How You'll Contribute:
This full-time (40hr./wk.) position is responsible for the safe and timely transportation and delivery of equipment and materials as needed between Diversified warehouses and client job sites. Additionally, this position is responsible for the day-to-day activities of the warehouse. This position is accountable for the warehouse's inventory accuracy, organization, and control of incoming shipments, as well as the timely, properly documented execution of outgoing shipments, including RMAs. The position entails a service-oriented approach; proactively supporting local and global project teams with all warehouse activities is required, as well as the ability to collaborate and communicate with a variety of other departments and warehouses.

What You'll Do:
- This position is required to deliver products and materials to job sites and between buildings.
- Ensure that outbound shipping requests are processed in a timely manner and in accordance with project specifications, as well as Diversified
shipping and inventory control procedures. Confirm all documentation and data entry is complete and accurate before releasing the shipment. - Maintain a safe and clean warehouse facility: breakdown boxes and control waste; store shipping pallets and other warehouse materials and equipment; follow procedures and inventory control processes; comply with safety policies.
- Unload and receive deliveries: process receipt and/or electronically log all incoming packages, based on disposition. Qualify equipment/materials and store according to warehouse layout and project specifications.
- Maintains inventory of shipping materials and supplies utilizing RF/ Scan Gun
- Performs all computer functions necessary to track various aspects of goods.
- Unpacks, examines, and routes incoming shipments, rejects damaged items, records shortages, and corresponds with shipper to rectify damages and shortages. Receives and processes all defective parts returned for replacement or credit.
- Weigh, and label outbound shipments, including small package and freight shipments. Recommend cost-effective shipping procedures to staff
members. Call for couriers in response to staff requests and notify appropriate project teams when incoming courier correspondence is received. - Reports defective materials or questionable conditions to the department supervisor
What You'll Bring:
Required Skills/Qualifications:
- 1+ years of experience as a delivery driver; box truck experience preferred.
- A valid driver's license and a good driving record.
- Possession of a valid Medical Examiner's Certificate (Federal DOT MEC).
- Must be able to obtain clearance through the DOT Federal Motor Carrier Safety Administration.
- Ability to read, write and speak English, follow verbal instructions, and use simple math.
- Ability to work a flexible schedule including arriving at warehouse at 5:00 -6:00 AM for early delivery
- Ability to maintain accurate records of trips, inspections, and HOS logs for compliance and audits.
- Ability to safely handle a 26' box truck in the DC/NYC environments.
- Organizational skills applicable to loading & unloading trucks.
- Knowledge of how to strap/secure loads within a truck for transport.
- Ability to follow GPS driving instructions

As part of our LEAN Manufacturing business strategy, the position is located within a work \"cell\" assembling a variety of components ranging in complexity throughout the day. Works under general supervision. The location of the position is in Thorlabs' Sterling, VA facility
Essential Job Functions include the following, but are not limited to:
- Must be able to understand written work instructions and Drawings for a wide range of products to properly assemble the final product to the highest of quality standards and with zero scrap or rework.
- Assemble components and products of varying size and complexity which includes preparing, cleaning, and inspecting of parts of assembled components and assemblies.
- Meets the expected assembly timelines that are outlined on production orders
- Ask questions when instructions are not understood or clear
- Remain focused on production orders and assembly responsibilities throughout the day
- Performs any combination of the above duties from the functions above. Cross-train on various functions in order to provide flexibility and support across production operations.
- Must maintain a safe and clean working environment through compliance with procedures, policies and regulations.
- Notify Engineering of issues during assembly or suggested improvements
- Assists in inventory Cycle counting as needed and notify supervisor of low stock levels
- Train new employees on assembling components and products

