Overview

The Senior Analyst/Associate role assumes broad responsibilities including financial analysis and modeling, assisting in transaction due diligence, market research and preparation of internal investment memoranda. Responsibilities
The activities listed below are not all-inclusive but indicate the type of activities typically performed in this role. Other duties may be assigned.
- Develop and utilize acquisition models to evaluate residential investment opportunities
- Review and analyze offering memoranda, operating statements, rent rolls, and other property-specific data to develop underwriting assumptions
- Analyze demographics, employment growth, competitive supply, demand, rent growth, absorption, property tax and insurance projections to evaluate investment opportunities
- Assist with transaction due diligence including the coordination of internal and external resources
- Communicate with third parties including capital partners, brokers, lenders, consultants, etc.
- Conduct market and property due diligence through site tours, broker meetings and third-party research
- Prepare detailed market surveys of an acquisition target's competitive set, including the analysis of comparable sales
- Effectively prepare, communicate and present investment memoranda to senior management and equity partners
- Research overall target market and investment sub-market conditions
- Prepare quarterly market updates for Fund Investors, highlighting current economic and capital market conditions
- Monitor competitive properties in the region, historical sales transactions and perform other market research initiatives as needed
Qualifications
- Bachelor's degree in finance, Real Estate, Economics, or a related field
- Minimum of 1-3 years (Sr Analyst Level) & 3+ years (Associate Level) of experience in real estate investment analysis, with a focus on multifamily CRE. Previous experience in real estate equity investment or brokerage strongly preferred.
- Proficiency in financial modeling, valuation techniques, and real estate investment software
- Strong analytical skills for interpreting and presenting complex financial data.
- Solid understanding of commercial real estate markets, trends, and investment strategies
- Excellent written and verbal communication skills for reporting and presentation
- Highly organized, detail-oriented, and capable of managing multiple active deals to meet deadlines in a fast-moving environment.
- Familiarity with legal and regulatory aspects of real estate transactions a plus
Supervisory Responsibility
Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Job Summary:
The RN Clinical Nurse is a proactive member of an interdisciplinary team of licensed and unlicensed care givers who ensure that patients, families and significant others receive individualized high quality, safe patient care. They practice in a clinical environment that is administered by Nurse Managers and other leaders and is supported through the Wellstar Shared Governance Model. The framework for practice is steered by the Wellstar Professional Practice Model and evidence-based practice and research. RN competencies are derived from these models and supported by the Wellstar Values.
It is expected that all RN Clinical Nurses are licensed, knowledgeable and uphold the practice of nursing as outlined by the Georgia Professional Nurse Practice Act and implements the Scope of Practice and Code of Ethics Standards put forth by the American Nurses Association. Overview
Perform accounting support functions for residential properties. This position requires close coordination with the Property Manager, Department Managers, Corporate Accounting and the Systems Manager. The Property Accountant reports to the Accounting Manager, while accepting direction from the Senior Property Accountant.
Responsibilities
- Maintain GAAP accrual general ledger for a portfolio of multifamily assets.
- Prepare and process monthly journal entries. Produce monthly financial statements according to the established schedule and analyze results. Communicate concerns to the Accounting Manager.
- Complete and analyze various account reconciliations including cash, accounts receivable, prepaid rent, tenant security deposits and gross potential rent.
- Review income, expense and capital purchases for accurate coding and payment. Resolve issues with Property Manager or other departments as necessary.
- Prepare monthly bank reconciliations.
- Perform special projects as needed and provide support to the accounting and property management teams.
- Attend weekly staff meetings and participate in reporting and other meetings as required by property management and/or accounting.
- Prepare calculations of cash available for payables and provide approval to accounts payable team for invoices to be paid.
- Assist with monthly or quarterly calculations of distributable proceeds, and initiate distribution wires.
- Assist with financial statement audits and tax preparation by providing supporting documentation and explanations to auditors/tax preparers.
Qualifications
- Bachelor's degree in Accounting with 3.0 minimum GPA.
- Basic understanding of general ledger activity, preference with Yardi application.
- Proficiency with Excel and other MS applications.
- 1 - 3 years of accounting experience with two years within the residential real estate industry. Alternatively, 1 - 3 years of public accounting experience with real estate clients.
- CPA a plus.
- Ability to work in a fast-paced environment, with the ability to multitask and meet deadlines.
- Must be a team oriented, problem solver.
- Strong communication skills, both verbal and written, are essential.

