The Senior Superintendent for Multi Family/High Rise, Type I construction, Apartments is responsible for planning, organizing, and controlling all resources in the field for the successful execution of a project.
The Senior Superintendent must have experience with at one or more of the following project types; High Rise Type I Multi-Family- NO WOOD FRAMING, Biotech/ Life Sciences, and/or Higher Education. The Senior Superintendent will supervise a project field team of skilled union and nonunion operations professionals who support departmental and organizational goals through their efforts.
Job Responsibilities includes (but may not be limited to):
- Create construction schedules, perform regular updates, coordinate jobsite logistics and maintain relationships with neighboring
- Lead Level 10’s Injury-Free Environment (IFE) Safety
- Coordinate subcontractor work scopes, scheduling and resource-loading in conjunction with other Self- Performed Work
- Foster the development of foreman to grow into future
- Primary representative for interfacing with Owner and Design
- Manage large complex, multiple projects (High rise, Biotech/Life Sciences, and/or Higher Education).
- Coordinate, plan and supervise assistant superintendents, subcontractors and craftsman.
- Partner with project manager during the construction phase to budget, manage and forecast the following: craft labor, equipment, materials, small tools, consumables and general
- Develop site utilization plan and establish crew
- Coordinate plans and specifications with design engineers, clarifying
- Maintain liaison with other functions to ensure all required materials, equipment and inspections support the project
- Participate in pre-construction budgeting, scheduling and
- Select form-work systems
- Implement and understand project administration requirements in conjunction with the project
- Analyze and resolve work problems, ability to determine work method

Qualifications:
- 10+ years of experience as a commercial Construction
- Proficient computer skills in Microsoft Office Suite, Project Management software (Prolog or similar) and Scheduling software (Primavera or similar).
- Ability to identify and resolve complex
- Excellent communication skills and interpersonal skills.
- Effective participation in team
- Bachelor’s degree a plus but required
- Positive attitude and professional customer service

Working Conditions:
- Duties required physical abilities such as repetitive hand/finger motions, arm extensions, sitting, standing, and walking jobsites that include uneven and changing site conditions. As well as climbing stairs and ladders, etc.

Roles and Responsibilities
- Underwrite loans in accordance with Merchants’ guidelines. Responsibilities will include:
- Review and reconcile loan applications to ensure the loan meets program requirements.
- Analysis of loan application, credit profile/report(s), background reports, financial statements, leverage ratios, appraisal reports, renovation budgets, entity documents, purchase agreements, borrower experience, collateral, and supporting documentation.
- Manage an ongoing pipeline of loans through the Merchant’s loan origination process.
- Report on the status of loans within the pipeline on a regular basis.
- Communicate effectively with Loan Originators, Underwriters, and the Credit Committee.
- Present loans to the Credit Committee for exceptions, escalations, and approval.
- Condition files for missing/supporting documentation according to Merchants’ guidelines.
- Perform a preliminary review of all underwriting documents, including third-party reports.
- Collect, analyze, and approve all required due diligence.
- Perform property and market assessments to evaluate property conditions and market/submarket dynamics.
- Communicate and document the reasons for approving or rejecting loans so that clients and loan officers are well-informed about the decisions made.
- Mentor and train junior staff.
Qualifications/Job Requirements
- Bachelor’s degree required.
- Minimum 5 years of mortgage underwriting experience. Strong preference for experience with underwriting commercial and business purpose loans
- Experience with institutional lending and secondary market loan trading preferred.
- Effective pipeline management skills
- Proven track record of taking ownership and successfully delivering results in a fast-paced, dynamic environment.
- Exceptional interpersonal, written, and verbal communication skills
- Proficient in Microsoft Office, especially in Excel and Word
