Position Overview:

The Portfolio Management Associate will serve as the day-to-day lead for maintaining and developing portfolio reporting tools including standardized templates for financial models and valuations, asset performance tracking, market data collection, and project management across sales, leasing, and related workflows. This role will report to the SVP of Portfolio Management & Head of Investor Relations. The Portfolio Management Associate will ensure the technical accuracy and consistency of portfolio models, templates, and dashboards, and will drive the timely production of recurring portfolio analytics and interdepartmental reports that inform strategy and valuations.

Role & Responsibilities:

The Portfolio Management Associate will lead the maintenance of day-to-day tracking tools for asset performance (e.g., Pereview), market data, and collective activity trackers for project management workflows (e.g., Altrio), ensuring reporting tools remain accurate, current, and aligned with portfolio governance needs.

Standardization of Work Product and Templates:

• The role will assist in establishing and building standard templates and work product standards, including valuation models (DCFs), return projections, and net effective rent (NER) conventions.
• Will support the continual refinement of reporting standards for accounting and development to improve tracking of historical performance against projections.
• Will support the continual improvement and support of portfolio analytics tracking through existing tools, AI or additional software solutions.

Interdepartmental Reporting Cadence:

• The Portfolio Management Associate will lead the maintenance and production of interdepartmental recurring reports and trackers, including the Disposition Pipeline, BOV/Appraisal Tracking, commercial/multifamily/storage Leasing Tracking, and Debt SWAT Analysis, quarterly investor workbooks, and supporting recurring meetings and timely information flow.

Portfolio Analytics and Performance Reporting:

• The role will produce portfolio analytics in partnership with portfolio management leadership and finance including Portfolio Returns Reports by asset class vertical and by fund on a quarterly basis, Portfolio Performance Metric tracking and fund roll-up reports, and the fair market values (FMV) / net asset values (NAV) schedule with cap and discount rate tracking.

Model and Projection Quality Control:

• The Portfolio Management Associate will assist with technical accuracy checks of portfolio models and projections and help maintain governance standards for Investment Committee approval, ensuring assumptions are accurate and consistent with business plans and timelines.

Collaboration:

• The Portfolio Management Associate will coordinate with portfolio management, asset management, accounting, development, finance, and investor relations to ensure that data, assumptions, and reports are consistent, timely, and decision-useful for both internal reviews and external investor communications.

Skills & Qualifications:

• Bachelor’s Degree and a minimum of 2+ years of real estate experience, with a preference for experience within the various asset classes.
• Exceptional written and oral communication skills, with acute attention to detail.
• Project management skills and the ability to multitask and prioritize workload efficiently and effectively with little direction.
• Must have proficient working experience with Ai.
• Experience with Pereview and/or Altrio are a plus.

• Facilitating the Neonatal Consult Service: Acting as a primary consultant within the hospital, guiding care plans and treatment strategies for infants across multiple ICUs and specialty units.
• Managing Care in NICU’s Surgical Service: Overseeing critically ill neonates on the surgical service, including pre-operative and post-operative management in collaboration with medical and surgical teams.
• Providing Specialized ICU Care: Delivering expert care including pain and sedation management, cardio-respiratory failure treatment, nutritional support, and management of complex medical and surgical diagnoses in infants ranging from premature to 6 months after their due date.
• Institution-wide Consulting: Extending consultation services to infants in other ICUs (Cardiac, Medical-Surgical, and Medical) and pediatric specialty and sub-specialty units. Collaborating with the Neonatology Consultation Team on comprehensive management across diverse diagnoses and treatment modalities.
• Participating in Multidisciplinary Activities: Engaging in interdisciplinary rounds, care planning, quality improvement initiatives, and education of trainees and staff.
• Working a 30-hour workweek with start times as early as 6:00am with rotating responsibilities within the NICU’s surgical service and throughout the hospital with the consultation service, demanding a high level of clinical expertise, critical thinking, and collaborative practice within a fast-paced academic medical center.

• Master of Science in Nursing or Masters in Physician Assistant Studies required.

• Minimum 1 year RN, NP, or PA experience in a Level III NICU or in a critical care setting.
• 2-3 years of experience in NICU, Cardiology, or consultation preferred.
• Surgical or cardiology advanced knowledge and experience preferred.

• A current Massachusetts NP or PA license required
• Family NP or Certified Acute Care Pediatric NP strongly preferred

The posted pay range is Boston Children’s reasonable and good-faith expectation for this pay at the time of posting.

Essential Duties and Responsibilities

• Recruit, hire, and train adequate and competent department staff.
• Monitor and evaluate all aspects of the facility's medication management.
• Meet with all clients as needed to ensure best practice care, treatment, and services are provided.
• Communicate as needed with pertinent outside treatment professionals and in a manner consistent with MNA processes.
• Ensure both admission and discharge processes are maintained to ensure continuity of care with respect to relevant nursing and medical issues.
• Maintain the nursing schedule as per the facility and organization needs, including but not limited to managing vacation requests, sick leave, new hires, and additional staffing requirements.
• Ensuring facilitation of performance evaluations as required for all direct reports and implementing merit increases as approved by the Clinical Director.
• Produce and maintain communication which provides detailed and useful information on all current clients.
• Ensure quality nursing notes are entered for each patient every shift.
• Organize and facilitate laboratory work per provider orders.
• Ensure that an admission nursing assessment and care plan(s) for each client are complete per program policy.
• Maintain confidentiality of protected health information.
• Provide ongoing training as needed to existing nursing personnel.
• Ensure effective communication between nursing staff and collaborating disciplines.

Other Duties and Responsibilities

• Ensure the provider's order for admission is present upon the client's admission to the program.
• Organize and document required monthly nursing meeting and other necessary meetings as warranted.
• Manage the maintenance of all nursing-related spaces and equipment.
• Ensure proper nursing documentation is entered for each client, including but not limited to daily shift notes, weekly updates, treatment plans, treatment plan updates, contact notes, and discharge summaries.
• Review and document employee performance 90 days after hire, annually, and as needed per company policy.
• Manage performance improvement/disciplinary action as warranted according to policy and document performance management as required.
• Nurse Manager or designee to attend and present all necessary nursing-related information in weekly staffing for all clients.
• Coordinate with providers to ensure that necessary communication and documentation is maintained, specifically relating to the ongoing medical, psychiatric, nursing, and medication management of client care.
• Responsible for oversight of the facility’s infection control/prevention program.
• Responsible for ensuring that there is an on-call nursing staff designated.
• Receive facility-related calls and come in for uncovered shifts when all other options have been exhausted (per-diem staff, part-time staff, full-time staff, and the Agency are unavailable).
• Attend Nursing Leadership calls/meetings monthly, and as needed.
• Assist with insurance issues as needed or designated by the Vice President of Nursing Operations, or designee.
• Coordinate and ensure that all admission requirements are completed per organization policy.
• Ensure proper destruction/return of all medications is completed per policy and regulatory standards.
• Maintain adequate inventory and supply of necessary nursing-related items in accordance with the monthly operational budget.
• Assist with additional program needs as requested by the Vice President of Nursing Operations, Clinical Director, or designee.
• Seek opportunities to increase self-knowledge to improve the quality of client care provided.
• Maintain compliance with Joint Commission and State/License regulatory standards and company policy.
• In an emergency or declared state of emergency, you may be required to stay on-site as a part of the emergency team until the emergency has ended.
• Demonstrates ability to identify and refer legal and/or ethical issues in client care to the Clinical Director or Director of Compliance.

• BSN from an accredited school of nursing, and current RN licensure
