About the Role
We're seeking avibrant and driven Business Development Associateto join our Inside Sales team. Position Overview: Patient Experience Advisor
As a Patient Experience Advisor, you will serve as a strategic partner to our clients, owning the day-to-day relationship focused on driving meaningful improvements in patient experience. This position maintains and operates various types of heavy motorized equipment used in the maintenance,
construction and repair of Town infrastructure and facilities, and undertakes a variety of maintenance

* Operates a variety of motorized maintenance and construction equipment as assigned (e.g., front-end

maintenance projects in the Highway, Water/Sewer, or Parks divisions of the Department.
* Operates mechanical and other non-grade-determining equipment (e.g. air compressors, power saws,
paint machine, concrete mixer, leaf blower, lawn mower, weed wacker, leaf vacuum, welder, jack

* Dress in colonial clothing;
* Present historically accurate information as written in provided script;
* Prepare and cover tour content within a specific timeframe;

WORKING CONDITIONS & PHYSICAL DEMANDS:
The Battle Green Guide shares information about the Battles of Lexington and the historical context that led to
those battles, offering visitors a historically accurate and engaging tour. Each guide is dressed in a colonial
outfit, which is provided by the Visitors Center, and leads groups through Lexington's Battle Green and the Old
Burying Ground. Guides are frequently exposed to adverse weather conditions including extreme heat, cold,
wetness and humidity and are required to walk on uneven surfaces for extended periods of time.
Tours run multiple times a day and on multiple days throughout the week, including weekends, from April
through November. Each tour is 60 minutes long. This position may have additional opportunities to provide
private Battle Green Walking tours when available.

Job Overview
In this key role on the High Purity Sales Team, the Territory Manager is a sales professional responsible for managing and growing sales within a designated geographic area by building customer relationships, identifying new business opportunities, executing sales strategies and meting sales targets, handles product strategy, technical product management and sales. As a Software Development Engineer, you will represent Embedded Quality in the Software organization. You will have a direct impact on the business, advancing the platform for both internal and external customers. You'll be exposed to a large variety of the foundational pieces of the Sonos system - music playback, device-to-device interaction, partner services, and much more. In addition, you'll be tasked with creating a development pipeline with quality at its core. You will be expected to understand the features being built and automate testing of those features. In addition, you will work with a team of industry-leading innovators across many different disciplines such as hardware, product management and user experience. What You'll Do
Develop and improve the team's automated CI/CD release pipeline, with quality as its foundation.
Develop automated tests for new software features, especially around partners and control API
Monitor, debug, and fix breakages within our automated pipeline.
Add and democratize new forms of data and metrics to allow the team to make decisions on where to focus and improve our tests.
Be an active participant and engaged part of your Scrum team - you are the voice of both quality and the customer during the development process.
Review requirements, behavior specifications, and design documents to begin test development early and uncover issues prior to implementation.
Investigate log, track, and triage bugs to determine root cause and establish prioritization.

Basic Qualifications
Bachelor's Degree in Computer Science, Software Engineering or equivalent experience

The base pay range for this role based off geographic location is:
$88,000 and $109,800The specific pay offered will depend on the candidate's geographic location, as well as qualifications and experience. Employees in high-cost locations may be compensated at the upper end of the range, while those in medium or low cost markets may be compensated at the lower end of the range. Overview
Overall, the Property Manager is responsible for all facets of the property(s) in his/her portfolio (approximately 735,283 sq. ft), and s/he has a responsibility to ensure the property is managed according to The RMR Group's established procedures. All staff who report to the Property Manager must follow all established guidelines, procedures, and budgets as well. The Property Manager should also have a general knowledge of all building operating systems.
Responsibilities
Building Operations:
- Maintain and develop written standard operating procedures for building operations.
- Ensure that mechanical/electrical system maintenance is being performed.
- Life Safety issues including proper training of building staff and a written record of all testing and alarm activations.
- Follow Risk Management guidelines as defined by The RMR Group's Director of Risk Management.
- Ensure that tenant services are provided according to all lease documents.
- Oversee all construction/tenant improvements (including proper documentation).
- Oversee all contracts/vendors (including proper documentation).
- Implement energy management program and monitor utility usage.
- Supervise, train and motivate building staff.
- Interface with brokerage agent.
- Work with the Area Director to establish tenant relations and retention programs that are well planned and measurable.
- Build and foster tenant relationships through frequent, in-person interactions.
- Assist Area Director with the negotiation of lease renewals, extensions and expansions, and resolve issues with existing tenants.
- Develop orderly system for lease, vendor and project files.
Tenant Construction Process:
- Coordinate all construction work and its impact on the property.
- Review and approve all construction documents and specifications.
- Attend or designate an attendee to all construction meetings.
- Monitor construction project progress including project close-out, finish dates, move-in dates, budget close-out.
- Maintain summary file to include, bids, permit, Certificate of Occupancy, correspondence.
- Maintain a full set of as-built building drawings and specifications.
- Set-up and close-out Job Cost process.
Building Management Office Procedures:
- Ensure efficient, courteous and professional day-to-day operation of the management office which includes:
- Authorization processes
- Correspondence and filing systems
- Purchase of goods and services
- General office operating procedures
- Receivables/income/expense
- Service/Maintenance requests
- Specifications and bidding process
- Tenant servicing/relations
Financial:
- Responsible for all aspects of the financial stability of the property including maintaining budgets, yields, and the following:
- Budget-to-actual reports
- Accruals
- Review of recurring charges/miscellaneous billings/AP approval.
- Review of rent roll for accuracy.
- Interaction with accounting.
- Monthly Asset Report/Monthly Reforecast.
- Budget preparation.
- Capital Planning and oversight of building improvements.
- Job-cost system organization.
Qualifications
- Bachelor's degree - Preferred course of study Business Administration, Real Estate or Accounting.
- Four to eight years' experience in commercial real estate.
- RPA or CPM designations a plus.
- Broker's License preferred.
- Strong proficiency with Property Management/Accounting Software (preferably Yardi and Argus Enterprise), Excel and other Windows applications.
- Previous supervisory experience.
- Strong communication skills, both verbal and written, are essential.
