Director of Preconstruction - Mission Critical

Location: San Antonio, TX

Salary: Approximately $250,000 base salary + performance bonus + benefits

Position Overview

We are seeking an experienced Director of Preconstruction to lead the planning, estimating, and strategic development of large-scale industrial and mission-critical construction projects.

Based in San Antonio, this role will oversee the full preconstruction lifecycle including cost planning, design coordination, constructability reviews, and procurement strategies for complex facilities such as data centers, advanced manufacturing plants, logistics hubs, and other mission-critical infrastructure.

Key Responsibilities:

Preconstruction Leadership

• Lead the preconstruction process for large-scale industrial and mission-critical developments.
• Direct project estimating, cost modeling, and feasibility analysis.
• Establish project budgets, schedules, and procurement strategies during early development stages.
• Ensure seamless transition from preconstruction to operations and construction teams.

Estimating & Cost Strategy

• Oversee the development of detailed cost estimates for complex projects valued $100M+.
• Evaluate subcontractor pricing, market conditions, and supply chain risks.
• Implement cost benchmarking and value engineering strategies to maintain competitive bids.

Design & Technical Coordination

• Collaborate closely with architects, engineers, and consultants during design development.
• Lead constructability reviews and value engineering exercises to optimize project outcomes.
• Identify design risks and recommend cost-effective solutions.

Client & Stakeholder Engagement

• Support project pursuits, proposals, and presentations to clients and partners.
• Provide strategic input on project feasibility, cost drivers, and market conditions.
• Build strong working relationships with owners, developers, and design teams.

Team Leadership

• Manage and mentor a team of estimators, preconstruction managers, and cost engineers.
• Establish departmental standards, best practices, and reporting processes.
• Drive continuous improvement in preconstruction systems, tools, and methodologies.

Required Qualifications

• 10+ years of construction industry experience, with significant leadership experience in preconstruction or estimating.
• Demonstrated experience delivering large-scale industrial or mission-critical projects.
• Experience developing cost plans for projects valued $100M–$1B+.
• Strong knowledge of construction pricing, procurement strategies, risk analysis, and value engineering.
• Proven ability to lead cross-functional teams and manage complex project pursuits.

Position Summary

The Director of Construction is responsible for the strategic and operational leadership of all construction-related activities across the organization, including insurance-based residential and commercial reconstruction, capital expenditure (CAPEX) projects, and the plumbing division. This role provides executive oversight of Construction Operations, Estimating, Project Management, and Field Execution, ensuring projects are delivered safely, profitably, on schedule, and to SERVPRO’s highest standards of quality and customer service.

The Director of Construction leads and develops Construction Managers, Project Managers, and Estimators while establishing scalable systems, accountability, and performance standards. This position serves as a key liaison between executive leadership, insurance partners, customers, trade partners, and internal departments to ensure consistent, high-quality results across all construction activities.

Key Responsibilities:

Executive & Operational Leadership

• Provide strategic direction and executive oversight for all construction operations, including insurance reconstruction, CAPEX projects, and plumbing services
• Establish and enforce operational standards, workflows, and performance expectations across all construction divisions
• Oversee Construction Operations Managers and ensure consistent execution across all markets and project types
• Serve as a senior leader in organizational planning, budgeting, and growth initiatives

Project & Operations Oversight

• Oversee all active residential and commercial reconstruction projects to ensure compliance with approved scopes, schedules, budgets, and quality standards
• Ensure all projects are managed with detailed, approved schedules and actively monitored for adherence
• Monitor project performance metrics and resolve escalated operational, scheduling, or production challenges
• Ensure safe work practices and compliance with company safety standards across all job sites

Estimating & Pre-Construction Oversight

• Provide executive oversight of estimating teams responsible for insurance reconstruction and commercial projects
• Ensure estimates align with carrier guidelines, approved scopes, local codes, and company margin expectations
• Review and approve large-loss, complex, or high-risk estimates and change orders
• Ensure proper scope development, documentation, and change management procedures are followed

Quality, Compliance & Risk Management

• Ensure all work complies with plans, specifications, company standards, building codes, and regulatory requirements
• Conduct periodic audits of projects, documentation, and workmanship
• Ensure final inspections, closeout documentation, and customer satisfaction requirements are consistently completed
• Mitigate operational, financial, and contractual risk across all construction activities

Customer Experience & Insurance Partner Relations

• Establish and enforce customer communication and service standards across all construction projects
• Serve as an escalation point for complex customer or carrier concerns
• Maintain strong relationships with insurance carriers, adjusters, consultants, and commercial clients
• Ensure SERVPRO brand standards and SLAs are consistently met or exceeded

