TITLE: DIRECTOR OF DEVELOPMENT

POSITION SUMMARY
The Director of Development will spearhead industrial projects through the full project lifecycle. From site selection and entitlements to completion and turnover. Beyond ground-up builds, this individual will oversee complex value-add repositioning and asset repurposing. We are seeking a seasoned professional with at least five (5) years of direct experience within an industrial general contractor, site contractor, or in-house development construction management team. The Director of Development will be responsible for ensuring projects are delivered on time, within budget, and in accordance with company quality standards. This role is site-intensive and requires presence on active project sites a minimum of four (4) days per week. This is a rare opportunity for an ambitious go-getter to join a rapidly growing, entrepreneurial firm at the ground floor and play a primary role in scaling our development team.

KEY RESPONSIBILITIES
Project Leadership & Execution
- Oversee multiple industrial development projects from site selection, entitlements and due diligence to pre-construction through completion.

- Manage applicable requirements with civil engineers, project budgets, schedules, and overall execution strategy.
- Ensure projects are delivered on time and within approved budgets.

- Be physically present on project sites a minimum of four (4) days per week.

Budget & Cost Management
- Review and approve project budgets, GMPs, change orders, and pay applications.

Pre-Construction Management
- Participate in contractor selection and bid review.

Stakeholder Communication
- Provide regular reporting to OCP Principals.

Qualifications
- Minimum of five (5) years of experience working directly for a general contractor, site contractor or an in-house construction management team for a development company.
- Direct experience managing industrial development projects (warehouse, distribution, light manufacturing, flex, etc.).

We are looking for a Physician Assistant or Nurse Practitioner to serve as the Managing Director (Founder) of our Traverse City startup spoke.
This is a Leadership mandate. We need an Ortho-trained proceduralist or an ER clinician who is addicted to high-stakes execution, unfazed by the chaos of a startup, and ready to build a business unit from a blank sheet of paper.
The Mission: Founder & General
As the Managing Director, you are the "Founder" of this Spoke. You aren't just managing a clinic; you are launching a high-margin business unit. You will leverage the "Shared Services" of our Hub (Payroll, Logistics, Tech) to remain lean while scaling at speed.
- Build the Engine: Personally architect and execute the sales strategy to recruit independent clinicians into the OMAP ecosystem.
- Protocol Enforcement: Ensure every partner adheres to our clinical and operational blueprints to maintain ecosystem integrity.
- P&L Ownership: Maintain total responsibility for the OMAP bottom line, managing expenses and maximizing revenue.
- The 60/40 Rule: Drive the unit to hit specific revenue targets where 60% goes to the provider and 40% remains for Spoke OpEx and Hub Fees.
Who You Are (The DNA)
- The Clinical Pedigree: You are a PA or NP with deep roots in Orthopedics or Emergency Medicine. You understand procedural medicine, you make decisions in seconds, and you don't flinch under pressure.

- The Profit Pool: Once the Spoke is profitable (covering all OpEx and Hub Fees), 70% of the remaining Net Profit goes into the Spoke Performance Pool.
- The Managing Director Share: You earn a 20% share of that 70% pool.
- The Traction Multiplier: Execute your "Rocks" at a 90%+ completion rate, and your payout is multiplied by 1.1x.
- The Upside: Annual variable compensation is uncapped, up to 100% of your Base Salary.

Position Summary
The Senior Project Engineer (Electrical) plays a key role in the planning, coordination, and execution of complex construction projects with a strong emphasis on electrical systems. This position works closely with Project Managers and field teams to ensure electrical components are delivered on schedule, within budget, and in compliance with project specifications and safety standards. The Senior Project Engineer provides technical leadership and supports multiple project phases from preconstruction through project closeout.
Key Responsibilities
- Lead coordination of electrical scopes for commercial or industrial construction projects
- Review electrical drawings, specifications, and technical documents for accuracy and constructability
- Manage RFIs, submittals, and change orders related to electrical work
- Coordinate with owners, engineers, subcontractors, and vendors to ensure project requirements are met
- Assist Project Managers with budgeting, cost tracking, forecasting, and project reporting
- Develop and monitor project schedules related to electrical activities
- Provide technical guidance to project engineers and field staff
- Support procurement of electrical materials and major equipment
- Identify and resolve design conflicts and field installation issues
- Ensure electrical installations comply with project specifications, local codes, and safety requirements

Qualifications
- Bachelor’s degree in Electrical Engineering, Construction Management, or related field preferred
- 5–10+ years of construction experience with a strong electrical background
- Experience working on commercial, industrial, or large-scale construction projects
- Strong knowledge of electrical systems including:
- Power distribution
- Lighting systems
- Switchgear and transformers
- Low-voltage systems
- Fire alarm and controls (preferred)
- Ability to read and interpret electrical drawings and specifications
- Working knowledge of NEC and applicable electrical codes
- Strong organizational and leadership skills

Technical Skills
