Maintenance Supervisor
Sharp Management is seeking an experienced and results-driven Maintenance Supervisor to lead the maintenance operations of our apartment community. This role is responsible for overseeing all aspects of property maintenance, ensuring high-quality service, operational efficiency, and exceptional resident satisfaction.
The Maintenance Supervisor provides hands-on leadership, manages preventative maintenance programs, oversees apartment turns, controls maintenance expenses, and ensures the property is maintained to company standards. This position plays a critical role in protecting the asset and supporting overall community performance.
Key Responsibilities Include:
- Leading, coaching, and supervising the maintenance team
- Ensuring timely completion of service requests and work orders
- Managing apartment turns, capital projects, and vendor coordination
- Implementing and maintaining preventative maintenance programs
- Monitoring and controlling maintenance budgets and supply costs
- Ensuring compliance with safety standards and company policies
- Participating in on-call rotation and emergency response
Required Qualifications & Certifications:
- EPA Certification (Universal preferred)
- CPO (Certified Pool Operator) certification
- HVAC license or equivalent hands-on HVAC experience
- Strong working knowledge of plumbing, electrical, and general building systems
- Prior supervisory or leadership experience preferred

- As a licensed clinician you will be responsible for ensuring that your credentials remain current, you comply with all training requirements, and you are adequately supervising your staff.
- Effectively communicate with clients, colleagues, and other stakeholders to address inquiries, disseminate information, and resolve complaints or concerns.
- Master’s degree in Social Work, Counseling, or related field.
- Required: A valid professional license in the state of Georgia as an LPC, LMFT, or LCSW to provide mental health counseling services.
