific security plan.

Billing and Invoice Processing & Change Management (Primary Responsibility):

Β· Assist in pay monitoring and control to ensure that the project remains within budgetary constraints. Review with the Applied Digital Project Manager change orders and pay applications from the contractor and vendors.


Commissioning & Training (Supporting Role):

Β· Assist as required with Engineering team and CxA for startup and Commissioning.


Closeout & Turn-over (Primary Responsibility):

Β· Coordinate with Project Manager and client Engineering/Turn over team to collect and review of Turnover Package for completeness and accuracy to support transition of completed projects to Operations.


Other:

Β· Promote and demonstrate the behaviors consistent with a client Construction Manager in being: Proactive (we encourage hustle fouls), leader in the room (set the example), be an energy supplier (leave people better than how you found them)

Duties and Responsibilities

As an Air Interdiction Agent (AIA) you will perform aviation-based law enforcement operations for the detection, prevention, interdiction, and apprehension of terrorists, terrorist weapons, and other contraband and persons from illegally entering or attacking the United States. Typical duties include:

  • Conducting air patrol, surveillance, and pursuit activities related to the interdiction of smuggled contraband via land vehicles, aircraft, or vessels.
  • Monitoring behavior patterns and activities of suspect persons, vehicles, or vessels believed to be engaged in illegal activities.
  • Collecting, refining, and analyzing strategic and tactical intelligence.
  • Supporting search and rescue and humanitarian efforts.

Salary and Benefits

Begin your career as an Air Interdiction Agent (AIA) and make up to $85,270 to - $110,846 per year based on your qualifications for the GS-11 grade level and possible extra compensation based on your duty location (see below).

Recruitment Incentive:New hires may be eligible to receive a one-time Recruitment Incentive payout of $10,000 after completing Federal Law Enforcement Training Academy (FLETC) (1 year service agreement will need to be completed) (Recruitment Incentive is only available to new Federal employees as described in 5 CFR 575.102. Qualifications

Experience:You qualify for the GS-11 grade level if you possess one (1) year of specialized professional aviation experience performing duties such as:

  • Flying as a Pilot-in-Command or sole manipulator in an airplane and helicopter in all environments of flight, including night, poor weather, unfavorable terrain, low altitudes, or speed.
  • Evaluating information rapidly and making judicious decisions promptly during in-flight operations.
  • Developing strategies and coordinating aircraft and ground assets.
  • Using information systems and databases to conduct information surveys, queries, update files and disseminate information.
  • Experience may include Operation of an aircraft as Captain, Pilot in Command, Aircraft Commander, First Officer, Certified Flight Instructor, Second in Command, or Co-pilot.

Hiring Minimums:

Certification & Ratings: A current FAA Commercial or ATP Pilot Certification with one of the following ratings:

  • Dual Rated: Airplane (Single-engine land or multi-engine land) with instrument rating AND Rotorcraft Helicopter with instrument rating.
  • Airplane Rated: Airplane (Single-engine land or multi-engine land) with instrument.
  • Helicopter Rated: Rotorcraft Helicopter with instrument rating.
  • Equivalent military rating of the above at the time of application (eligibility based on military flight experience must provide official orders, forms or logbooks showing their status as a rated military pilot).

Flight Hours: Pilot Enter on Duty minimums are 1500 flight hours; (up to 500 hours can be waived, reducing the pilot enter on duty minimums to 1000 hours.

250 Pilot-in-Command hours; 75 Instrument hours; 75 Night hours (Flight Hour Waiver available, see Required Documents); and 100 Flight hours in the last 12 months This qualification requirement is currently being waived by OPM through August 5, 2025.

FAA Class 2 medical required for assessment dated within the last 12 calendar months; FAA Class 1, FAA Class 2 or Military medical flight clearance dated within the last 12 months qualifies to start the pre-employment process for the AIA position.

