Work with the Director of Merchandising on the planning, development, and execution of
an organization's merchandise strategy. This role involves analyzing market trends, and making data-driven decisions to optimize product assortment, pricing, and inventory levels. POSITION SUMMARY
The Preconstruction Manager/Estimator is responsible for performing and/or overseeing the preconstruction phase of projects. This includes performing and/or reviewing quantity surveys, project cost estimation, budget management, scheduling, trade partner selection, constructability reviews, value engineering, and overall project planning. They will support all preconstruction phase efforts, from concept to construction, collaborating closely with other Preconstruction Managers and Project Managers, as well as the client and design team. ESSENTIAL DUTIES AND RESPONSIBILITIES

Business Development
- Participate in the RFP (Request for Proposal) pursuit and interview process
- Participate in project fee strategy process
- Build client relationships and help generate new business opportunities
Estimating
- Prepare conceptual, schematic, design development, and CD phase estimates as required
- Perform detailed quantity take-offs by trade using On-screen Takeoff
- Review quantity take-off and estimates that are performed by Project Manager or Assistant Project Manager
- Review proposal specifications, and drawings and attend pre-bid meetings to determine the scope of work and required contents of the estimate
- Understanding current trade costs and market trends
- Track and review building estimates and understand building construction costs as they pertain to various types of construction, including building size, shape, structure type, skin, relation of building to the site, etc.
- Build estimating tools, and spreadsheets to provide quicker responses for ROMs to clients
- Provide oversight to the development of project budgets, pricing, value-engineering, and presentations overseeing the preparation of estimates into a client presentation format
- Prepare, issue, receive and review supplier and trade partner proposals and pricing
- Coordinate with clients on changes in scope, questions, or clarifications regarding the work during the bidding process
- Review budgets and project profitability status and goals with supervision and project team as required. Seek input on corrective measures to continuously improve the accuracy of cost figures
- Must ensure a solid understanding of and comply with the company’s Code of Ethics principles
- Attend and participate in onsite meetings with clients, owners, staff, and trade partners

As a Superintendent at Cannon Building, your primary focus will be the Cannon Building’s Safety Plan at the jobsite. Work with the Project Manager to develop a project schedule. Monitor with and assist the Project Manager in the execution of the project financial goals. Provide quality control by studying drawings, questioning uncertain details, continuously walking the job and inspecting each trades work and compare it to the contract documents. Be a problem solver prior to the work taking place and ensure that the work meets or exceeds the requirements of the contract documents.
Role Description
This is a full-time, on-site role for a Construction Superintendent – Life Science at Cannon Building. Based in Carlsbad, CA, the Construction Superintendent will oversee daily on-site operations of construction projects, ensuring they are executed on time, within budget, and meet quality and safety standards. Responsibilities include managing crews and subcontractors, ensuring compliance with safety protocols, preparing and following project schedules, and coordinating resources and materials to optimize efficiency. The role requires collaboration with project management teams and maintaining clear communication with stakeholders.
Responsibilities:
Project Planning and Coordination:
- Monitor and document all SWPPP, BMP and storm related paperwork related to the project including job surveys and updating of the SWPPP plans and keeping all files up to date.
Leadership and Communication:
- Provide leadership by using effective verbal and written communications to manage the subcontractors and field personnel as well as interact with the Owner, Architect and Consultants on behalf of the company.
- Organize and lead project meetings, prepare minutes, and ensure all parties understand and fulfill their obligations.
Contract and Compliance Management:
- Ensure compliance with general conditions and contract requirements, monitoring contract documents for conformance and execution.
- Negotiate subcontract and purchase order terms, oversee subcontract execution, and manage subcontractor claims.
Project Documentation and Systems:
- Utilize Procore to manage project documentation and costs, overseeing the preparation and reporting of RFIs, submittals, inspections, safety reports, change orders, and related documents.

Quality and Safety Assurance:
- Participate in Operations and Safety meetings, promoting and enforcing jobsite safety.
- Start up the project assessing safety requirements and site logistics. Schedule and document safety start up meetings with the subcontractors reviewing Cannon Building’s safety requirements, OSHA requirements, Site Specific Safety requirements and reporting requirements.
- Monitor work quality and perform regular inspections to ensure construction standards are consistently met.

