Job Description Summary:
The Regional Engineer provides leadership, direction, and oversight for the physical condition, appearance, and operational efficiency of assigned properties. This role ensures a safe and attractive living environment, exceptional quality and service, sustained resident satisfaction, and associate engagement while maintaining high Net Operating Income (NOI) percentages. The Regional Engineer supervises maintenance associates, manages capital and REAC project budgets, develops strategic plans for REAC scores averaging above 90, reviews work orders for trends and errors, resolves complex maintenance and resident issues, oversees reconstruction post-major events, and coordinates compliance with regulatory requirements, serving as a critical resource for on-site teams, management, and external stakeholders.
Works with onsite team to ensure timely, accurate, and high-quality completion of resident service requests. Review service requests for trends and errors.
Works with Maintenance Supervisors to effectively manage all maintenance associates; ensures they are fully trained and that all job responsibilities are completed in a timely and efficient manner.
Perform repairs without contractors.
Works with onsite teams to oversee apartment turnovers, to include repairs, renovates, paints, and cleans vacant apartments.
Works with onsite teams to ensure that all areas are kept safe, tidy, and free of trash, debris, and animal waste, including the cleanliness of the dumpster areas, as well as the necessary preparation of dumpsters for trash pick-up.
Complies with Enterprise Residential’s policies and procedures and external regulatory requirements; ensures solid understanding of Enterprise Residential’s operational and human resources policies and procedures.
Resolves complex maintenance issues and mediate during disasters including sensitive communications with residents.
Work with site team to develop, budget, and schedule for completion of Preventive Maintenance Program as stated in the P& P for their portfolio.
Oversees specific Capital improvements and Maintenance repairs on all communities within their portfolio, to include capital upgrades, asset preservation, and property loss and insurance claims.
Develop strategic plans for REAC inspections and manage CAPEX budgets.
Oversee reconstruction post-major events, ensuring residents return within 30 days (when applicable).
Work with Director of Engineering to negotiate short-term annual contracts to maintain the property including but not limited to Landscape, Snow Removal, Elevators, Swimming Pools, and Mechanical Systems (chillers, boilers, etc.).
Work with Director of Engineering to develop, budget, and implement a 5-year Capital Asset Preservation plan for all communities within the assigned portfolio.
Work with L&D to provide training and mentorship for maintenance team members, both current and new hires.
Responds timely, appropriately, and courteously to emergencies.
Participates in and attends all required in-service training sessions.
Supports all communities as assigned by management.
Coordinate preparation of properties for government mandated inspections (ex. REAC, DHCD), to ensure compliance and provide Yardi application training.
Coordinate coverage for open maintenance positions within assigned portfolio.
Other duties as assigned.
Supervisory Responsibilities:
The Regional Engineer supervises between 40 and 50 maintenance associates over 20 to 25 properties within their portfolio(s), directing REAC preparation teams (approximately 30-40 hours weekly) during inspection periods. In the absence of a Maintenance Supervisor, the Regional Engineer will manage the maintenance department in collaboration with the Property Manager and Regional Property Manager, which may include: Area Maintenance Supervisor (s), Senior Maintenance Technician(s), Maintenance Technician(s), Maintenance Apprentice(s), and/or Porter(s). Carries out supervisory responsibilities in accordance with Enterprise Residential policies and applicable laws. Responsibilities include interviewing, hiring, and training associates; planning, assigning, and directing work; appraising performance; rewarding and disciplining associates; addressing complaints and resolving problems.
ESSENTIAL SKILLS, EXPERIENCE AND TALENTS:
Minimum ten years apartment maintenance or related building trade experience; prior five years supervisory experience.
Minimum two years’ experience of contract oversight and proposal review
High School Diploma or G.E.D.
Extensive knowledge in areas such as carpentry, plumbing, electrical, HVAC, equipment repair, and painting.
EPA Section 608 Technician Certification- Type II or Universal Certification
Ability to demonstrate proficiency in the use of hand and power tools.
Ability to lead, direct, and motivate others to innovate and excel.
Ability to work in a fast-paced environment demonstrating strong organizational and follow up skills along with an ability to manage multiple priorities.
Strong verbal and written communication skills with the ability to interact, in English, with a diverse group of associates, residents and external agencies.

