Owner’s Representative – Senior Project Manager
Location: Seattle / Bellevue, Washington
The Opportunity
Bonewitz+Co is seeking a Senior Project Manager to lead client capital projects as the Owner’s Representative. In this role, you will oversee all aspects of project delivery while mentoring junior team members and shaping the firm’s continued growth. Our agile team is trusted by clients to manage their most complex, mission-driven projects, and you’ll have the opportunity to provide both project leadership and strategic guidance at the organizational level.
Key Responsibilities
- Serve as a trusted advisor and primary liaison to owners, executive and senior stakeholders, ensuring satisfaction and alignment with project goals.
- Lead multiple high-value projects from initial business conception through design, construction, operational readiness and post-occupancy.
- Work with clients to clarify objectives, scope and outcome expectations.
- Design and implement plans to achieve desired outcomes, including budget, schedule, risk tolerance and overall project performance.
- Develop, track, and forecast detailed total project budget and schedule.
- Manage soft cost scopes, including FF&E, signage design/procurement, security and IT.
- Lead contract development activities in partnership with other Senior Project Managers and Project Managers (particularly AIA B101, AIA A102/A201, or similar).
- Oversee or directly manage negotiation and contract administration of project-related contracts between Owner and third-parties engaged to execute the project.
- May lead move management, transition and readiness planning.
- Provide executive-level reporting and decision support.
- Mentor and coach junior staff, building team capacity.
- Contribute to firm-wide initiatives and the growth of our boutique practice.
Qualifications
- Bachelor’s and/or Master’s degree in construction related fields, including: Architecture, Engineering, Construction Management, or other commensurate experience.
- Minimum 10+ years of progressive construction project leadership experience, including at least 4+ years serving as an Owner’s Representative with direct accountability to the Client.
- Has successfully led multiple projects through the continuum of a project’s life cycle: inception/business case development, entitlements/design/preconstruction, construction administration, commissioning/readiness planning, move-in and post occupancy.
- Demonstrated experience leading value optimization efforts through design / preconstruction phases to align project scope with Client budget, schedule, risk tolerance, and strategic objectives.
- Proven ability facilitating multidisciplinary teams through structured planning and decision-making processes to develop and document comprehensive project plans and total project budgets, clearly identifying tradeoffs, risks, and key considerations requiring Owner input and executive decision-making.
- Proven ability to identify, manage and mitigate risk on large and/or complex projects with multidisciplinary teams.
- Strong knowledge of project delivery methods and contract analysis.
- Contract negotiation and consultant/vendor management experience, including familiarity with AIA Architect and General Contractor Agreements.
- Excellent written/oral communication, negotiation, risk management and leadership skills, and knows when to escalate to leadership.
- Proficient in Microsoft Office products, primarily Word, Excel, and PowerPoint. Strong understanding of scheduling principles and software, including Microsoft Project. Bluebeam, AutoCAD and sketch-up capabilities are a bonus.
- High emotional intelligence, ability to read a room and manage numerous personalities.
- Strong leadership skills with experience mentoring others and leading client engagements.
- Strong assessment, analysis and decision-making skills.

- Base Salary Range: $160,000 – $225,000 per year (The advertised salary range is intended as a general guideline and may vary based on factors such as experience and expertise.)

Role
In this role, you will oversee the entire lifecycle of our projects, from early-stage due diligence and design coordination to construction oversight and final delivery. You will manage schedules, budgets, and subcontractor performance, lead progress meetings, secure permits, and coordinate with architects, engineers, contractors, and agencies. By closely reviewing change orders, pay applications, and construction progress, you will ensure that the process of construction and development runs smoothly and efficiently. You will work to ensure that every project meets our quality, safety, and environmental standards while resolving on-site challenges and maintaining strong relationships with all stakeholders.
Responsibilities
- Serve as the primary liaison between ownership, general contractors, architects, and consultants.
- Oversee the full project lifecycle, from design, planning, construction schedules, and subcontractor coordination, to ensure performance, progress, and environmental compliance.
- Collaborate with architects, engineers, consultants, contractors, surveyors, governing agencies, and utility companies to determine project specifications.
- Obtain permits and licenses from appropriate authorities.
- Lead regular construction progress meetings and maintain clear communication with stakeholders.
- Review and monitor design and construction phase documents for conformance with budget, schedule, and prime contract requirements.
- Oversee site contractors, coordinate utilities, and schedule governmental inspections to ensure timely and budget-conscious delivery of the project.
- Review and evaluate Change Orders for accuracy, necessity, and cost impacts, and negotiate adjustments where needed.
- Analyze and approve Pay Applications, verifying work completion against contract terms, schedules, and quality benchmarks.
- Solve on-site issues, including technical problems, drawing discrepancies, material submissions, and alterations.
- Ensure full compliance with safety regulations and quality control standards on the job site.
- Maintain strong relationships with clients, designers, vendors, consultants, and other key partners.

