- You review the specifications and know the client expectations for deliverables.
- You ensure compliance through in-depth reviews of the project documents.
- You review test methods and procedures with in-house technicians and subcontractor labs as needed. You discuss the requirements with the Superintendent to ensure all testing is performed according to the proper procedures and all the data is properly collected.
- You ensure incoming products and materials are acceptable (i.e., specification, grade, timeliness).
- You initiate, communicate, and track non-conformance corrective actions. Discusses resolution ideas with the project team and properly dispositions.
- You comply with safety procedures/policies and addresses and/or elevates non-compliance among all employees, subcontractors, and vendors.

What it takes?
- Bachelor’s degree in engineering, architecture or construction management/science with a minimum of 2 years construction experience on construction similar to this scope of work (preferred), or a minimum of 5 years construction experience on construction similar to this scope of work (preferred).
- Ability to work 6 weeks on and 1 week off rotations for projects.
- Minimum 1 Year experience in the Three Phases of Control Quality Management System utilized by USACE and other Federal Government Agencies USACE/NAVFAC Construction Quality Management (CQM) for Contractors training certification (preferred)
- American Society for Quality (ASQ) certification as Quality Auditor (preferred) or Manager of Quality/Organization Excellence (preferred)

We are seeking a Mechanical Field Service Manager to work out of our West Allis, WI office.The Mechanical Field Service Manager is responsible for the planning and execution of customer maintenance outages within the North American Toshiba fleet as well as Other OEM Steam Turbines and Generators. This role directly manages Toshiba’s domestic Field Service Technical Advisors and Site Managers, while working closely with supporting services such as craft labor, subcontractors, and commercial operations. Key responsibilities include ensuring safety, quality, on-time delivery, budget adherence, and customer satisfaction through direct involvement in outage planning and execution. This role supports opportunity development in collaboration with sales, engineering, and proposal teams, and is responsible for building all outage schedules and cost estimates during project bidding. They oversee outage execution, manage project tracking to budget, ensure compliance with customer requirements, and drive standardized completion of outages. Additionally, the role promotes continuous improvement in training and development within Field Services processes through the established TA Training Program.
Essential Duties
- Collaborate closely with Toshiba Sales and Marketing to develop future opportunities for Field Services.
- Work with Toshiba Engineering to manage planned work scopes in alignment with fleet recommendations, provide practical and timely disposition of discovery work, and implement technological improvements to processes.
- Manage all aspects of the Field Service department, including employee safety, execution quality, on-time delivery, outage planning, resource and outage scheduling, department budgeting, performance appraisals, personnel development, and subcontractor coordination.
- Direct the development of estimates, specifications, and maintenance/work packages that define work scope and resource requirements for outage projects.
- Develop necessary performance plans and budgets to ensure adequate funding and staffing in support of the Company’s goals and objectives for maintenance services.
- Establish cost control and review measures to monitor outage performance and ensure expenditures are prudent and within budget.
- Continuously identify and refine the proposal process to reduce quote cycle time.

Job Summary
The Project Manager – Steam Turbine Generator Controls is responsible for planning, coordinating, and executing multiple concurrent, long-term controls projects in support of new Steam Turbine Generator installations. This role serves as the primary interface between customers, internal engineering teams, field services, suppliers, and Toshiba Japan, ensuring projects are delivered safely, on schedule, within scope, and in compliance with contractual, regulatory, and cybersecurity requirements.
In addition to project execution, this role is responsible for coordinating and supporting New Unit customer training and capability development related to turbine and generator control systems.
Project Management & Execution
- Manage multiple concurrent, long-duration Steam Turbine Generator controls projects from contract award through commissioning and closeout.
- Develop and maintain integrated project execution plans, schedules, and risk registers across multiple projects.
- Coordinate internal resources across Controls Engineering, Field Services, Commercial, Supply Chain, and Quality.
- Track project milestones, deliverables, and financial performance; identify and mitigate execution risks.
- Lead scope, schedule, and cost change management activities with customers and internal stakeholders.
- Own end-to-end commercial execution for controls projects, including procurement strategy, vendor quotation management, billing milestones, invoicing coordination, and financial closeout.
Controls & Cybersecurity Awareness
- Maintain working knowledge of turbine and generator control and protection systems.
- Ensure compliance with applicable cybersecurity requirements and customer cyber policies.
- Coordinate cybersecurity reviews, documentation, and testing activities with subject matter experts.
- Support audits, inspections, and regulatory reviews related to controls and cybersecurity compliance.
- Demonstrated working knowledge of industrial control system (ICS) architectures, including SCADA, PLCs, HMIs, servers/workstations, and associated networking and cybersecurity components (e.g., switches, firewalls, virtualization, authentication, and remote access technologies).
- Experience with RADIUS, edge protection, pattern recognition a plus.
Customer Communication & Stakeholder Management
- Serve as frontline customer point of contact for controls project execution.