Job Description Summary:
The Floating REAC/Maintenance Associate supports inspection readiness efforts and physical condition of properties for over 100 Enterprise-managed communities in Maryland, Virginia, Washington DC, and Pennsylvania. The Floating REAC/Maintenance Associate plays a key role in ensuring Enterprise Residential communities are maintained to the highest standards of quality and compliance.
With a primary focus on pre-REAC, REAC, and NSPIRE property preparation, this position assists with pre-inspection assessments, corrective repairs, and ongoing maintenance activities to help properties achieve strong inspection outcomes and meet HUD and company standards.
This role assists the REAC and Inspections, Sr. Associate and Regional Engineers in ensuring compliance with HUD, NSPIRE, and company standards. The Associate performs pre-inspections, hands-on maintenance repairs, and unit turns, and provides floating maintenance support across the portfolio as needed.
The position requires frequent travel and flexibility to work at multiple properties to help address staffing gaps, reduce work order backlogs, and maintain high-quality resident service and property appearance across the Enterprise Residential portfolio.
Inspection Support
Conduct pre-REAC inspections and assist with documentation under NSPIRE standards.
Support the REAC and Inspections, Sr. Associate in identifying and addressing physical deficiencies prior to HUD or agency inspections.
Perform follow-up repair verification and ensure corrective actions meet quality and compliance standards.
Maintain familiarity with NSPIRE and REAC inspection criteria to assist in staff education and property readiness.
Assist in preparing inspection reports, summaries, and photo documentation for review by the REAC and Inspections, Sr. Associate or Regional Engineer.
Maintenance Operations
Provide hands-on maintenance support and coverage at assigned properties, including preventive maintenance, unit turns, routine service requests, and emergency repairs.
Serve as acting Maintenance Supervisor when assigned, assisting site maintenance staff to ensure timely, high-quality completion of work.
Assist site teams with capital repairs or special projects as directed by the REAC and Inspections, Sr. Associate or Regional Engineer.
Support implementation of preventive maintenance schedules, ensuring work is performed efficiently, safely, and maintain accurate records.
Ensure all tools and equipment are in good working order and use appropriate PPE at all times.
Ensure work areas are safe, clean, and compliant with OSHA and Enterprise safety standards.
Portfolio & Floating Support
Travel to properties across the portfolio to provide maintenance coverage during vacancies, absences, or high workload periods.
Collaborate with property managers, maintenance supervisors, and Regional Engineers to prioritize and complete assigned tasks.
Provide short-term, task-based support to properties in coordination with the REAC and Inspections, Sr. Associate, Regional Engineers, and Director of Engineering.
Communicate clearly and professionally with site teams and residents when performing work.
Participate in team meetings, inspections, and training sessions as assigned.
Collaboration & Reporting
Work collaboratively with the REAC and Inspections, Sr. Associate to coordinate inspection readiness efforts.
Support Regional Engineers in performing property assessments, documenting repair needs, and implementing maintenance standards.
Assist with property staff training on REAC/NSPIRE inspection preparation and maintenance best practices.
Accurately complete and submit reports, timesheets, and documentation of work performed.
Maintain accurate records of inspections, maintenance work, and material usage.
Participate in team meetings, inspection debriefs, and training sessions as assigned.
Adhere to company policies and safety standards at all times.
Qualifications
High school diploma or equivalent required.
Minimum of three years of experience in multifamily housing maintenance, construction, or facilities operations preferred.
EPA Section 608 Technician Certification- Type II or Universal Certification
Prior exposure to HUD REAC/NSPIRE inspection standards required.
Demonstrated ability to perform general maintenance in areas such as plumbing, electrical, HVAC, carpentry, drywall and painting, and building systems.
Proficiency with hand and power tools. Must provide a basic tool set.
Working knowledge of Microsoft Word, Excel, Outlook, and property management software such as Yardi Voyager preferred.
Strong attention to detail and time management skills with the ability to multitask across multiple communities.

In accordance with applicable state and local pay transparency laws, Doka USA Ltd. is committed to providing a clear and equitable compensation structure. The base salary range for this position is $150,000 - $200,000 annually, which is based on a variety of factors, including but not limited to, the candidate’s experience, qualifications, skills, and geographic location.

Job Overview
The Estimator plays a key role in supporting the Furbish Install Department by preparing competitive, accurate bids that help secure new work and drive business growth. This position is responsible for reviewing plans and specifications, performing quantity take‑offs, developing pricing, and producing complete proposals. The Estimator collaborates with internal teams and clients to understand project needs, strengthen relationships, and contribute to winning profitable construction projects.
Essential Functions and Duties
- Own and manage the complete estimating process, including evaluating and qualifying leads, reviewing plans and specifications, and determining project scope and feasibility.
- Produce accurate and detailed take‑offs and cost estimates, using digital tools to develop material and labor quantities that meet internal benchmarks and client requirements.
- Prepare, format, and submit complete bid proposals, ensuring accuracy, clarity, and timely delivery of all pricing and supporting documentation.
- Maintain and manage all estimating and sales documentation, including bid boards, lead databases, project files, and proposal records, ensuring data integrity throughout the pipeline.
- Collaborate with internal stakeholders, including the General Manager, project managers, and installation teams, to validate assumptions, refine pricing, and ensure alignment on scope.

Minimum Qualifications

- Proven ability to perform independent quantity take‑offs, cost analysis, and full proposal preparation with a high degree of accuracy.

The Clinical Research Coordinator provides comprehensive support services to fulfill the operational objectives of the National Institute on Aging. The primary responsibilities involve coordination and oversight of all activities related to medical records, support of clinical operations, participant scheduling, and research data management for the HANDLS study.

Key Duties and Responsibilities:
- Monitor the electronic medical record system to ensure completeness of data collection forms, progress notes, participant information forms, and diagnostic test completion forms.

- Query relational databases and generate individual participant report packages; address technical issues with the HANDLS programming team.
- Audit medical records for compliance, identify errors, ensure timely corrections, and participate in regular chart review meetings with research staff.
- Schedule and confirm appointments for HANDLS MRV visits and out-of-state participants using a custom-designed computerized system; prioritize contact based on appointment availability and likelihood of participant engagement.
- Identify and follow up on missed HANDLS appointments, including contacting participants’ families or emergency contacts, assisting with rescheduling, and managing bulk mailings for appointments.
- Conduct initial disability and special needs screening during scheduling calls, evaluating participant needs and notifying HANDLS staff for follow-up.
- Review clinical laboratory results daily via the database, prepare lab reports, ensure physician review within 5-7 days, communicate abnormal results, and prepare alert letters for immediate reporting to participants.
- Prepare charts, data collection forms, and participant materials for clinical staff; coordinate delivery and filing of records and supplies.
- Coordinate support from medical records staff on outreach events (e.g., open houses and community events).
- Attend study meetings, write and annually review operational manual sections, assist with new employee orientation, and participate in mandatory training.
- Enter research data, prepare participant result packets (lab results, health education materials), and coordinate all bulk mailings.
Qualifications:
