Community Maintenance Landscape Manager
Primary Function:
The Community Maintenance and Landscape Manager (the “CMLM”) will be primarily
responsible for overseeing the aesthetics of all Old Town residential communities which
includes amenity and landscape planning and installation for new communities, repair and
upkeep of existing communities, and general oversite of the various property owners’
associations in partnership with our third-party management vendors. In collaboration with
the Project Executive over Land Development, the CMLM owns the fulfillment &
maintenance of the design aesthetic for each community Old Town develops.
Contribution to Company Mission and Vision:
The CMLM shall work collaboratively to ensure that the Company continues to create
communities that flourish, while supporting the foundational principles of pursuing
outstanding locations and timeless designs. The CMLM shall maintain the integrity of the
Old Town brand in all aspects of their position while contributing to the values of gratitude,
ownership, perseverance, accountability and innovation.

Primary Responsibilities:
Work with the leadership team to participate in early land planning exercises to understand the
overall needs of the community and inform planning based on existing communities.
Accomplish the stated project objectives within the stipulated time of all assigned
projects.
Ensure that all project requirements are completed; at the same time ensure that quality,
cost and time are properly managed.
Document and store lot conditions through pictures.
Secure competitive bids and make award recommendations of responsive/responsible
contractors.
Supervise subcontractors for compliance with construction documents, quality
requirements and critical path schedule.
Review/approve payment of subcontractor pay applications and purchase orders
Supervise Grounds Maintenance Manager for successful pre and post lot inspections & on-going

Monitor and coordinate the work effort of all consultants and subcontractors to ensure
their scope of work is in conformance with the project budget, schedule, and development

Schedule maintenance and repairs, regularly inspect property to ensure it is in good
working order, quickly resolve emergency maintenance issues in coordination with the
Grounds Maintenance Manager.
Keep open dialogue with Owners on vacancies, tenants, physical condition of property and
financial issues.
Maintain property by investigating and resolving complaints, completing repairs, and
contracting with landscaping and snow removal services.
Participate in HOA meetings in support of the Community Manager role.
Support the Community Manager role in accurate budget creation and adherence to
operating budgets.
Architecture Review Board – attend bi-weekly ARB meetings and coordinate architectural
approvals in partnership with legal administrator.
Serve on ARB providing detailed input on all builder plan submissions to the board.
Review homebuilder landscape plans for approval for each community that Old Town
manages and confirm installation per plan.
Manage all property owner maintenance issues that fall outside of the HOA property
management services agreement.
Maintain building systems by contracting for maintenance services and supervising repairs
for all Old Town owned properties not managed by third party services (HQ, Field Office,
future development sites).
Provide accurate documentation, reporting, and data collection to ensure compliance with
any financial reporting requirements.
Maintain maintenance logs and report on activities per property/community.
Ensure health and safety policies are in compliance.
Attend weekly/monthly/quarterly project meetings with agendas that include status
updates and tasks to be accomplished.

Education and Experience:
• Minimum high school diploma or equivalent required.
• Valid, unrestricted driver’s license and good driving record required.
• Minimum 5 years in construction, development design and/or land & site
development.
• Must be able to read, understand and evaluate civil engineering, dry utility, and

The Role We Want You For

- Collaborate with project teams to track first-tier and second-tier Local Business participation.
- Assist with collection and reporting of hyper-local, local, and regional spend data.
- Support workforce initiatives aligned with site work, MEP, concrete, steel, and general labor trades.
- Assist project teams with tracking and monitoring participation of local residents in construction trades.
- Coordinate data gathering and reporting for workforce programs, site tours, internships, and pre-apprenticeship efforts.
- Support partnerships with local school districts, community colleges, and workforce boards.
- Assist with development and maintenance of reports and dashboards related to community engagement, Local Business utilization, and workforce outcomes.
- Provide community engagement and local impact information to support proposals and presentations.
- Maintain organized records and documentation.
- Attend meetings and events with organizations that support community engagement, workforce development, and local economic inclusion.

