As a Land Development and Entitlements Director- Build to Rent ("BTR") working for Taylor Morrison you will be responsible for understanding and executing all components of the land entitlements planning and development processes applicable to higher-density build to rent developments. These "horizontal apartment" developments include "villa" style single family homes built in a multi-family apartment-style setting. The individual will work closely with the Land Acquisitions Manager and Field Project Development Managers to aid in the evaluation of land that may be suitable for build to rent and oversee the zoning, platting, engineering and development of those properties per an established playbook that details Taylor Morrison’s build to rent strategy.

We trust that as a BTR Land Development and Entitlements Director you will: (responsibilities)

Educate third party stakeholders (municipalities, brokers, land sellers etc.) regarding our build to rent footprint and the benefits of our specific rental strategy for their municipalities
Understand residential, commercial and multi-family municipal zoning ordinances and apply as appropriate to achieve build to rent entitlement approvals
Meet with engineers, planners and government agencies to ensure completeness of higher-density site plan requirements and mitigate deal risk
Review due diligence materials for land acquisitions in conjunction with Land Acquisitions Manager
Review subdivision development agreements, environmental reports and soils studies as needed
Assist in the preparation of asset committee land approval request submittal packages
Prepare project timeline schedules for planning and development work
Create land development budgets and cash flow schedules and maintain accountability through the life of each project utilizing available system scheduling tools
Assist Land Development Manager with the bid process for land development and amenity work as well as performing budget reviews for overages and potential savings
Coordinate front-end activities with the Land Development Manager, Construction and other internal departments to ensure timely project execution
Keep abreast of local market land transactions for multi-family and purposed single family for rent communities
Proactively advise the Division Operations team members and BTR leadership of potential problems and proposed solutions

What you'll do: Ensure all accounting practices in the division are in compliance with Generally Accepted Accounting Principles and with Management Reporting Analyze financial statements to identify any discrepancies and adjust for completeness and accuracy Reconcile balance sheet accounts monthly to ensure accurate reporting and trial balance maintenance Prepare journal entries monthly for entities within the division Report on KPIs for the division (such as Bookings & Backlog reporting) Support and assist QuickBase and QuickBooks Enterprise integration activities as needed; partner with UFT IT Partner with the Sales Operations team as they develop their Shared Service team on behalf of the Division Partner with the/AR Shared Service team as they develop their processes and controls within the division, along with the Division Controller and Assistant Controller Completing Vena month-end close procedures and reviews for entities within the Division Assisting Division Controller with budgeting and forecasting Assisting Division Controller on an Ad Hoc basis Support Mergers & Acquisitions within the East Division; Support with integration and on-boarding activities Inventory balance review – work with stockroom team for annual physical count, as necessary Prepare financials and conduct first review with Company management Annual, process 1099s to vendors, as needed Prepare and present documentation for the East entities for the annual UFT external audit Provide any necessary support to the tax team regarding sales tax filing and payments, and Federal & State Income tax returns US based travel up to 25% Background/ Experience: At least five years related experience Bachelor's degree in Accounting or Finance Construction, engineering, or distribution experience a plus Excellent verbal and written communication skills Highly organized with a keen attention to detail High level of confidentiality Strong knowledge of accounting and financial principles and best practices Interested in hearing more?