Physical Activities:
Work may be active, could stand or sit for long durations and/or perform repetitious work at times. The employee may lift or move objects up to 20 pounds. Must be able to wear appropriate clothing and personal protective equipment such as but not limited to masks, glasses, gloves, and specialty garments. The required PPE and training allow for the safe handling and processing of chemicals like adhesives, lubricants and solvents, and safe operation of job-related equipment and tools.
Qualifications
Experience:
- Minimum 3 to 5 years of working experience with mechanical, electrical, or optical assembly in a manufacturing environment. Experience with soldering capability in a similar position preferred.
Education:
- High school diploma or equivalent.
Specialized Knowledge and Skills:
- Strong attention to detail
- Strong ability to work well in a group atmosphere and comply with high quality standards.
- Strong ability to shift from one task to another to address changing production priorities.
- Must be able to understand written work instructions and schematics for a wide range of products to properly assemble the final product. Basic mathematic skills are required. The Role:
The primary responsibility of the Senior Preconstruction Manager is to intake and steer construction opportunities through the RFP stage of estimating and preconstruction, all the way through a successful buyout and purchasing phase, before turning the project over to Operations. The Senior Preconstruction Manager will coordinate heavily with Corporate Operational leadership and resources, as well as the Estimating team for the purpose of submitting comprehensive proposals during the project pursuit and pre-construction phases. The successful candidate will be able to identify, coordinate, and communicate proposal development between all internal and external stakeholders.

- Coordinate all project pursuit and pre-construction deliverables from commencement of project pursuit with Corporate, Operational leadership and Estimating

The Director of Preconstruction is a critical team member responsible for overseeing project strategy development, management of risk, fostering business growth, and creating and advancing relationships with clients and partners. This role is responsible for leadership and guidance of a team of preconstruction managers.
Responsibilities:
- Lead team responsible for responses to RFPs and position SCCI as a contract partner of choice
- Build and maintain relationships with all internal and external stakeholders
- Coordinate closely with Lead Estimators to establish continuously refined scopes of work

The Role:
The MEP Estimator is responsible for developing cost estimates for Mechanical, Electrical, and Plumbing (MEP) systems in various construction projects. This position involves collaboration with project managers, design teams, subcontractors, and vendors to ensure accurate budgeting and project forecasting for large-scale projects. The MEP Estimator plays a key role in the preconstruction process, contributing to informed decision-making and ensuring projects are completed on time and within budget.
Responsibilities:
- Prepare detailed MEP estimates (Mechanical, Electrical, Plumbing) for construction projects in the Mission Critical sector, in particular Data Centers
- Analyze project drawings, specifications, and addenda to determine project scope and required materials, labor, and equipment.
- Collaborate with internal teams (project management, engineering, procurement) and external parties (architects, subcontractors, vendors) to develop accurate cost estimates.
- Solicit and evaluate pricing from MEP subcontractors and suppliers to ensure competitive and complete estimates.
- Prepare cost comparisons and value engineering options to optimize project efficiency and reduce costs without compromising quality.
- Track and monitor market trends, material pricing, and labor costs to ensure estimates are current and competitive.
- Provide risk analysis and identify potential project challenges related to MEP systems and budgets.
- Participate in client and team meetings to present estimates, address questions, and explain cost drivers.
- Support bid submissions and negotiate with subcontractors/vendors as needed.
- Maintain and update estimating databases, templates, and historical cost data.
Qualifications:
- Bachelor's degree in Mechanical, Electrical, or Civil Engineering, Construction Management, or a related field (or equivalent experience).
- 5+ years of experience in estimating MEP systems for construction projects.
- Strong understanding of MEP systems, codes, and construction methods.
- Proficiency in estimating software (e.g., OST, Bluebeam) and MS Office Suite.
- Knowledge of market conditions and pricing trends for MEP materials and labor.
- Excellent analytical, mathematical, and problem-solving skills.