Requirements
- Associate’s Degree or higher from an accredited institution and at least 3 years of related experience, or equivalent combination of education and experience.
- Experience or demonstrated interest in community engagement, workforce development, or local economic development.
- Strong organizational, planning, and documentation skills.
- Effective verbal and written communication skills.
- Ability to work independently in a fast-paced construction or infrastructure environment.
- Proficient in Microsoft Office Suite, including intermediate Excel skills.
- Ability to work onsite full-time in Haskell, TX.
- Some travel throughout Haskell and surrounding counties.

Key Responsibilities
Community Engagement Strategy & Execution
- Own and execute cross-platform community engagement strategies
- Define platform-specific engagement approaches aligned to audience behavior and brand objectives

- Exceptional written communication and brand voice control

Role Overview
Harbour is seeking a talented and Content Creator & Community Manager to join our Los Angeles-based creative team. This individual will work closely with Harbour’s Brand Director and Marketing team to develop and execute compelling content strategies that drive brand awareness, customer engagement, and sales.
The ideal candidate should be passionate about interior design and a storyteller at heart, passionate about design and outdoor lifestyle. They should have a strong background in graphic design, content marketing, social media, and brand storytelling, with a keen eye for visual aesthetics and a strategic mindset for content distribution.
Key Responsibilities:
Content Strategy:
- Develop and execute a comprehensive content strategy that aligns with Harbour’s marketing calendar, brand identity, voice, and objectives.
- Craft compelling content across multiple platforms, including website, social media, blogs, email marketing, and video.
- Collaborate with designers, photographers, videographers, and external agencies to produce high-quality, engaging visual and written content.
- Ensure all content is consistent in tone, style, and messaging, reinforcing Harbour’s luxury and Australian lifestyle aesthetic.
- Research industry trends and incorporate relevant topics into content strategy.
Content Creation:
- Generate creative and compelling content for social media platforms (posts, stories, videos) aligned with brand guidelines.
- Develop blog articles, website copy, and other content formats as needed.
- Design visual assets for social media using graphic design tools.
- Graphic design skills across Adobe Creative Suite (Photoshop, Illustrator, InDesign), Sketch, Figma, After Effects, Premiere (Video editing a bonus).
Brand Storytelling & Campaigns
- Develop and execute seasonal and product-specific marketing campaigns that drive awareness and sales.
- Write compelling copy for email campaigns, and blog posts.

Email Marketing
- Develop and execute engaging email marketing campaigns that nurture customer relationships and drive sales.
- Craft compelling email copy, subject lines, and layouts that align with Harbour’s brand tone and aesthetic.
- Segment and personalize content to enhance customer engagement and retention.
Social Media Marketing
- Strategize, manage and grow Harbour’s social media presence across Instagram, Pinterest, LinkedIn, Facebook, and emerging platforms.
- Plan, create, and schedule social media content that highlights new collections, design inspiration, brand storytelling, and customer engagement.
- Track and analyze social media performance metrics, optimizing content for engagement, reach, and conversions.
- Collaborate with influencers and brand ambassadors to enhance brand visibility and audience engagement.
Community Management:
- Monitor social media channels for comments, messages, and mentions, responding promptly and professionally.

Qualifications & Skills
- 6+ years of experience in content marketing, digital marketing, or social media management.
- Strong storytelling, copywriting, design and editorial skills.
- Experience in luxury, lifestyle, or design-focused brands is a plus.
- Proficiency in content management systems (CMS), social media scheduling tools, and SEO best practices.
- Experience working with Shopify for Ecommerce, Klaviyo for Email Marketing, Attentive for SMS.
- Knowledge of HTML/CSS and experience with web design tools and platforms is a plus.
- Proficiency in graphic design software such as Adobe Creative Suite (Photoshop, Illustrator, InDesign), Sketch, Figma, After Effects, Premiere (Video editing a bonus).
- Excellent understanding of design principles, typography, color theory, and layout techniques.
