Position Summary
The Analyst of Capital Markets plays a key part in driving the company’s real estate financing and capital markets strategy by supporting the underwriting, structuring, and execution of property-level debt transactions. The position develops financing materials, performs financial and portfolio analysis, and provides insights that inform lending and investment decisions across the portfolio. Working closely with internal teams and external capital partners, the role helps ensure financing moves efficiently from concept to closing.
Responsibilities
- Support the preparation and execution of loan solicitation and financing, including property underwriting, preparation of property overviews and financing packages, evaluation of lender proposals, and assistance with loan documentation and due diligence
- Partner with multiple cross-functional teams to gather required information and assemble financing request materials.
- Collaborate on the development of financing books by underwriting assets, highlighting key investment merits, and compiling information that provides lenders with a comprehensive view of market conditions, tenancy, and property performance.
- Respond to inquiries from lenders and stakeholders related to property performance, loan transactions, securitizations, and on-going compliance requirements.
- Prepare recurring and ad hoc reporting to support debt and investment analysis, leveraging third-party applications such as Chatham Direct, HFM, Excel, and BI tools.
- Coordinate and incorporate third-party reports, including engineering, environmental, seismic, zoning, and appraisal reports, to provide a comprehensive view of property and portfolio performance.
- Conduct property-level and portfolio-level financial analysis as needed, to support financing and investment decisions.
- Assist with the evaluation of potential investments and preparation of approval memos used to evaluate investment opportunities.
- Build and maintain relationships with lenders and other capital source providers following loan closing by assisting with securitization processes, reporting, and compliance questions.

Qualifications
- High school diploma or GED required.
- Bachelor's Degree required, preferably in Finance, Accounting, Real Estate or related field.
- 1-3 years of experience in real estate required.
- Experience in real estate mortgage credit with an understanding of capital structures and the loan closing process is preferred.
- Financial modeling and analytical skills, with advanced proficiency in Excel.
- Experience with Chatham Direct, Argus and PowerPoint is a plus.
- Exposure to real estate transactions including familiarity with loan documentation, underwriting, and closing processes is a plus.
- Self-motivated with the ability to work effectively in a fast-paced, dynamic environment and manage multiple priorities with firm deadlines.

The Role:
We are looking for a Director, Environmental Permitting, to lead and scale all environmental functions supporting development, permitting, construction, and operations of on-site power generation to support large data center loads across the U.S.
You will be responsible for leading all environmental strategy, permitting, compliance, and regulatory interface activities for Scale Microgrids Data Center business, providing executive-level oversight of environmental risk management across natural gas generation facilities, data center infrastructure, and electric transmission and distribution assets. You will establish environmental standards, manage agency relationships, oversee consultants, and ensure projects are delivered on schedule and in full regulatory compliance.
This is a leadership role with strategic and operational accountability. Environmental risk can kill a project quietly and expensively, and this role ensures our portfolio moves forward with regulatory certainty, disciplined compliance, and long-term operational stability.
The role reports to our Chief Development Officer, Data Centers, and is based in either our NYC, Ridgewood, NJ, Santa Monica/Oakland, CA, or Chicago offices.
Key responsibilities will include:
Strategic Leadership
- Develop and execute environmental strategies for all projects.
- Identify environmental risks early in project development and integrate mitigation strategies into siting, engineering, and financial modeling.
- Serve as the environmental authority for executive leadership.
- Build and lead the environmental team as the portfolio scales.
Permitting & Regulatory Strategy
- Direct permitting strategy for natural gas generation facilities, data centers, substations, transmission infrastructure, and distribution systems.
- Oversee federal, state, and local environmental permitting, including Clean Air Act permitting (Title V, PSD, minor source permits), Clean Water Act Sections 404 and 401, stormwater and NPDES compliance, wetlands and listed species coordination, cultural resource coordination, and NEPA documentation where applicable.
- Develop permitting schedules aligned with project development milestones.
- Lead negotiations and interface with agencies, including the Department of Environmental Protection, U.S. Army Corps of Engineers, U.S. Fish and Wildlife Service, Fish and Wildlife Conservation Commission, and local jurisdictions and water management districts.
Compliance & Operational Oversight
- Ensure compliance across development, construction, and operational phases.
- Establish internal environmental compliance frameworks and reporting systems.
- Oversee environmental audits and corrective action plans.
- Provide guidance on air emissions monitoring, water discharge compliance, waste management, and spill prevention.
Technical Oversight
- Direct environmental due diligence for land acquisition and project development.

Cross-Functional Leadership

Position Overview for the Technical Product Owner:

POSITION SUMMARY:
The Senior Solution Architect – ServiceNow is a senior-level technology leader responsible for setting the strategic vision and architectural direction for the ServiceNow platform across the organization. This individual will define how to best leverage ServiceNow to deliver business value, improve operational efficiency, and reduce total cost of ownership (TCO).
The ideal candidate is a highly skilled technical expert and visionary who can translate complex business requirements into scalable, secure, and sustainable platform solutions. They will drive platform governance, integration strategies, and architecture standards while collaborating with cross-functional teams and other enterprise architects to ensure a cohesive, connected IT ecosystem.
CORE JOB RESPONSIBILITIES:
- Define and lead the ServiceNow platform vision and strategy to align with enterprise goals and evolving business needs.
- Architect end-to-end ServiceNow solutions across modules (e.g., ITSM, ITOM, HRSD, CSM, SecOps, App Engine) ensuring scalability, maintainability, and integration with broader enterprise systems.
- Act as a trusted advisor and subject matter expert on ServiceNow capabilities, platform governance, and architectural best practices.
- Establish and enforce platform standards, guardrails, and frameworks to ensure consistent, secure, and high-quality implementations.
- Collaborate closely with business and IT stakeholders to gather requirements, assess current state, and design target state solutions.
- Drive platform maturity and innovation by identifying new modules, capabilities, and enhancements aligned with business priorities.
- Lead the evaluation, design, and implementation of new ServiceNow features, upgrades, and integrations.
- Ensure that data models, workflows, and user experiences are consistent, reusable, and optimized.

- Partner with other Solution Architects to ensure the ServiceNow platform integrates effectively within the broader enterprise architecture.
- Define and evolve methodologies, processes, and tooling for platform design, delivery, and governance.
- Monitor technology trends, platform roadmaps, and emerging practices to recommend innovative uses of ServiceNow to the business.
REQUIREMENTS FOR CONSIDERATION
- Bachelor’s degree in Computer Science, Information Systems, Engineering, or a related field. Advanced degree or certifications preferred.
- 7+ years of experience in IT architecture, design, and development roles.
- 5+ years of experience architecting and delivering solutions on the ServiceNow platform.
- Deep expertise in multiple ServiceNow modules (e.g., ITSM, ITOM, HRSD, CSM, App Engine).
- Proven experience designing scalable, secure, and maintainable platform architectures.
- Demonstrated success in leading platform strategy, governance, and roadmapping efforts.
- Knowledge of integration patterns and experience with REST, SOAP, MID Servers, and other integration methods.
- Experience working in agile and DevOps environments.
- Excellent communication, presentation, and stakeholder engagement skills.
- Strong leadership and influencing capabilities, with the ability to drive alignment across diverse teams and levels.
- ServiceNow Certified System Administrator (CSA) and Certified Implementation Specialist (CIS) certifications strongly preferred.
Experience in large-scale enterprise environments; retail or multi-business unit experience is a plus.