The Role:
The Senior Project Manager is responsible for all project administration including all contractual requirements, agreements with trade partners, purchase orders, and risk management. This individual also manages general work performance and quality, and overall team progress against the project plan.
Responsibilities:
Budget Updates:
- Produce thorough forecast of Cost-to-Complete which drills down to identify potential exposures
- Coordinate the use of Oracle with Expedition to readily identify exposures
- Require the project team to track costs of field directives and back charges for forecasting purposes
- Create detailed analysis of line-item exposures, particularly unit price contracts
- Follow the Forecasting Calendar for on-time completion of forecasts
- Teach the Standard Operating Procedures for budget updating to others
Change Order Management:
- Require the project team to fully utilize Expedition to track all Proposed Change Order (PCO) items including in-scope and out-of-scope
- Provide the Owner with up-to-date status reports relating to Changes
- Require the project team to produce a monthly Owner Change Order (OCO) to prevent aging of PCO issues which further allows for timely closure of Changes with Subcontractors
- Work to recover all legitimate GC costs relating to Owner Changes
- Track the status of all Contract Allowances in Expedition and submits Change Order Requests (COR) when an over-run is likely
- Require the project team to track all field directives and back charges in Expedition for timely processing on a monthly basis, i.e. composite clean-up, hoisting time, etc.
Project Close Out:
- Establish an effective Close-out Plan early in the project which includes the early collection, review, and packaging of Contract close-out documents
- Implement the use of the Noncompliance Reporting System
- Require the team to utilize the Work list System to organize and manage the completion of phases of the work
- Utilize the Completion-Compliance-Quality Form (CCQ) process for close-out
- Teach close out process to other SCCI employees
Owner/Sub Requisition Process:
- Require the project team to have the completed pay requisitions approved by the Owner no later than the 1st of each month
- Produce an effective Schedule of Values
- Establish a regimented process for the collection of payments no later than 30 days and subsequent efficient system for the payment to Subcontractors
- Review the Hold Reports before payment is due to allow for timely handling of deficiency issues and payment to Subcontractors/Vendors
Cash Management:
- Consistently manage the cash flow of the Project to maintain a fiscally responsible position for SCCI
- Produce an effective Schedule of Values which supports a strong cash flow position
- Review each Subcontractors initial Schedule of Values to prevent overpayment
- Review Sub/Vendor requisitions to prevent payment of unsigned or unfunded Change Orders
- Produce and update the cash model for the Owner to prevent surprises
- Produce an accurate percent complete projection to support the SCCI financial management process
Meeting Management:
- Establishes a meeting regiment for the Project Team which provides for effective communication and problem solving
- Follow the SOP for focused meetings such as PM/PE, OAC's, subcontractor meetings, coordination meetings, Precon Sessions, etc.
- Manage all meetings by agenda and work to time limits
Contract Logs:
- Require the Project Team to assemble and maintain the Project Logs (Cash Management, Change Management, Noncompliance, Buy-Schedule, Contracts, Procurement, Submittals, RFI's, Safety, Hold Reports, Construction Schedule, Work lists) and periodically review for accuracy
- Conduct focus meetings once per month to review the maintenance of those logs and drills down to identify potential exposures and issues
Subcontractor Relationships:
- Establish a "Firm but Fair" approach to building relationships with Subcontractors
- Promote an environment of organization and professionalism with Subcontractors
- Address issues immediately with a non-performing Subcontractor to protect SCCI from resulting delay and potential impact
Exhibit B Purchasing Process:
- Work with the Project Team, including Superintendents and Estimators, to consistently produce clear, thorough, and accurate Scopes of Work based on drilled down review of documents
- Organize and administer a well-planned purchasing process to prevent the "Just in time" purchase of materials
- Understand the priority of timely buy-out and gather the resources to meet the buy schedule
Schedule Management:
- Provide leadership with the Superintendent to produce a clear, thorough, and accurate baseline Contract Schedule which rarely requires changes to the original logic
- Track events, impacts, and changes in the schedule to allow for the management and prevention of delays
- Lead the Project Team to focus on critical path matters to prevent non-excusable delays
- Manage and distribute organized and efficient Monthly Updating Process in accordance with the SCCI SOP
- Provide the Owner with written monthly updates of the Contract Schedule in accordance with the requirements of the Contract
Risk Management:
- Complete the buy-out process in a manner which permits the timely flow of work, prevents budget issues, contract executions, bonds, insurance, etc.
- Write timely notices to Owner and Subcontractors
- Secure CCD authorizations before proceeding with Changes
- Take immediate action when a non-performing Subcontractor is likely to cause impact to the Project
- Work to complete the submittal and coordination process no later than 180 days
- Teaches a risk management regiment to others on the project team
Owner Relationship:
- Work to establish a trusting and professional relationship with the Owner
- Focus on keeping the Owner well informed of important matters to prevent surprises
- Work to secure a strong letter of recommendation from the Owner for SCCI
Qualifications:
- Bachelor’s degree in applicable discipline and a minimum of 10 years of experience relative to project size and scope
- Excellent business judgment demonstrated by consistently achieving profitability objectives and strong project close-outs with client and subcontractor relationships in good standing
- Excellent organizational skills and attention to detail evidenced by a strong command of all applicable contract and legal provisions
- Ability to consistently analyze and execute financial trade-offs which frequently involve dealing with incomplete data and ambiguity

