Job Description β Retail and Industrial Property Manager to manage retail and industrial portfolio in the Woodlands/Spring area with a minimum of 5 yearsβ experience in retail property management. Managing the building operations and ensuring the fiscal and operational success of the assets. The primary responsibility of the Property Manager will be the financial management and reporting for the property working closely with the accounting team, building ownership and tenants. With excellent customer service skills, the Property Manager will work with tenants and team members to ensure property goals are achieved. Responsibilities:
β’ The Retail/Industrial Property Manager should have significant experience managing multiple retail shopping centers and Industrial developments.
β’ Ensure compliance with Property Management policies and procedures, codes, regulations, and governmental agency directives.
β’ Develop annual operating and capital budgets as well as manage properties within the parameters of the approved budget.
β’ Develop annual cam reconciliations ensuring accuracy in tenant specific cam pools.
β’ Proactive in handling day to day financial management of the property with specific attention to accounts receivable, collection activities and monthly reporting requirements.
β’ The Retail/Industrial Property Manager will select contract services, vendors, negotiation of service agreements and day to day monitoring of vendor performance to assure full compliance with standards established within the service agreements.
β’ Administration of all tenant lease abstracting and ensuring full compliance with lease provisions.
β’ The Retail/Industrial Property Manager shall ensure full compliance with all policies and procedures.
β’ Excellent customer service with all ownerships, tenants and team members.
β’ Completion of accurate and timely financial reporting.
β’ Complete property inspections and ensure all team members including engineering team is meeting the required best practices for each asset.
β’ Proactive in ongoing communication with the Owner Representative for the property ensuring Owner goals and objectives are achieved.
β’ Supervision of all day-to-day operational management duties assuring property condition excellence.
β’ Positive and prompt responses to tenant requests and involvement in ongoing customer service programs to consistently meet customer needs and assure problems are being solved promptly and to the mutual benefit of the customer and the property.

The Estimator supports the estimating department by performing a critical role in developing accurate budgets and competitive bids by analyzing plans, specifications, trade partner proposals, and project risks. Key Responsibilities
Preconstruction & Estimating
- Prepare detailed cost estimates and hard bids for commercial construction projects.
- Perform quantity takeoffs and scope analysis from drawings and specifications.
- Focus heavily on high-value trades including:
- Civil / site work
- Utilities
- Concrete
- Electrical
- Mechanical
- Plumbing
- Identify scope gaps between plans, specifications, and trade partner proposals.
- Develop accurate trade leveling and bid comparison analysis.
Bid Management
- Solicit and manage trade partner bids.
- Analyze and level trade partner proposals to ensure complete scope coverage.
- Identify missing scope, exclusions, and risk areas within proposals.
- Participate in bid day coordination and final pricing strategy.
Cost Analysis
- Develop conceptual budgets and detailed cost models.
- Maintain and update historical cost data and estimating databases.
- Provide value engineering options to reduce project costs while maintaining project intent.
Collaboration
- Work with project management teams to transition estimates into project budgets.
- Assist with scope clarifications, RFI development, and bid packages.
- Support leadership in evaluating project risk and profitability.
- Maintain strong relationships with trade partners and vendors to ensure competitive pricing and reliable coverage.

- 3+ years of construction estimating experience
- Strong experience estimating civil and MEP Trades
- Experience working for a General Contractor or major trade contractor
- Ability to read and interpret construction drawings and specifications
- Experience with quantity takeoffs and bid leveling
- Familiarity with or ability to use Bluebeam
- Experience with hard bid and negotiated projects
- Proficiency with Microsoft Office (Excel, Outlook, Word) and general database systems.

- Experience with tilt-wall, ground-up, tenant finish, retrofit, and remodel construction projects.
- Proven experience directing project teams and subcontractors to achieve project goals.
- Strong financial acumen, with experience managing project budgets and schedules.
- Excellent communication and negotiation skills.
- Proficiency with construction management software and Microsoft Office suite.
Preferred Qualifications:
- Bachelorβs degree in Construction Management, Engineering, Architecture, or related field preferred (or equivalent experience).

