Position Overview

dormakaba is seeking a Regional Business Controller based in Indianapolis, IN. This individual is responsible for developing tools and methods for strategic, tactical operations controlling to ensure constant increase of performance, risk mitigation and competitiveness for the Americas. This role supports the SVP Global Operations Controlling and is the Region lead in performance reviews, planning, forecasting, budgeting, and strategic projects.

  • Support Mid Term Plan, forecasting and budgeting for Global Operations with the focus on manufacturing, procurement savings, plant efficiency, CapEx, and risk management

RESPONSIBILITIES

As a Planner/Scheduler, you will:

working order, quickly resolve emergency maintenance issues in coordination with the

Grounds Maintenance Manager.

Keep open dialogue with Owners on vacancies, tenants, physical condition of property and

financial issues.

Maintain property by investigating and resolving complaints, completing repairs, and

contracting with landscaping and snow removal services.

Participate in HOA meetings in support of the Community Manager role.

Support the Community Manager role in accurate budget creation and adherence to

operating budgets.

Architecture Review Board – attend bi-weekly ARB meetings and coordinate architectural

approvals in partnership with legal administrator.

Serve on ARB providing detailed input on all builder plan submissions to the board.

Review homebuilder landscape plans for approval for each community that Old Town

manages and confirm installation per plan.

Manage all property owner maintenance issues that fall outside of the HOA property

management services agreement.

Maintain building systems by contracting for maintenance services and supervising repairs

for all Old Town owned properties not managed by third party services (HQ, Field Office,

future development sites).

Provide accurate documentation, reporting, and data collection to ensure compliance with

any financial reporting requirements.

Maintain maintenance logs and report on activities per property/community.

Ensure health and safety policies are in compliance.

Attend weekly/monthly/quarterly project meetings with agendas that include status

updates and tasks to be accomplished.

Position Summary:

The Project Engineer supports the Project Manager and Superintendent in the successful execution of assigned construction projects. This role helps oversee project safety, quality control, scheduling, documentation, and communication with architects, consultants, and subcontractors.

The position reports to the Project Manager and may require time working on-site alongside the Superintendent. Occasional travel may be required.


Key Responsibilities


Project Coordination & Documentation

  • Develop a strong understanding of all contract drawings, specifications, addenda, RFIs, and project documentation.
  • Manage and maintain project documentation and document control systems.
  • Track and coordinate changes to project scope, schedule, and costs.
  • Maintain and update project records including RFIs, ASIs, and as-built drawings.

Field & Project Support

  • Support coordination of internal teams, subcontractors, and third-party vendors to ensure projects are delivered on time, within scope, and within budget.

Team & Stakeholder Collaboration

  • Support the Project Manager and field team to ensure successful project execution.
  • Communicate clearly and professionally with clients, architects, consultants, subcontractors, and internal stakeholders.
  • Participate in the review of project documents for constructability, including shop drawings.
  • Assist in creating and implementing site-specific emergency action plans.
