Located at our Woodridge, IL facility and reporting to the Chief Estimator, Project Estimator is responsible for analyzing construction documents, performing detailed quantity take-offs, and preparing accurate cost estimates for mechanical, piping, plumbing, and HVAC systems. This role works closely with project managers, subcontractors, and vendors to ensure competitive, complete, and well-scoped estimates.
Responsibilities:
- Analyze drawings, specifications, and contract documents to prepare accurate project estimates.
- Perform detailed quantity take-offs for piping, plumbing, HVAC, and mechanical systems.
- Assemble complete and well-organized estimates in a timely manner.
- Issue clear and well-written RFIs to clarify scope, conflicts, or missing information.
- Prepare, coordinate, and evaluate subcontractor and vendor bid packages.
- Review subcontractor and supplier quotations for scope compliance and accuracy.
- Maintain strong working relationships with subcontractors, vendors, and internal teams.
- Compile material and labor costing data for the company’s historical cost database.
- Develop detailed cost breakdowns to support project managers during pre-construction budgeting.
- Participate in pre-bid walkthroughs as required.
- Collaborate with other estimators on multi-trade proposals.
- Ensure all estimates align with contract requirements, drawings, and project scope.
Qualifications:
- 5–10+ years of experience estimating commercial or industrial construction projects.
- Experience with mechanical, plumbing, piping, and/or HVAC estimating.
- Proficiency with computerized estimating software (QuickPen AutoBid preferred).
- Strong working knowledge of Microsoft Office (Excel, Word, Project).
- Ability to read and interpret:
- Construction drawings
- Piping plans
- Isometric drawings
- Detail and specification documents
- Strong analytical, mathematical, and organizational skills.
- Excellent written and verbal communication skills.
- High attention to detail with strong follow-through.

Job Duties and Responsibilities:
- Develop, review, and approve mechanical system designs for HVAC systems.
- Prepare and certify engineering drawings, technical specifications, and calculations in accordance with applicable standards and regulations.
- Conduct system load analyses, equipment selections, and energy performance evaluations.
- Oversee all phases of project development from concept through construction completion.
- Coordinate with multidisciplinary teams including architectural, electrical, civil, and structural engineering professionals.

- Strong knowledge of AutoCAD and ability to prepare and review detailed drawings.
- Experience in design-build delivery, construction administration, or BIM coordination.
- LEED accreditation or demonstrated experience with sustainable design practices.
- Excellent command of the English language, including grammar, spelling, and written composition.
- Exceptional organizational and time management skills.

IT Operations Specialist
Reports to: Director of Technology
Role Overview
The IT Operations Specialist supports day-to-day technology operations across corporate offices and jobsites. This role serves as the primary point of contact for end-user support and works closely with the Director of Technology to strengthen and mature the company’s internal IT operations capability.
This position is ideal for a hands-on technical professional who enjoys problem-solving, working directly with users, and contributing to a structured and evolving IT environment.
Key Responsibilities
- Provide L1/L2 support for Windows 10/11 environments
- Troubleshoot Microsoft 365, Procore, Viewpoint, and related SaaS platforms
- Resolve login, MFA, and access-related issues
- Perform onboarding and offboarding (AD, M365 licensing, device configuration)
- Configure and deploy laptops, tablets, and mobile devices
- Troubleshoot basic networking issues (IP, DHCP, DNS)
- Coordinate with the MSP for escalations when required
- Maintain accurate ticket documentation and follow structured processes
- Identify recurring issues and suggest improvements
- Take ownership of assigned tickets through resolution or proper escalation
Qualifications
- 3–5 years of hands-on IT support experience (corporate or multi-site preferred)
- Strong Windows 10/11 troubleshooting skills and Microsoft 365 proficiency
- Hands-on experience managing users and groups in Active Directory (on-prem or hybrid preferred)
- Experience with Microsoft 365 in hybrid environments
- Working knowledge of networking fundamentals (IP addressing, DNS, DHCP, VLAN basics)

JOB DESCRIPTION
First Capital Advisors is seeking an Asset Management Analyst for our expanding portfolio of multi-family and retail properties. In this key position, you will play an important role in maximizing the value of existing company-owned assets. Your efforts will help ensure peak property performance and support decision-making, directly impacting our team’s investment strategy and operations.
This is a full-time position based in Wheaton, IL, reporting to and working heavily with our Texas-based Director of Asset Management. Occasional travel throughout Texas is required. Job responsibilities include, but are not limited to, the following:
- Liaise with lenders, including ongoing compliance with financial reporting requirements, monitoring debt maturities, overseeing escrow requirements, etc.
- Oversee the completion of replacement reserve requests and lender inspections
- Conduct various research and analysis to support decision-making
- Prepare updates for management meetings and quarterly investor reports
- Review and analyze property operating and accounting reports, with a focus on assessing trends in performance and detecting any operational issues
- Assist in creating and managing property budgets (operating and capital)
- Ensure each property performs in accordance with its business plan; suggest modifications when necessary
- Perform cash flow modeling and produce financial proformas
- Conduct site visits, which will require occasional travel throughout Texas
- Coordinate with various third-party vendors
- Monitor market conditions, including supply and demand dynamics, changing tenant preferences, etc.
QUALIFICATIONS
The ideal candidate will possess most, but not necessarily all, of the following qualifications:
- Bachelor’s Degree (business, finance, economics, or real estate concentration preferred)
- 1-3 years of experience working in a financial analysis capacity within the CRE industry (multi-family preferred)
- Basic knowledge of accounting required; ability to read and interpret financial statements
- Experience creating and analyzing financial models
- Understanding of financial concepts, including return metrics (yield on cost, IRR, NPV, DCF, etc.)
- Understanding of capital structures (senior debt, mezzanine, preferred equity, etc.)
- Strong quantitative and analytical skills
- Basic understanding of construction concepts
- High level of proficiency in Microsoft Word, Excel, and PowerPoint
- Experience with Yardi, CoStar, and RealPage is preferred
- Ability to work with remote teams and properties; must be self-accountable and have strong initiative
- A self-motivated person who is driven to further their career in real estate