Duties and Responsibilities
As an Air Interdiction Agent (AIA) you will perform aviation-based law enforcement operations for the detection, prevention, interdiction, and apprehension of terrorists, terrorist weapons, and other contraband and persons from illegally entering or attacking the United States. Typical duties include:
- Conducting air patrol, surveillance, and pursuit activities related to the interdiction of smuggled contraband via land vehicles, aircraft, or vessels.
- Monitoring behavior patterns and activities of suspect persons, vehicles, or vessels believed to be engaged in illegal activities.
- Collecting, refining, and analyzing strategic and tactical intelligence.
- Supporting search and rescue and humanitarian efforts.
Salary and Benefits
Begin your career as an Air Interdiction Agent (AIA) and make up to $85,270 to - $110,846 per year based on your qualifications for the GS-11 grade level and possible extra compensation based on your duty location (see below).
Recruitment Incentive:New hires may be eligible to receive a one-time Recruitment Incentive payout of $10,000 after completing Federal Law Enforcement Training Academy (FLETC) (1 year service agreement will need to be completed) (Recruitment Incentive is only available to new Federal employees as described in 5 CFR 575.102. Qualifications
Experience:You qualify for the GS-11 grade level if you possess one (1) year of specialized professional aviation experience performing duties such as:
- Flying as a Pilot-in-Command or sole manipulator in an airplane and helicopter in all environments of flight, including night, poor weather, unfavorable terrain, low altitudes, or speed.
- Evaluating information rapidly and making judicious decisions promptly during in-flight operations.
- Developing strategies and coordinating aircraft and ground assets.
- Using information systems and databases to conduct information surveys, queries, update files and disseminate information.

Hiring Minimums:
Certification & Ratings: A current FAA Commercial or ATP Pilot Certification with one of the following ratings:
- Dual Rated: Airplane (Single-engine land or multi-engine land) with instrument rating AND Rotorcraft Helicopter with instrument rating.
- Airplane Rated: Airplane (Single-engine land or multi-engine land) with instrument.
- Helicopter Rated: Rotorcraft Helicopter with instrument rating.
- Equivalent military rating of the above at the time of application (eligibility based on military flight experience must provide official orders, forms or logbooks showing their status as a rated military pilot).
Flight Hours: Pilot Enter on Duty minimums are 1500 flight hours; (up to 500 hours can be waived, reducing the pilot enter on duty minimums to 1000 hours.
250 Pilot-in-Command hours; 75 Instrument hours; 75 Night hours (Flight Hour Waiver available, see Required Documents); and 100 Flight hours in the last 12 months This qualification requirement is currently being waived by OPM through August 5, 2025.
FAA Class 2 medical required for assessment dated within the last 12 calendar months; FAA Class 1, FAA Class 2 or Military medical flight clearance dated within the last 12 months qualifies to start the pre-employment process for the AIA position.
Apply at 750 hours total time: Applicants applying at 750 flight hours are required to obtain at least 1,000 flight hours (depending on the number of hours approved for a waiver) at their own expense before being able to attend the 3-part flight assessment. Applicants must still meet 250 Pilot-in-Command, 75 instrument, and 75-night hours (100 flight hours in the last 12 months. This qualification requirement is currently being waived by OPM through August 4, 2026)
UAS Flight Hours:Applicants may include UAS Predator A (MQ-1), Predator B (MQ-9) flight hours and Predator A (MQ-1), Predator B (MQ-9) or predator-based flight hours. These hours may be credited towards satisfying the ""Total flight time"" 1,500 flight hour requirement only. UAS hours do not count towards the 250 flight hours as a Pilot in Command, 75 flight hours Instrument, and 75 flight hours Night. Flight hour logbooks will be required at the time of your Flight Assessment for verification.

Job Title : Nuclear Engineer (Naval Reactors Engineer) Category / Component : Officer β’ Active Overview Design, regulate, and oversee the Navy's nuclear propulsion program, including reactor design, fleet operations, and eventual defueling and decommissioning of nuclear powered ships and submarines from Naval Reactors Headquarters and associated Department of Energy laboratories and shipyards.