As the Speech Therapist in Home Health is responsible for the assessment and evaluation of patient care needs related to treating speech and language disorders, and functional training in communication, swallowing, and cognitive impairments. Position Responsibilities:
- Set up and perform multicolor decorative silk screen printing operations according to established procedures.
- Align and adjust the silk screen to achieve proper contact and registration, applying paint using the squeegee method.
- Layout, locate, and apply lettering on various instrument panels using silk screening and related processes.
- Liaise with the Decal Area and other departments to coordinate changes, distribution of decals, and maintain perpetual inventory.
- Work from blueprints, specifications, and verbal instructions to complete assignments accurately.
- Clean silk screens and maintain tools and equipment to ensure quality printing.
- Mix and match paint to established color samples, ensuring consistency and accuracy.
- Obtain work orders and necessary materials, including inks and substrates, while adhering to safety data sheet guidelines.
- Perform hand setup for contact printing, including loading silk screens and applying ink to substrates.
- Operate the silk screen machine, managing the printing process for multiple colors and ensuring quality control.
- Check ink color using a color spectrometer and make adjustments as needed to match specifications.
- Perform rework and touch-ups on decorative interior parts using appropriate tools and techniques.
- Handle and dispose of hazardous materials in compliance with safety regulations.
- Maintain records of work performed and refile work packets in the ink room filing cabinet.
- Communicate with team leaders and supervisors regarding job progress, issues, and assistance needed.
Physical Demands and Potential Hazards:
- Perform physical tasks that include lifting weights ranging from 10-15 lbs. to 15-35 lbs.
- Engage in various movements such as reaching, handling, turning, twisting, lifting, lowering, climbing, balancing, bending, kneeling, crouching, and squatting.

As an Integral Fuel Cell Assembly (In-Tank Mechanic), you will play a vital role in ensuring the highest standards of quality and safety while working within the confined spaces of aircraft fuel tanks. This position requires assembling and installing structural components, systems, and sub-assemblies to meet stringent quality requirements. You will be responsible for verifying kitted parts, performing drilling, riveting, and bonding, as well as assembling plumbing and electrical systems within the tank. Your attention to detail will be crucial as you conduct continuity checks, perform necessary rework, and ensure that all installations comply with specifications. Please note that this role involves working in tight spaces, including entering the wing through a approximately 9.5" x 17.7" opening; therefore, comfort with confined spaces is essential for success in this position.

Position Responsibilities:
Assemble and install parts, structural components, systems, and sub-assemblies to meet quality requirements for wing and horizontal stabilizer assemblies.
Review bar charts or automated timelines to determine job assignments and obtain necessary drawings.
Locate work areas using drawings, installation plans, or other paperwork that specifies airplane and section numbers.
Obtain and verify kitted parts against installation plans and bill of materials to ensure they are correct and free of defects.
Retrieve parts from the Parts Control Area or other designated locations if they are not pre-picked, ensuring they meet specifications.
Obtain a two-way radio and confined space flag before working in confined spaces, adhering to Communications System for Confined Hazardous Areas (CSCHA) rules and regulations.
Perform drilling, reaming, riveting, cold working, bonding, grounding, and sealing as necessary to complete work assignments.
Assemble and install aircraft plumbing and electrical systems within closed areas of the wing and horizontal stabilizer, ensuring compliance with specifications.
Perform pickup and rework, incorporating changes and conducting functional checks on work typically installed by lower classifications.
Perform continuity checks for electrical systems and hand form electrical wiring and soldering as necessary for work assignments.
Perform final cleaning and closing of fuel cells, including vacuuming and installing fuel cell doors.
Locate and pre-install routing and clamping hardware for in-wing fuel tank electrical and plumbing systems as required.
Use precision measuring instruments to verify that quality standards are achieved.
Report job handicaps, such as errors in sequencing, parts, materials, and assembly procedures, following shop procedures.
Check work after completion of each operation to ensure assembly is complete and free of defects and remove and replace installations and related components as necessary.

Basic Qualifications (Required Skills/Experience):
1+ years of structural experience in aerospace, automotive, maritime, construction or similar industry; this can include education and military.

1+ years of experience using high impact vibratory tools; such as bucking/riveting.

Ability to lift up to 35lbs.

Check and adjust actuator motors for full travel of flight control systems using power sources and hand tools.
Clean the work area and ensure the removal of Foreign Object Debris (FOD) and submit completed jobs or in-process checks to inspectors as required.