Overview
The Maintenance Technician is to assist the Maintenance Supervisor in maintaining the physical integrity of the property. This involves ensuring a safe, secure and comfortable living environment for residents, visitors, and staff. The Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by the Maintenance Supervisor. In the absence of the Maintenance Supervisor, the Maintenance Technician will assume all maintenance responsibilities.
Responsibilities
- The Maintenance Technician will conduct all business in accordance with company policies and procedures and all state and federal regulations (such as Lead Based Paint, ADA, Fair Housing, HAZCOM Program, OSHA, etc.).
- Must be knowledgeable of all pertinent laws and EPA and OSHA regulations.
- Must be aware of the condition of the property at all times and take immediate steps to correct any unsafe condition.
- Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the Maintenance Supervisor and the Property Manager. Inspect and maintain all tools in excellent condition.
- Must be aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs.
- Perform work area clean-up and safety related duties.
- Ensure that storage areas remain locked when not in use.
- Diagnose and perform minor or routine maintenance or repair, as directed, involving the following on a daily basis:
- Electrical and plumbing
- A/C and heating systems
- Appliances
- Water irrigation systems
- Stairs, gates, fences, patios, railings
- Tile, carpet, and flooring
- Roofing, gutters, fasteners
- Interior/exterior lights
- Fireplaces, ceiling fans
- Gas fixtures and appliances
- Shutters, doors, cabinets, windows, sliding glass doors
- Boiler, gas and electric
- Door locks, P.O. boxes and locks
- Security systems
- Ceiling leaks
- Walls
- Pool areas, tile, hot tub/spa, pool furniture
- Inspect and help coordinate all needed make-ready repairs and services. Assist make-ready staff as required to meet deadlines.
- Report all major repairs and need requisitions to Maintenance Supervisor prior to any expenditure of funds.
- Change locks, rekey locks and make keys.
- Remove and transfer heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assist in moving abandoned furniture, appliances, etc. to dumpster when necessary.
- Any other requests made by the Maintenance Supervisor, Property Manager, Service Director, Regional Manager, or other company official as needed.
Qualifications
- High school diploma or GED equivalent required.
- 2+ years' experience in maintenance property management
- EPA Universal Certification Required
- CPO Certification Preferred
- Ability to earn future designations as required by Industry standards, EPA regulations, OSHA requirements, etc.
- Must possess solid knowledge of carpentry, electrical, plumbing, etc. information as required by daily operations.
- Strong verbal and written communication skills.
- Ability to work in a fast-paced environment, with the ability to multi-task and meet deadlines.
- Must be team oriented and a problem solver.
- Maintain professional appearance and manner at all times.
- May be required to work extended periods of time without relief, when responding to priority/emergency situations.
- Stooping, standing, climbing (ladders and stairs) as needed.
- Ability to lift and carry objects of up to 50 lbs. for distances of up to 30 feet.
- Must have a valid driver's license.

Responsibilities
- Partner with the Director, Digital Marketing to create multi-channel, growth marketing strategy plans; supporting company-wide, multi-year marketing plan
- Identify opportunities and challenges within the customer journey and develop strategies for improvements and drive engagement.
- Own and execute PPC campaigns across Google Ads, Bing Ads, LinkedIn, META and other digital channels-managing keyword strategy, ad copy, targeting, A/B testing, budgeting, and performance optimization to deliver qualified leads
- Track and analyze campaign performance using tools like Google Analytics and various ad platform dashboards, and data to provide actionable insights and drive ROI.
- Implement and ensure proper tracking and attribution.
- Oversee the creation of compelling AD creative messaging that resonates with target audiences.
- Ensure all digital advertising efforts comply with brand guidelines and legal standards.
- Partner with operations and asset management leadership to forecast spending, lead volume, and marketing impact based on growth goals
Qualifications
- Bachelor's degree in Marketing, Business Administration, or a related field.
- Minimum 2 years of experience in digital advertising roles where you executed campaigns on various platforms. We are an internal agency for the company, and we do not work with advertising agencies to execute. Needs to be comfortable being the one "pushing the button".
- Strong proficiency in Google Ads, Meta Ads Manager, and Google Analytics 4.
- Solid understanding of PPC concepts: keyword strategy, bid management, audience segmentation, remarketing, lookalike audiences.
- Strong analytical and problem-solving skills, with the ability to interpret data and make data-driven decisions.
- Demonstrated creativity and innovation in developing marketing campaigns
- Proficiency in digital marketing tools and platforms, CRM systems, and customer analytics software.
- Customer-focused mindset with a passion for enhancing the customer journey.

The RN Clinical Periop Nurse is a proactive member of an interdisciplinary team of licensed and unlicensed care givers who ensure that patients, families and significant others receive individualized high quality, safe patient care. They practice in a clinical environment that is administered by Nurse Managers and other leaders and is supported through the WellStar Shared Governance Model. The framework for practice is steered by the WellStar Professional Practice Model, 5-Star Nursing and evidence-based practice and research. RN competencies are derived from these models and supported by the WellStar Core Competencies.
