About the Company

We are a growing real estate investment firm based in Los Angeles managing a diverse portfolio of commercial properties, while also actively investing in adjacent ventures and alternative assets. We are seeking a seasoned Controller to help anchor our financial operations and support our next phase of growth.


Position Overview

The Controller will own the full financial management lifecycle across our real estate portfolio and broader investment activities. This is a senior, hands on role requiring deep expertise in CRE accounting, multi entity consolidations, and financial systems - paired with the strategic thinking to partner directly with the CEO on budgeting, forecasting, and growth initiatives.

This is a hybrid role with regular in-office time at our Glassell Park headquarters.


Key Responsibilities


Real Estate Accounting & Financial Management

  • Oversee all accounting across a multi-property, multi LLC commercial real estate portfolio - including monthly, quarterly, and annual financial statement preparation and consolidation.
  • Manage CAM reconciliations annually, ensuring accurate pass-through calculations in compliance with lease terms.
  • Perform monthly account reconciliations, bank reconciliations, and intercompany eliminations across all entities.
  • Maintain accurate general ledger coding; ensure timely and correct vendor payments via AP/AR management in partnership with the property management company.
  • Manage chart of accounts and GL structure in Yardi Voyager; establish and enforce coding standards across all LLCs.
  • Coordinate with brokers and property managers to ensure leases are correctly abstracted, coded, and integrated into financial systems.
  • Support acquisition and disposition accounting, including purchase price allocations, closing statement reconciliations, and asset basis tracking.
  • Coordinate cost segregation studies with external advisors and ensure results are accurately reflected in Yardi depreciation schedules.
  • Track and maintain depreciation schedules under MACRS conventions, including bonus depreciation elections and §179 analysis as applicable.
  • Manage §1031 exchange tracking, basis carryover documentation, and deferred gain schedules.
  • Interface with lenders for reporting, compliance, covenant tracking, and financing requirements.
  • Prepare lender required financial packages, draw requests, and operating statements.
  • Oversee entity formation, dissolution, and LLC documentation maintenance; ensure compliance with state filings (CA FTB, Secretary of State) and registered agent requirements.
  • Liaise with external CPA firms for tax planning, tax return preparation, and annual audit support across all entities.
  • Manage W-9 collection, 1099 issuance, and vendor compliance.
  • Ensure proper insurance documentation, premium allocations, and coordination with insurance brokers across the portfolio.


Strategic & Operational Support

  • Partner with the CEO on annual budgeting, rolling forecasts, cash flow projections, and long-range financial planning.
  • Prepare investor and executive-level financial reporting packages - including variance analysis, portfolio level summaries, and KPI dashboards.
  • Lead initiatives to optimize financial systems and internal processes, including Yardi configuration, workflow automation, and reporting improvements.
  • Support due diligence and underwriting for acquisitions, including financial modeling review, pro forma validation, and post closing integration.
  • Provide flexible, proactive support in evaluating and executing new business and investment opportunities.
  • Maintain financial controls, internal policies, and approval workflows to ensure accuracy and accountability across all operations.


Requirements


Education & Experience

  • Bachelor's degree in Accounting, Finance, Business, or a related field.
  • 8+ years of progressive finance and accounting experience, including a minimum of 4 years in a Controller-level role.
  • 4+ years of direct, hands-on experience in commercial real estate finance and accounting.
  • Prior experience managing multi-entity LLC structures, including consolidations and intercompany transactions.
  • CPA certification preferred but not required.


Technical Skills

  • Proficiency in Yardi Voyager is required - including GL management, CAM reconciliation, lease administration, and custom reporting.
  • Familiarity with cost segregation, MACRS depreciation, and bonus depreciation schedules.
  • Working knowledge of §1031 exchange mechanics and deferred tax tracking.
  • Experience with lender reporting and debt covenant compliance documentation.
  • Understanding of CAM lease structures, NNN leases, and gross lease reconciliations.
  • Exposure to real estate tax planning strategies (entity structuring, depreciation elections, capital gains deferral).
