Position Description
The Estimator (Entry-Level) is a member of the Preconstruction Department and supports the development of accurate cost estimates, coordination of subcontractor bidding, and preparation of project handoff materials.
This is an entry-level position, and no prior estimating experience is required. The role works closely with senior members of the Preconstruction team, including the VP of Preconstruction, and provides exposure to all phases of preconstruction—from early-stage budgeting and design support through detailed estimating and bid coordination.
The Estimator plays a key role in ensuring projects are properly scoped, competitively priced, and set up for successful execution by the Operations team. This position requires strong attention to detail, organization, and a high level of ownership and follow-through.
Responsibilities
- Support the development of conceptual and schematic estimates by reviewing drawings, performing quantity takeoffs, and assisting with early-stage budgeting.
- Assist in preparing detailed construction estimates, including quantity takeoffs, trade scoping, and cost breakdowns across all building systems.
- Help prepare and organize subcontractor bid packages, including scopes of work, drawings, and supporting documentation.
- Coordinate subcontractor bidding efforts by soliciting bids, tracking participation, and supporting bid communications and timelines.
- Assist in leveling subcontractor bids by comparing pricing, identifying scope gaps or overlaps, and organizing bid tabulations for internal review.
- Support the development of subcontractor recommendations and scope sheets for use by the Operations team during buyout.
- Assist in preparing preconstruction handoff packages, including bid summaries, subcontractor selections, and preliminary schedule of values.
- Maintain and update historical cost data and internal estimating tools to improve accuracy and efficiency over time.
- Support the identification, onboarding, and coordination of subcontractors and suppliers to ensure strong bid coverage.
- Collaborate with internal teams including Preconstruction leadership, Development, Design teams, and Construction Operations to ensure alignment on scope, cost, and project expectations.
Qualifications
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field.
- This is an entry-level position; no prior construction estimating experience is required.
- Basic understanding of construction drawings, specifications, and building systems.
- Strong attention to detail and commitment to accuracy in analytical work.
- Highly organized with the ability to manage multiple tasks and deadlines.
- Proficiency in Microsoft Excel; familiarity with Bluebeam or other takeoff tools is a plus but not required.
- Strong communication skills and ability to work effectively with internal teams and external partners.
- Demonstrates ownership, accountability, and follow-through on assigned responsibilities.
- Ability to work in a fast-paced environment with a willingness to learn and take initiative.