Construction- Safety Coordinator

Position Summary
The Safety Coordinator must demonstrate: a strong commitment to safety ensuring the Cannon Building safety culture is maintained and expanded as compliance to our written programs is adhered with, proactive observation reporting and initiative regarding on-site work and plans, professional integrity, and effective collaborative teamwork among both Cannon Building project management and our subcontract trade partners and clients.
This role serves as a key liaison between company leadership, field project team management, subcontractors, consultants, and clients to ensure safety standards and regulatory requirements are consistently met. The Safety Coordinator utilizes strong communication and organizational skills to support safety documentation, incident reports, corrective action plans, inspections, training records, and regulatory correspondence while consistently promoting a culture of safety across all job sites. The Safety Coordinator must embody the Cannon Building core values and demonstrate them in interactions with both internal and external stakeholders.
Job Purpose
The Safety Coordinator focuses on health and safety issues, such as preventing workplace accidents. This position is to take into consideration industry regulations and the specific risks on assigned projects to ensure normal work activities are handled safely. The Safety Coordinator will review provided training programs and content to effectively train employees on safety protocols and enforce them if they’re not being followed properly. The Safety Coordinator will confer with the Safety Manager to respond quickly when workplace accidents happen, assisting in identifying root, immediate, and contributing causes, creating related Safety and incident reports and reviewing with the Safety Manager and project team to develop methods to prevent similar accidents. This work covers a variety of areas including warehouses, pharmaceutical manufacturing, labs, and large office buildings.
Responsibilities:
- Administer the Cannon Building, OSHA, and client health and safety procedures, program, and protocols
- Effectively train employees on health and safety standards
- Presenting safety training and safety data to the company
- Ensuring compliance with all Cannon Building, OSHA (federal and state), and client regulations
- Assisting in development of risk assessments and incident reports to gather information on safety issues
- Verifying that employees are consistently following safety protocols
- Analyzing health and safety data
- Reviewing and recommending changes to regular on-site activities
Technical Skills:
- Minimum one - five (1-5) years of experience in the field or in a related area.
- Proficient computer skills in Microsoft Office Suite
- Understanding of OSHA (federal and state) guidelines and other state and local safety regulations
- Familiarity with the tools, machines and equipment used in the workplace
- Attention to detail
- Critical thinking, analytical and problem-solving skills
- Ability to teach others the established safety standards
- Strong verbal and written communication skills with ability to translate into written reports
- Computer literacy skills and comfort with various types of technology used in the industry
- Ability to work well as a team and interact with different groups of people and trades
Qualifications and Requirements
- Board of Certified Safety Professionals (BCSP) or National Association of Safety Professionals (NASP) safety certification(s) – (i.e. CHST, CSM, STS-C)

About the Role:
- Solid technical skills and anesthesia knowledge base, sound judgment, and the ability to function both independently and with a team are required
- Venipuncture; IV catheter placement; medication calculations and administration; digital radiography; patient prep and recovery; epidural administration; anesthesia monitoring for a variety of anesthetized procedures including, but not limited to, CT and MRI
- Assisting doctors during patient appointments, providing outstanding client communication and education
- Performing sterile scrub and assisting doctors throughout surgical procedures
- Advocating for the patient, providing exceptional comfort, diagnostic, surgical, and nursing care to all patients
- Knowledge of the equipment and materials used and their availability and applications
- Ability to work on calls, holidays/weekends, and OT as needed
Schedule:
- Monday - Thursday, 8am – 6pm
- Rotating on-call schedule: 1-2/week, with the opportunity to earn a $250 bonus per procedure
- Example: MRI + Surgery on one patient = $500 call-in bonus
Compensation:
- Credentialed Technician (RVT) or equivalent experience range: $28—$34/hr.
- Veterinary Technician Specialist (VTS) range: $35—$42/hr.
Ideal candidate:
- Active license in the state of CA, RVT- required
- Minimum 2 years’ experience in the veterinary field with anesthesia experience a must
- Strong communication skills, verbal and written; organizational skills; proactive thinking and a positive attitude are also a must
- Accuracy in calculating and delivering anesthetic agents, fluids, and CRIs
- Proficiency in record keeping related to medical procedures including daily treatments administered, patient status, procedures completed, supplies used, and anesthetic records
- Review and understanding of all medical records pertinent to patient care
- Comprehensive understanding and experience with anesthetic monitoring is required
- Ability to work in a highly collaborative environment and a commitment to developing long-term relationships with colleagues, clients, and community is required