Apply at 750 hours total time: Applicants applying at 750 flight hours are required to obtain at least 1,000 flight hours (depending on the number of hours approved for a waiver) at their own expense before being able to attend the 3-part flight assessment. Applicants must still meet 250 Pilot-in-Command, 75 instrument, and 75-night hours (100 flight hours in the last 12 months. This qualification requirement is currently being waived by OPM through August 4, 2026)

UAS Flight Hours:Applicants may include UAS Predator A (MQ-1), Predator B (MQ-9) flight hours and Predator A (MQ-1), Predator B (MQ-9) or predator-based flight hours. These hours may be credited towards satisfying the ""Total flight time"" 1,500 flight hour requirement only. UAS hours do not count towards the 250 flight hours as a Pilot in Command, 75 flight hours Instrument, and 75 flight hours Night. Flight hour logbooks will be required at the time of your Flight Assessment for verification.

Role Summary

The Project Engineer (PE) supports the day-to-day execution of mission-critical data center construction by driving documentation, coordination, procurement tracking, and field communication. This role is central to keeping the project moving: managing submittals and RFIs, supporting schedule and cost controls, coordinating owner-furnished equipment (OFCI), and helping push quality, commissioning readiness, and turnover.

The PE works closely with the Project Manager, Superintendent(s), subcontractors, vendors, design partners, commissioning agents, and the client team to ensure work is coordinated, decisions are documented, and the field has what it needs to build safely and correctly.

Typical Project Types

Projects may include:

  • Ground-up hyperscale and enterprise data center builds
  • Retrofits and upgrades to live/operating facilities (brownfield)
  • Expansions of existing data centers and critical infrastructure
  • Large tenant improvements, fit-outs, and deployment-driven retrofits

Key Responsibilities

Submittals, RFIs, and Document Control (Primary)

  • Lead the submittal and RFI process end-to-end: logging, tracking, routing, follow-up, and closure.
  • Ensure submittals align with specs, drawings, basis of design, and approved alternates.
  • Maintain clean, current project records: meeting minutes, logs, sketches, bulletins, and correspondence.
  • Support drawing management: distribute current plans, manage revisions, and help prevent β€œbuilding off old sheets.”

Procurement & Owner-Furnished Equipment (OFCI) (Primary)

  • Track procurement status for long-lead equipment (electrical/mechanical/controls) and communicate risks early.
  • Understand and help manage the full OFCI process: what’s coming, when, where it goes, and what’s needed to receive/install it.
  • Coordinate with PM/superintendent on receiving, documentation, check-in, and storage requirements for owner-furnished materials.
  • Support vendor coordination (delivery windows, offload plans, laydown logistics, access requirements).

Field Coordination & Schedule Support (Primary)

  • Support weekly coordination cycles: subcontractor coordination, pull planning, BIM/VDC, OAC, and RFI/submittal reviews.
  • Help keep commitments visible and enforced (who owes what, by when).
  • Understand key schedule milestones and help identify schedule impacts from procurement, design, or field constraints.
  • Partner with the field team to remove blockers fast and keep work moving.

Quality Support (Primary)

  • Support the site QA/QC process: inspections, documentation, deficiency tracking, and closure.
  • Assist with jobsite photo documentation and organization.
  • Help drive clean build practices consistent with data center standards (critical spaces, dust control, protection of installed work).
  • Coordinate specialty testing/inspections documentation and ensure results are captured and filed properly.

Cost, Change Management & Billing Support (Supporting)

  • Support change management: pricing requests, documentation, scope narratives, and backup for change events.
  • Assist PM with pay application tracking, vendor invoices, and reconciliation support as needed.
  • Help maintain clean cost backup and scope clarity to support decision-making.

Commissioning Readiness & Turnover (Primary/Supporting)

  • Support commissioning readiness by tracking prerequisites, documentation, and installation closeout.
  • Coordinate with PM/field/cx team on turnover requirements (O&M manuals, as-builts, training, test results, spare parts, warranties).
  • Help build and audit turnover packages for completeness and accuracy to support transition to Operations.

Safety & Site Standards (Supporting)

  • Support the project safety program by reinforcing expectations, reporting hazards, and promoting safe planning and execution.
  • Collaborate with site EH&S as needed to sustain jobsite health, safety, and security controls.