Responsibilities
Surface Warfare Officers (SWOs) are involved in virtually every aspect of Navy missions. As a SWO, you may be in charge of any number of shipboard operations and activities while at sea, working with or within any of these specialized forces:
Aircraft Carrier Forces: Provide and coordinate air, submarine and surface ship defense for aircraft carriers.
Cruiser-Destroyer Forces: Provide ship attack and defensive measures with a wide array of missile and fire power capabilities, providing anti-air, -submarine and -surface warfare support.
Amphibious Forces: Embark and transport vehicles, equipment and personnel for amphibious assault operations.
Combat-Logistics Forces: Provide combatant ships with fuel, ammunition, food and supplies, and provide repair, maintenance and rescue capabilities through Fleet Support Ships.
Mine Warfare Forces: Detect, identify and neutralize threats from hostile use of maritime mines.

Work Environment
As a Surface Warfare Officer, you will work at sea and on shore, in a variety of environments. Sea duty could place you aboard ships within the fleet. Training & Advancement
Those pursuing an Information Professional Officer position are required to attend Officer Candidate School (OCS) in Newport, RI.
Unless they have already been commissioned through the Naval Academy or ROTC, those pursuing a Surface Warfare Officer position are required to attend Officer Candidate School. Newly commissioned SWOs can expect an advanced training process that includes comprehensive training at sea and ashore.
Newly commissioned Surface Warfare Officers will be assigned to a surface ship, leading a team of Sailors responsible for a component of the ship - anything from electronics to weapons to engineering systems. In this setting, Officers are working toward full Surface Warfare qualification.
After completing these initial sea tours, Surface Warfare Officers may be selected to serve on high-level staffs, commands or strategic projects or they may be selected to work in recruitment. The ultimate goal for many: to one day command their own ship.

A degree from a four-year college or university is a minimum educational requirement to become a Commissioned Officer.

Serving part-time as a Navy Reserve Sailor, your duties will be carried out during your scheduled drilling and training periods. During monthly drilling, Surface Warfare Officers in the Navy Reserve typically work at a location close to their homes.
For annual training, Surface Warfare Officers may serve anywhere in the world, whether on a ship at sea or at bases and installations on shore.

Most of what you do in the Navy Reserve is considered training. The basic Navy Reserve commitment involves training a minimum of one weekend a month (referred to as drilling) and two weeks a year (referred to as Annual Training) - or the equivalent of that.
Surface Warfare Officers in the Navy Reserve serve in an Officer role. Before receiving the ongoing professional training that comes with this job, initial training requirements must first be met.
For current or former Navy Officers (NAVET): Prior experience satisfies the initial leadership training requirement - so you will not need to go through Officer Training again.
Officers who previously held a commission in another United States Military Service, National Oceanic and Atmospheric Administration, Public Health Service, or United States Coast Guard are exempt from attending ODS or LDO/CWO Academy.

