Construction Project Manager – $180,000 to $200,000 – Long Beach, CA 90804
The Role
Do you have over a decade of experience managing complex construction projects? Are you ready to lead multimillion-dollar educational facility builds from the ground up?
PMCS Group is looking for an experienced Construction Project Manager / Owner's Authorized Representative I (OAR I). As a OAR 1, you will be responsible for overseeing and coordinating every phase of assigned construction projects—from planning and bidding to execution and close-out. You’ll work closely with architects, engineers, contractors, and public agencies to ensure projects are delivered on time, within budget, and up to the District's high standards.
Key Responsibilities:
Manage all project phases: pre-construction, bid and award, construction, and close-out
Review and provide feedback on pre-construction documents
Prepare and deliver regular project status reports to upper management
Coordinate with public agencies to ensure compliance during all project stages
Monitor project budgets and schedules; ensure accurate monthly tracking
Supervise daily contractor activities and review construction schedules
Respond to contractor inquiries and review change orders and submittals
Oversee payments and contractual obligations for all project participants
Coordinate delivery of fixtures, furniture, and equipment
Manage project certification and financial close-out with the Division of the State Architect (DSA)

The Person
Required:
10 years of full-time professional experience in construction/project management of commercial or public/educational facilities
3 years managing complex projects valued over $10 million
Bachelor’s degree in architecture, engineering, or construction management
OR a bachelor's degree in another field with a commitment to earn a Certified Construction Manager (CCM) credential within one year
OR possession of a valid CCM credential in lieu of a degree
Preferred:
Experience with Design-Build, BIM, LEED/CHPS projects
Familiarity with DSA processes and OSHA 30 safety regulations
Licensed Architect or Professional Engineer in California

The Role
The Senior Regional Construction Scheduler reports directly to the Sr. Construction Manager for Scheduling and Estimating. In this leadership position, you will oversee project schedulers and ensure that program and project schedules align with performance goals.
You will play a key role in reviewing contractor schedules, analyzing project impacts, and providing clear reporting to senior leadership.
Key Responsibilities
- Supervise Project Schedulers to ensure project timelines are achieved
- Review and analyze CPM schedules for accuracy and contract compliance
- Develop and maintain program and master schedules, including logic, milestones, and constraints
- Perform QA/QC reviews of contractor baseline and update submissions
- Conduct Critical Path and Earned Value analysis
- Complete Time Impact Analyses for change orders affecting project timelines
- Lead schedule negotiations related to delay settlements
- Interpret construction drawings to confirm scope and sequencing
- Provide written schedule review comments and executive-level reports
- Walk construction sites to validate schedule progress
- Communicate schedule updates in weekly and monthly status meetings
- Provide bi-monthly program schedule updates to leadership
- Forecast staffing needs and recommend adjustments to executive staff

- Minimum 8 years of full-time professional construction scheduling experience with an Owner or General Contractor
- Experience in educational facilities or public works projects preferred
- Bachelor’s degree in Architecture, Engineering, Construction Management, or related field
- OR bachelor’s degree in another discipline with two additional years of relevant experience
- Advanced proficiency in Primavera (latest version) and MS Office Suite
- Strong written and verbal communication skills
- Excellent organizational and planning abilities
- Solid understanding of cost engineering, schedule forensics, and contract terms
- Ability to build effective working relationships with project teams and leadership