Other

Position Overview:


The Director of Site Operations will lead the overall operations of one or more Applied Digital Data Center campuses, ensuring the safe, reliable, and efficient performance of all mechanical and electrical systems, building infrastructure, and data module operations. This position oversees a team of Critical Facility Engineers (CFEs) and/or Manager-level personnel in a 24/7 mission-critical environment.


The role requires close collaboration with Reliability Engineering, Design Engineering, Construction, and other internal teams to maintain uptime, optimize facility performance, and deliver superior service to our customers. While this position is not a β€œChief Engineer” role, a strong understanding of electrical and mechanical building systems is essential to effectively direct maintenance and operations.


Key Responsibilities:

Project Manager – Campus Construction Role:

As a member of the company’s Design & Construction team, the Project Manager for Offsite & Infrastructure is responsible for planning, coordinating, and executing all non-building-specific scope associated with campus development. Duties:


Entitlements & Property Development (Primary or Supporting Role):

  • Assist Real Estate Acquisitions, or other APLD stakeholder responsible for managing the site development process with site exploration and diligence as required by AHJ processes, and in order to assist the Design Manager and Design Team with information crucial to informing the design


Preconstruction/Predevelopment (Primary and Supporting Role):

  • Assist Design Manager, Campus Project Director, and other project stakeholders in the development of the master project development budget.
  • Assist Design Manager, Campus Project Director, and other project stakeholders in the development of the master project development schedule.
  • Assist Design Manager, Campus Project Director, Procurement and other project stakeholders in the development and issuance of Requests for Proposals for the General Contractor services required on the project.
  • Assist in the leveling of project proposal and associated summaries.
  • Assist in, and provide consideration for, the selection of the General Contractor on the project.
  • Manage the development of the master construction project budget, incorporating needed revisions and updates at milestones determined by the Campus Project Director and other project stakeholders.
  • Ensure the GC is utilizing the APLD project criteria for project budget and bidding breakouts.
  • Manage integration of General Contractor’s preconstruction effort. Assist to align design efforts with construction budget expectations and critical path construction schedule.
  • Proactively consult with and assist the General Contractor in vendor and subcontractor partnerships to evaluate lead times of CFCI (important to get in schedule documents) and staff/labor availability in preparation for bidding


Procurement & Contracting (Primary Responsibility):

  • Work with Design team and Procurement team to review RFP’s for contractors, vendors, and equipment, clearly defining scope, breakout of pricing, requested alternates, and other pertinent information needed to properly evaluate a proposal before contracting
  • Provide ROJ dates for each group of equipment
  • Provide information on how equipment is desired to be grouped in shipping. Provide recommendation for off-site storage as-needed.
  • Enter requisition into Netsuite on areas of responsibility (GC, 3rd party, etc)
  • Work with Procurement and Legal to understand contract and exhibits for contractors and related vendors.
  • Finalize project scope, schedule and budget and coordinate with Finance for cash management
  • Receive approved submittal for all owner-furnished equipment. Ensure that the general contractor has a process for managing OFCI documentation and is receiving the appropriate documents.


Construction Management, Administration & Document Control (Primary Responsibility):

  • Manage all aspects of the project to ensure that set expectations regarding scope, schedule, budget, safety and quality are attained
  • Produce weekly – project reporting that summarizes project risks, schedule milestones and variances, analyzes budget status, etc.
  • Lead project kick-off meetings and vendor coordination meetings as needed. Connect general contractor(s) to any Applied Digital-furnished vendors.
  • Lead all Data Center Readiness internal meetings and manage to Data Center readiness. Accountable for Applied Digital internal workgroups to achieve necessary completion dates that align with project schedule.
  • Ensure that all vendor partners are following contract terms and conditions
  • Monitor the RFI process and mitigate scope creep, schedule impacts, and changes
  • Monitor BIM Coordination process and mitigate scope creep, schedule impacts, and changes
  • Track the delivery, inspection and installation of all Owner Furnished Equipment
  • Facilitate coordination between designers, installing contractors, Owner Furnished Equipment vendors and Owner Furnished Services vendors
  • Ensure adherence to project Quality requirements by management of GC’s efforts and supporting project team members
  • Review and validate project safety plans and measures
  • Review and validate site logistics plans. Ensure alignment with operations, site master planning, and Applied Digital goals.


