The Opportunity

What You’ll Do

Leadership & Collaboration

  • Serve as a liaison between executive leadership and department directors, helping to translate vision into action through collaborative project delivery.
  • Lead assigned projects with clear work plans, measurable goals, and disciplined execution.
  • Support the Executive Vice President on capital initiatives, long-range planning, and the design and rollout of major development efforts.

Project & Portfolio Management

  • Oversee complex real estate development projects from concept through construction completion and conversion.
  • Create, monitor, and manage integrated project plans, including cost estimates, schedules, resource needs, and compliance requirements.
  • Track day-to-day progress to ensure goals are met, budgets are honored, risks are mitigated, and outcomes are delivered efficiently and effectively.

Compliance & Funding

  • Prepare applications for competitive funding and ensure alignment with HUD, CHFA, DOH, DECD, IRS Section 42, and other regulatory requirements.
  • Review developer financials, underwriting analyses, capital needs assessments, and documentation needed for major financing opportunities.
  • Advise leadership on regulatory changes, compliance expectations, and impacts on current or future projects.

Strategic Growth & Innovation

  • Identify new business opportunities, partnerships, and potential development strategies within and outside Connecticut.
  • Research funding pathways and creative capital structures for both new and ongoing projects.
  • Build underwriting models, recapitalization analyses, and financial plans supporting sustainable development.

Operations & Communication

  • Maintain organized project files, databases, and reference materials.
  • Develop and edit high-quality reports, correspondence, presentations, and board materials.
  • Communicate with tact, clarity, and professionalism while managing confidential information with discretion.


What You Bring

We welcome candidates who bring a mix of formal education, on-the-ground experience, and a genuine commitment to community-centered development. Successful candidates will have:

  • A degree from an accredited college or university related to real estate, planning, finance, public administration, or another relevant field.
  • At least five years of experience leading complex public housing or multi-family development projects (a Master’s degree may substitute for one year).
  • Direct experience managing multi-million-dollar real estate transactions.
  • Strong leadership presence and the ability to navigate high-level issues with executive stakeholders.
  • Comfort managing multiple concurrent projects with shifting priorities.
  • Excellent oral and written communication skills.
  • Demonstrated ability to build underwriting models and support full development cycles.

Position Overview

The Applications Chemist will play a critical role in translating P2 Science’s ingredient chemistry into real-world cosmetic performance. We are seeking an individual who works independently, formulates across multiple product categories, and partners closely with commercial, marketing, and R&D teams.

The ideal candidate possesses hands-on cosmetic chemistry experience, is comfortable working autonomously, and understands how to develop credible performance data and claims for ingredients and finished formulations via instrumental analyses and conducting internal studies.

Key Responsibilities

Formulation & Applications Development

  • Independently formulate personal care prototypes across multiple categories (e.g., skincare, hair care, body care, color cosmetics, lip care, fragrance-adjacent applications)
  • Develop chassis formulations to support claims testing to demonstrate the performance benefits of P2 Science ingredients
  • Customize formulations to support customer requests, troubleshooting, and reformulation efforts
  • Evaluate ingredient compatibility, stability, and performance in finished systems

Performance Testing & Claims Support

  • Design and execute in-house performance testing (sensory, moisturization, occlusivity, slip, longevity, conditioning, etc.)
  • Translate test results into clear technical claims for marketing and sales use
  • Collaborate with internal and external partners on third-party testing and clinical substantiation
  • Support sustainability, natural, and “clean” positioning where applicable

Technical Support & Customer Engagement

You’ll manage loading, unloading, and report any vehicle problems or damage.

Responsible for identifying skills gaps, developing engaging training content, and implementing learning initiatives that align with our company goals to boost productivity, performance, and employee retention.

Oversee the entire training lifecycle, from onboarding to specialized skill development, utilizing both in-person and digital learning technologies.

Prepare and present reports to senior management outlining the impact of training on company goals.

Job requirements A bachelor’s degree in human resources, Education, Organizational Development, or a related field, plus a minimum of 3 years of experience in training, learning and development, or HR management, with a proven track record of creating training programs from scratch.

Strong knowledge of adult learning principles, instructional design theories, and curriculum development.

Proficient in MS Office (Word, PowerPoint, Excel) and experience using Learning Management Systems (LMS) and virtual training platforms (e.g., Zoom, Teams).

Excellent verbal and written communication skills with the ability to facilitate, present, and coach.

Experience in a specific industry relevant to the company (e.g., sales, hospitality, tech).

Ability to manage multiple training initiatives simultaneously.

Ability to analyze data and assess training needs effectively.

Demonstrated ability to collaborate effectively with internal employees and external vendors to drive alignment, ensure smooth execution, and achieve shared business objectives.
