The Role

We are hiring a Director of Marketing to build our brand and lead generation across our portfolio. Your job is to drive qualified apartment tour bookings through digital advertising, landing pages, email campaigns, and social media.

You will not be the face of the content, but you will be the strategist behind it. You will determine what content should be created, coordinate with our onsite teams to capture it, and turn it into high-performing ads and campaigns.

You will start as a one-person team. You are to figure out what works and scale it.

What You Will Own

Digital Advertising

• Build, launch, and manage paid campaigns across:
• Meta (Facebook / Instagram)
• Google (Search, Display, YouTube)
• Other emerging platforms
• Continually optimize campaigns to improve cost per tour and cost per lease

Branding & Content Direction

• Develop the strategy behind ad creative (image, video, and copy)
• Identify exactly what content needs to be created to perform well
• Direct onsite teams to capture that content (unit tours, amenities, events, team, lifestyle, etc.)
• Manage editing and production internally or through freelancers/agencies

You are the architect of the creative, not the on-camera personality.

Landing Pages & Conversion Optimization

• Build or manage the creation of landing pages for our communities
• Test different landing page designs, messaging, and offers
• Optimize conversion rates to maximize tour bookings

Email Marketing & Lead Nurture

• Write and manage cold email campaigns to generate new leads
• Build automated follow-up campaigns for:
• Tour no-shows
• Lost prospects
• Upselling current residents
• Continuously improve open rates, click rates, and conversion rates

Performance & Growth

• Track performance across all campaigns
• Identify what is working and double down
• Eliminate what is not working
• Build a repeatable, scalable lead generation system

Position Overview

The Project Manager (PM) is responsible for overseeing and delivering a range of commercial construction projects. This role ensures projects are completed safely, on schedule, within budget, and to the highest quality standards.

Responsibilities include scheduling, estimating and takeoff support, subcontractor buyout, subcontract preparation, project submittal and RFI oversight, profit projections, field coordination, safety oversight, cost management, and project closeout. The Project Manager works closely with Senior Project Managers, field leadership, subcontractors, and clients to drive accountability, performance, and execution.

Responsibilities

Project Planning

• Develop comprehensive project plans including scope, schedule, budget, and procurement strategy
• Coordinate with the estimating team during preconstruction to ensure accurate scope alignment and pricing
• Participate in early design team meetings thru SD/DD/CD phases
• Participate in takeoffs and scope reviews as needed
• Develop site logistics plans and identify early site-specific challenges
• Identify project risks early and develop mitigation strategies

Execution & Oversight

• Drive the project schedule and hold subcontractors accountable to commitments
• Manage day-to-day project activities and resolve issues before they escalate into delays
• Ensure materials, equipment, and manpower are aligned with schedule requirements
• Maintain disciplined cost control and monitor budget-to-actual performance
• Support preparation of subcontract agreements and the subcontractor buyout process

Team & Stakeholder Management

• Lead project meetings with owners, architects, engineers, and subcontractors

Financial Management

• Review and approve subcontractor pay applications
• Review and approve project material invoices
• Oversee project billings
• Support financial tracking and forecasting using CMiC
• Forecast project costs and maintain profitability targets
• Identify and pursue value engineering opportunities
• Estimate project change orders
• Support negotiation and execution of change orders

Project Closeout

• Oversee punch list, commissioning, O&M documentation, and final turnover
• Ensure timely completion of all contract closeout requirements
• Deliver organized and complete project documentation

Preferred Qualifications

• Bachelor’s degree in Construction Management, Engineering, or related field (or equivalent industry experience)
• 5+ years of commercial construction experience
• Strong understanding of construction processes throughout the full project lifecycle

Job Summary

BELL Construction is looking for a Project Manager to join their team in Nashville, TN. The Project Manager (PM) is responsible, with the Project Superintendent, for the overall management and administration of commercial construction projects ($5 - $50 million). This includes involvement in preconstruction services, estimating, subcontractor management, submittal processing, meeting the schedule budget, and achieving high quality on all projects.

Job Responsibilities

• Has a solid understanding of construction safety practices. Has full ability to stop work if unsafe conditions exist and reports concerns to the Project Superintendent and Safety department.
• Understands all trades, including MEP, and has strong knowledge of ground up construction.
• Conducts constructability reviews as design progresses and develops conceptual and detailed quantity survey estimates.

8. Experience implementing governance and quality
   controls: metadata, lineage, validation, stewardship workflows.
9. Working knowledge of cloud architecture, IAM,
   networking, and security best practices.
10. Demonstrated ability to collaborate across
    technical and business teams.
11. Exposure to AI/ML engineering concepts, feature
    stores, model monitoring, or MLOps patterns.
12. Experience with infrastructureascode
    (Terraform, CloudFormation) or DevOps tooling.

This role is an exempt position, and the salary range for this position is $115,523.42-$150,972.44. This is the lowest to highest salary we believe we would pay for this role at the time of this posting. An employee's pay within the salary range will be determined by a variety of factors including but not limited to business consideration and geographical location, as well as candidate qualifications, such as skills, education, and experience.