Billing and Invoice Processing & Change Management (Primary Responsibility):

  • Ensure timely submission of vendor invoices to Accounts Payable
  • Review and approve invoices in a timely manner to ensure that payment terms can be met
  • Work to ensure that invoices are compliant with AP requirements and that the appropriate level of detail is provided
  • Ensure accuracy of invoices prior to approval for payment
  • Work with Finance as needed to report any potential deviations from the cash flow plan.
  • Review all change order requests and ensure compliance with contract requirements. Ensure current invoices exclude change orders that are not fully approved or formally processed.
  • Provide clear direction to all vendors related to change requests
  • Vet all requests for additional scope that originate from other APLD stakeholders
  • Review and respond to third party audit feedback on general contractor pay applications. Audit shall be performed quarterly and may require the general contractor to submit corrections.


Closeout & Turn-over (Primary Responsibility):

  • Facilitate the collection, audit, and delivery of As-built Documents, Operation and Maintenance Manuals, Warranties, and other closeout documents to Data Center Operations team from the General Contractor. Save for record in Construction folders.
  • Facilitate the transfer of keys, spare parts and extra materials and ensure they are documented, verified, and transmitted to the Operations teamFacilitate early project on-boarding and integration strategy with Operations team.
  • Ensure vendors submit final invoices in a timely manner to facilitate total project financial closeout and final cost reconciliation
  • Work with Accounting and Procurement to close contracts, PO’s, and requisitions and close all accounting codes
  • Conduct a final Data Center Readiness meeting with all key internal stakeholders to ensure that the facility can be operated and support customers
  • Review systems training needs with APLD Operations and ensure that training requirements have been purchased and scheduled appropriately


Knowledge, Skills & Abilities:

  • Knowledgeable of the Entitlements and Zoning processes
  • Knowledgeable of the Permitting and Inspections processes
  • Proficient at reading and understanding design drawings and specifications
  • Understand CPM scheduling methodology
  • Knowledgeable of the design process and designers construction administration process
  • Knowledgeable in design characteristics, installation, and operation of all major infrastructure systems involved in both data center and base building operations
  • Knowledge of large and complex mechanical and electrical systems
  • Experienced in writing Requests for Proposals, reviewing and evaluating vendor proposals and drafting and executing contract documents
  • Exceptional communication and problem-solving skills
  • Knowledge of and familiarity with standard commercial design and construction contracts
  • Knowledge of equipment purchasing agreements
  • Experienced in cost estimating and budget building in the CSI Master Format
  • Proficiency with AutoCAD, Bluebeam, Microsoft Project, Excel, Word, PowerPoint
  • The ability to work and communicate with a variety of personalities and cross functional groups

Education/Experience:

  • Degree in Construction Management, Engineering or Architecture is preferred
  • Minimum of (10) Ten years of commercial construction project management experience
  • Experience leading and managing design teams is required
  • Project management experience on data center projects is preferred
  • Experience with budget analysis & cost tracking, scheduling, progress reporting, change order management, and procurement of vendor services is required
  • Experience with cash flow analysis is preferred

Position Summary:

This role will play a key part in supporting initiatives such as supporting commissioning of new buildings, team training, and operations team support. The Controls Subject Matter Expert (SME) will need to have technical expertise in controls systems, hardware diagnostics, and cross-functional collaboration to ensure operational excellence and system integrity.


Key Responsibilities

  • Diagnose and resolve complex issues in electronic and digital controls systems.
  • Maintain and repair control system hardware, including controllers, sensors, relays, actuators, and integrated mechanical/electrical components.
  • Analyze equipment performance data to identify efficiency opportunities and implement system optimization strategies.
  • Review operating equipment data for efficiency improvements while making adjustments accordingly.
  • Collaborate with cross-functional teams and manage controls vendors to support site operations, component upgrades, and configurations.
  • Communicate any controls issues or process improvements with site management.


Basic Qualifications

  • Bachelor’s degree in engineering, Computer Science, or a related field, or equivalent experience
  • 5+ years of hands-on experience in control system programming and commissioning.