Job Summary
The Senior Investment Sales Analyst plays a critical role supporting Boerke’s Investment Sales Team through advanced financial analysis, property valuation, market research, and the production of institutional‑quality offering materials. This role is designed for an experienced analyst who can independently underwrite complex transactions, provide strategic pricing insight, and serve as a trusted analytical partner to senior producers.
Under the direction of the Director of Transaction Management, this position has meaningful responsibility across the full transaction lifecycle; from initial underwriting and valuation to marketing execution and closing support. This role offers deep exposure to investment sales, capital markets, and institutional clients in a fast‑paced, entrepreneurial environment.
Essential Job Duties and Responsibilities
Financial Analysis & Valuation
- Independently build, review, and refine detailed financial models, including pro formas, discounted cash flow analyses, IRR models, sensitivity analysis, rent-roll forecasting, and NOI projections.
- Lead underwriting efforts across major commercial real estate asset classes, with an emphasis on industrial, retail, multifamily, and office investments.
- Evaluate operating statements, lease abstracts, capital expenditure assumptions, debt structures, and market inputs to support pricing strategy and investment recommendations.
- Prepare and present Broker Opinions of Value (BOVs), pricing guidance, and valuation narratives for internal and client use.
- Help standardize, improve, and maintain underwriting and valuation templates used across the Investment Sales team, in coordination with the Transaction Coordinator and leadership.
Market Research & Data Management
- Conduct advanced market and asset-level research including leasing trends, comparable sales and rents, demographic data, supply/demand indicators, and cap-rate benchmarking.
- Maintain and enhance internal databases for sales comps, rent comps, active listings, and pipeline activity, partnering with the Transaction Coordinator to ensure data accuracy and consistency.
- Research property ownership details, parcel data, zoning information, and historical transaction records to support underwriting and marketing efforts.
- Track macroeconomic and capital markets trends relevant to institutional CRE and translate insights into actionable guidance for brokers and clients.
- Support maintenance of client and investor contact lists within CRM and shared databases to ensure accurate information for marketing and outreach.
Deal Execution & Transaction Support
- Assist in preparing high-quality offering memoranda, teasers, proposals, and pitch materials.
- Support due diligence by organizing data rooms, reviewing third-party reports, and managing document flow under the direction of the Transaction Coordinator and brokers.
- Support property tour coordination, analyze buyer feedback, and assist in preparing negotiation and decision-support materials.
- Assist in assembling closed deal files, including commission sheets and essential documentation, as requested.
- Help prepare activity reports, meeting agendas, and internal tracking sheets for the investment team.
Business Development
- Partner closely with brokers on pitch decks, client updates, competitor/market-share analysis, and custom client deliverables.
- Support new business proposals, RFP responses, and customized client deliverables.
- Assist with CRM pipeline management, mandate tracking, and relationship analytics.
- Support planning and execution of client events and investor outreach initiatives by preparing materials, lists, and follow‑up tracking in partnership with the Transaction Coordinator.
- Contribute to the creation and distribution of team newsletters and market updates by assisting in compiling recent transaction activity, submarket insights, and research findings.
Required Qualifications
- Bachelor’s degree in Finance, Real Estate, Economics, Accounting, or a related field.
- 3-6 years of experience in commercial real estate underwriting, investment sales, capital markets, investment banking, appraisal, private equity, or a related analytical role.
- Advanced proficiency in Excel, including complex financial modeling; strong working knowledge of Microsoft Word and PowerPoint with the ability to produce polished, client‑ready materials.
- Strong understanding of pro forma modeling, lease structures, commercial valuation methods, and core CRE fundamentals.
- Proven ability to independently manage multiple underwriting assignments and deadlines with a high level of accuracy and judgment.
- Excellent written and verbal communication skills, including the ability to simplify complex analyses.
- Comfortable operating in a dynamic, entrepreneurial environment.
Preferred Qualifications
- Prior experience at a CRE brokerage, private equity firm, lender, appraisal firm, REIT, or related capital markets environment.
- Demonstrated experience producing institutional-quality offering memoranda and BOVs.
- amiliarity with platforms such as CoStar, CREXI, RCA/MSCI, Reonomy, and CRM systems.
- ARGUS Enterprise experience strongly preferred.
- Knowledge of the Midwest commercial real estate markets and regional investor dynamics.

Essential Duties and Responsibilities include the following:
· Management of existing account base, while actively soliciting new business opportunities in the territory
· Prospect for and acquire new business in all Koch customer markets
· Establish rapport and develop solid relationships with key customer contacts.
· Present training sessions to educate customers and prospective customers about Koch filter products.
· Conduct surveys of filters applications in the field to make appropriate recommendations for improvements
· Meet and exceed sales, price, and margin targets.
· Maintain weekly sales, call and expense reports.

Competencies
Successful candidates should have 4-5 years sales experience in the filtration industry. Exposure to HVAC and paint overspray markets is preferred. College degree preferred, plus working knowledge of Word, Excel, and Power Point etc.
