Nubble Site Solutions, Precision ProFile, NextDayGPS and SiteBoss are tightly integrated small businesses with shared ownership based out of Southern Maine. The businesses work closely together, each offering a different role to manufacture, sell, support, design and build construction GPS and machine control solutions.
Over the past couple years, we set out to develop our own GPS rover solution. With the successful launch and continued growth of our SiteBoss rover our teams are growing. The businesses are looking to add an experienced Lead Admin to continue to facilitate and oversee all office admin, HR, and operations related tasks.
A successful Lead Admin should be comfortable with basic accounting practices and be able to efficiently and effectively implement company policies. Previous management experience is a plus as you will be responsible for supporting leadership but will ultimately interact with every team within the four small businesses. Above all, you should be self-motivated without requiring intense management and enjoy the culture of a smaller business office community. Key Responsibilities:
Admin/Accounting Skills
· Proficient in Quickbooks online and an understanding of basic accounting functions including expense tracking and asset and liability records
· Experience in accounting that includes inventory assets is a plus
· Ability to read and comprehend a P&L and Balance Sheet
· Accurately reconcile all bank statements, credit card statements, and inventory assets on a monthly basis
· Verify, enter, and approve all outgoing invoices and incoming payments
· Accurately enter and record payroll on a biweekly basis
Office & Operations Management:
· Manage calendars, meetings, travel arrangements, and executive support as needed
· Facilitate and oversee all shipping (typically UPS) and receiving products
· Post and monitor job ads, conduct interviews, and provide assessments and evaluation on potential hiring candidates
· Onboard and welcome new employees and facilitate employee benefits
Process Implementation & Improvement:
· Enforce and implement all company policies
· Update and circulate current and new company policies as needed
· Implement tools, software, or workflows to improve productivity
· Support special projects and company initiatives
Required Qualifications:
· 2-5 years of administrative or office management experience
· Strong organizational and time management skills

The Area Maintenance/Service Manager must have the ability to manage all service requests, preventative maintenance, and amenity area maintenance for the property. The Area Maintenance Manager is assigned to different locations within the portfolio to complete projects at the communities. The Area Maintenance Manager partners with the Service Manager at the community if assigned to stand in a particular position during his assignment.
REQUIREMENTS
Education
High School Diploma required; college diploma preferred
Experience
Five years of apartment maintenance experience (or equivalent). Minimum of one year of apartment Service Manager experience (or equivalent).
SKILLS & ABILITIES
Basic computer skills required. Experience with a work order maintenance system, basic typing skills and knowledge of computers. Use of the company’s payroll system is required to submit time off requests and clock in and out.
Certificates & Licenses
Valid driver’s license and current automobile insurance is required. Position requires individuals to furnish their own reliable transportation. HVAC certification. CPO certification. WORK ENVIRONMENT
The work environment involves everyday risks or discomforts which require normal safety precautions typical of such places as offices, meeting and training rooms, and residences or commercial vehicles. Maintenance Technician will work both inside and outside (in all types of weather) of apartment buildings, and in all areas of the property, including amenities. Use of ladders in excess of nine feet.
On occasion, the incumbent may be exposed to dirty and/or hazardous conditions when inspecting vacated units.
RESPONSIBILITIES (Including but not limited to)
1) Performs various community maintenance functions including but not limited to:
- Light bulb changes
- Filter changes
- Lock repairs/changes

2) Inspects and coordinates all make-ready repairs and services.
3) Complete unit rehab projects.
4) Must be aware of the condition of apartments and the overall property and immediately initiate action to correct unsafe conditions.
5) Ensures that storage areas remain locked when not in use.
6) Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary.
7) Assists in keeping grounds neat and free of litter.
8) Performs on-call emergency service as requested. All emergency after hours calls must be responded to immediately, and the service person on call must have the ability to arrive at the property no more than an hour after a call comes in.
9) Completes all service requests within 24 hours, unless the request requires extraordinary parts or labor.
10) Must have the ability to select appropriate materials for the property as needed.
11) Performs inspection of exterior lighting of the property on a schedule determined by the Community Manager.
12) Responsible for maintaining a clean and organized work environment in the maintenance shop.
13) Responds to resident service requests and concerns in a timely, professional manner.
14) Reads and/or listens to resident requests/complaints in a calm, respectful, and open manner.
15) Maintains a complete clean and neat uniform, name tag must be worn when working on any MLPG Property including nights and weekends, if applicable.
16) Distributes notices and communications to residents as needed.
17) Demonstrates customer service skills by treating residents, coworkers, supervisors, and vendors with respect, answering questions in a calm and open manner from coworkers and residents. Responds sensitively to concerns/complaints about maintenance services and exhibits a sense of urgency with assigned work orders.
18) Attend and assist in resident activities and functions after hours as needed.
19) Records activities in maintenance log.
20) Responsible for maintaining other logs (pool, HVAC, preventative maintenance, etc.)
21) Completes and updates all lighting inspections monthly and fire life/safety inspections as directed by Community Manager.
22) Responsible for monitoring and/or controlling maintenance inventory and/or supplies. Works with Community Manager to order tools and supplies as needed to stay within budgetary guidelines.
23) Assists the Community Manager and Assistant Community Manager with other tasks as requested.
24) Comply with and enforce all MLPG policies.

