We are seeking an Acquisitions Analyst (or Senior) to underwrite potential acquisition targets, narrow down opportunities, and present the best options with a recommended business plan to the partners of the company. This role will also perform various analyses for submission to both investors and lenders. These responsibilities ensure that the company is continually acquiring value-add shopping centers, which is the lifeblood of the company, while minimizing risk exposure. In addition to base and bonus, this person will receive GP equity.


This role offers an exciting opportunity to underwrite over 100 deals in the first year while getting to know the major players in the local commercial real estate industry and gaining hands-on experience in commercial real estate investing.


The ideal candidate will possess strong analytical and technical skills, a solid foundation in commercial real estate, exceptional attention to detail, and excellent organizational abilities.


ESSENTIAL DUTIES AND RESPONSIBILITIES

· Creating proformas for acquisition feasibility and profitability

· Narrowing down acquisition targets based on findings

· Recommending business plans based on lease-up, rollover, mark-to-market, and overall risk exposure

· Maintaining current supporting information for debt and proposed financing

· Preparing investment memos and investor packages for new deals

· Working on deal-related due diligence, including identifying CapEx requirements specific to the acquisition

· Performing deal-related analyses to increase the team's knowledge of surrounding markets and comparing market data to that gathered by the Deal Team

· Performing detailed analyses of submarkets in which the firm operates, including knowledge of: Rental Comparables, Land Sale Comparables, Competitor Analysis, Acquisition Opportunities, and City and Property-Related Due Diligence

· Reforecasting investor equity multiples and IRRs on owned properties quarterly

· Overseeing construction and maintenance of future database of properties within Precision Investments’ acquisition criteria

This vital role will support multiple attorneys with the opportunity to assist the transaction team with general corporate work, M&A's, commercial lending, and commercial real estate closings. This in-office position will report directly to the Senior Lead Attorney. Office Hours are 8:30-5:30 Monday-Friday.

Duties & Responsibilities:

  • Support attorneys and clients through all phases of corporate and real estate transactions, including assisting with M&A's, loan transactions, private equity, and commercial real estate; prepare and draft transaction documents.
  • Previous experience required in drafting corporate agreements, including company agreements, limited partnership agreements, and corporate resolutions and minutes, as directed by attorney.
  • Project management for transactional closings, draft closing checklists, draft and assemble schedules, and organize closing and post-closing tasks.
  • Draft and prepare loan documents from approved form sets and credit approval memorandum, at the direction of the attorney.
  • Draft, review and file corporate transactional documents including state forms and filings, entity formations, resolutions, consents, agreements, certificates, merger documents, licensing approvals, and regulatory filings.
  • Coordinate with title company and lender to facilitate loan closings.
  • Conduct due diligence, lien searches and summaries, complete UCC filings and order certified documents.
  • Develop and maintain positive work relationships with clients and staff to ensure accurate organization of facts and information.
  • Support other needs of the law firm to include maintaining electronic files and data rooms.