Role:
The Chief Estimator is responsible for managing the Mission Critical Estimating team, including identifying bid opportunities, managing the bid process, delivery of bids, staff development, making cost adjustments and assigning estimating personnel and resources.
This position can be located in Boston, MA, or Herndon, VA.
Responsibilities:
Department and Staff Management:
- Assign Estimating team members to projects. Balance and manage time of staff.
- Lead bid strategies.
- Create estimating templates and tools to increase overall effectiveness of the department.
- Create monthly estimating reports to track estimating success.
- Create and track the Mission Critical Estimating budget.
- Perform strategic and business planning for the department.
- Attend executive staff meetings.
- Develop talent on the Mission Critical Estimating team by coaching and providing feedback, and performing annual performance reviews. Create individual development plans for each staff member’s career growth.
Unit Cost Pricing:
- Prepare detailed take off of materials by clearly understanding the complexity of the scope(s) of work as shown on the construction documents.
- Prepare detailed labor estimates utilizing production hours, crews and equipment.
- Organize the material and labor information for pricing.
- Solicit material prices from suppliers.
- Obtain current labor rates.
- Prepare unit prices by "Building the Project in your Head."
- Verify and compare your unit prices or the price of a system with a subcontractor and previous similar estimates.
- Review all unit pricing on projects prepared by the Estimator. Make changes as required.
- Understand the influence of market conditions on pricing.
- Track all current market conditions.
Bid Activities:
- Review or compile GC's with the Senior Estimator and review with senior management.
- Assure on time delivery of bids and estimates, reviewing final plans and specifications with the Estimating team.
- Review of subcontractor selection and scopes and subcontractor/trade close outs on bid day.
- Review scope sheets and pricing with Estimating team members, ensuring that trade summary ties into bid form.
- Close out the subcontractor bid process.
- Review plans and specs with the lead Estimator.
- Assist the lead Estimator in directing additional staff assignments on bid day.
- Manage bid day activities by ensuring completion of bid forms, managing the clock and trying to develop a competitive advantage.
- Follow up with the client regarding bid results.
- Make Subcontractor, A/E fees, overhead, and fee recommendations to upper management.
- Identify pre-construction fees for Suffolk, where applicable
Qualifications:
- Bachelor’s Degree, preferably in Civil Engineering, Construction Management, Architecture or related field
- 15+ years of experience estimating Mission Critical projects
- Quantity Surveys, Take off skills, Computer Skills
- Working knowledge of Excel spread sheets, and Word processing programs
- Ability to work with and manage a team
- Understanding of Construction Documents specific to Mission Critical projects
- Knowledge of the contents of each CSI section.
- Ability to read & interpret blue prints in order to understand the scope of work at SD, DD and CD phases of design.
- Ability to coordinate construction document plans, details and specifications.
- Ability to apply CD details to a conceptual set of documents to capture all cost impacts of the details.

The Role:
The Assistant Project Manager works with the Project Manager in running the day-to-day project management operations on the job.
Responsibilities:
- Log-in and track Contracts & Purchase Orders
- Use experience and judgment to price, approve and/or reject Project Change Orders, Submittals, and respond to Requests for Information
- Log-in, track and review shop drawings and submittals and respond to Requests for Information
- Request Insurance Certificates from subcontractors to review for compliance with the Company’s insurance requirements
- Create and update Vendor and Subcontractor Contact Log
- Price and create Proposed Change Orders
- Submit, track response and issue Requests for Information
- Responsible for managing the building permit process and resolving any issues related thereto
- Plan revision submissions to municipality
- Work with Company Attorneys on contracts, Insurance Certificates, Insurance discrepancies & Contract modifications
- Act as a liaison with subcontractors to resolve any disputes, questions, or issues related to subcontractor’s work and progress.