Officers are weighed at the time of the test (in PT gear) and the appropriate percentage of the officer’s weight is used to determine the percentage to be bench pressed.
1.5 Mile Run – This test measures the cardio-respiratory fitness of the officer.
It is conducted on a flat surface track / pre-measured (flat) course/treadmill.
The test is measured in minutes and seconds.
After initial PEB qualifications, must re-qualify on an annual basis.
SGOs failing to meet the minimum standards during annual requalification be allowed thirty (30) calendar days to successfully meet minimum standards.
Security Guards failing to meet requirements after 30 calendar days will be placed on Weapons Restriction.
Physical Efficiency Battery: The PEB is a fitness test consisting of three differing components to measure the fitness level of the officer.
The PEB is categorized by age and gender and with a graduated (percentile) scale that ranks officer’s performance from the highest (99th percentile) to the lowest (1st percentile).
As an example, a male between 35 to 39 years old is in the 99th percentile if they have 25.00 inches of flexibility, can push 172.14% of their body weight and can run 1.5 miles in 9:15.
The same person would be in the 1st percentile with scores of 10 inches of flexibility, 51.50% of body weight pushed and a 1.5 mile run in 22:00.

Position Summary
The IS Epic Cache Database Administrator will be responsible for implementing and supporting Epic Database Solutions that take into account appropriate redundancy, availability, scalability, security and manageability requirements of Lakeland Regional Health’s IS Department. This individual will be part of a team that is responsible for the technical strategy, vision, architecture and evolution of LRH’s Epic implementation(s), infrastructure and ancillary technologies. This is a technical position providing analysis, configuration, maintenance, modification and monitoring of all Epic Caché and SQL databases. The ideal individual understands and supports best practices and requirements for data storage, database architecture, tuning, maintenance and reporting, ensuring hardware and software compatibility and optimization. This individual assists in and supports personnel in determining databases are available, backed up regularly, and can be restored. Participates in, and evaluates installations (server and database binaries), tests, and implementations of system hardware, clustering technologies, software, manufacturer’s maintenance releases and utilities. Analyzes system performance to ensure it is meeting availability and performance objectives. Evaluates and recommends team personnel in resolution of hardware and operating system, and application software problems. Standard Work: IS Epic Cache Database Administrator
- Implements, manages and maintains the Epic SQL Database infrastructure, including installing/upgrading and/or deploying Epic applications on servers and clients using Kuiper, and System Pulse. Installs database software (e.g. Oracle, SQL Server or InterSystems Caché)
- Manage and maintain Epic databases for Hyperspace, EPS, Web BLOB, Hyperspace Web, BCA, MyChart, Carelink\Healthy Planet, Haiku, Rover, Care Everywhere, Home Health, Kuiper, and System Pulse services
- Performs technical analysis, configuration, maintenance, modification and monitoring of databases on a variety of platforms including SQL, Cache, Windows Server OS and Linux
- Uses processes for monitoring performance of installed systems or services and takes corrective actions when necessary. Uses tools for capacity planning, reporting, and proactive problem solving. Screen and analyze application performance for potential bottlenecks, specify possible solutions, and act jointly with developers to apply those fixes

Essential:

The Field Surveyor is responsible for performing construction layout and grade control for assigned jobsite. This position utilizes GPS systems and related surveying equipment to support dirt work operations, machine control systems, mass grading, utility installation, and site development.