Scheduling, Resource & Vendor Management

• Oversee labor allocation, subcontractor scheduling, and material procurement across all divisions
• Ensure inspections and jurisdictional requirements are coordinated and passed
• Evaluate subcontractor, vendor, and trade partner performance and maintain approved partner standards
• Support capacity planning and workforce scalability

Financial Oversight & Profitability

• Oversee job costing, gross margins, billing, and financial performance across all construction projects
• Ensure adherence to billing schedules, collections timelines, and documentation requirements
• Review job cost reports, forecasts, and financial KPIs to drive profitability
• Partner with leadership to develop budgets, CAPEX planning, and margin improvement strategies

Process Improvement, Systems & Reporting

• Ensure accurate documentation in job files and management systems (Xactimate, PSA/CAM, Buildertrend, etc.)
• Track and report KPIs including schedule adherence, margins, customer satisfaction, estimator accuracy, and subcontractor performance
• Identify inefficiencies and implement scalable process improvements
• Support technology adoption and standardization across construction operations

Leadership & Team Development

• Recruit, train, mentor, and develop Construction Operations Managers, Project Managers, Estimators, and Division Leaders
• Establish clear performance expectations and conduct regular evaluations
• Build a culture of accountability, professionalism, safety, and continuous improvement
• Support succession planning and leadership development across the organization

Qualifications:

Required

• Bachelor’s degree in Construction Management, Engineering, or equivalent experience
• 8–10+ years of construction or reconstruction experience
• 5+ years in senior leadership, operations management, or executive-level construction roles
• Strong knowledge of estimating, scheduling, job costing, contract administration, and insurance reconstruction
• Proven ability to manage multiple divisions, teams, and high-volume project pipelines
• Demonstrated financial acumen with job cost analysis and margin management

Preferred

• Experience in restoration and insurance reconstruction environments
• Proficiency with Xactimate, PSA/CAM, Buildertrend, CompanyCam, or similar platforms
• Familiarity with insurance carrier requirements, SLAs, and claims workflows

Position Summary

The Project Manager for our Contract Glazing division is responsible for leading the planning, coordination, and execution of large-scale commercial glazing projects. This position requires exceptional communication, scheduling discipline, and leadership to ensure every project is delivered safely, profitably, and on time. The Project Manager acts as the central hub of communication- connecting clients, general contractors, vendors, and internal teams while maintaining clear visibility on schedule, scope, and expectations from start to finish.

Key Responsibilities:

Schedule Leadership

· Develop, maintain, and drive detailed project schedules, from submittal approval through fabrication, delivery, installation, and punch-out.

· Coordinate with fabrication partners, suppliers, and field leadership to forecast lead times and prevent schedule gaps or material delays.

· Anticipate schedule impacts caused by design changes, weather, or other external conditions; communicate and document impacts immediately.

· Hold weekly internal coordination meetings and client update calls to ensure transparency and alignment.

· Provide look-ahead planning for manpower, equipment, and material staging: keeping the field team fully supported and informed.

Communication & Client Coordination

· Serve as the primary liaison between the CGM team, general contractors, architects, and vendors.

· Maintain proactive and consistent communication, ensuring that all stakeholders are informed of project milestones, challenges, and resolutions.

· Facilitate effective correspondence including RFIs, submittals, change requests, and meeting documentation.

· Represent Country Glass professionally at OAC (Owner/Architect/Contractor) meetings, maintaining a solution-driven tone.

· Follow up consistently on open items until closed, ensuring that no communication gaps affect project outcomes.

Project Planning & Execution

· Review project specifications, drawings, and contract terms to ensure scope clarity and alignment before mobilization.

· Collaborate with estimators and engineers to confirm material selections, system design, and installation strategies.

· Plan and lead project kickoffs to align operations, safety, and field execution plans.

· Oversee project documentation, including submittals, RFIs, change orders, and field directives, ensuring accuracy and timeliness.

· Monitor job cost reports and track actuals vs. budget to maintain financial control.

Field Coordination & Problem Solving

· Partner with superintendents and foremen to sequence work efficiently and anticipate manpower or access challenges.

· Support field operations by ensuring material readiness, equipment allocation, and drawing updates.

· Resolve field conflicts quickly through communication and collaboration with architects and GCs.

· Conduct jobsite walks and safety reviews to ensure workmanship and compliance.

Continuous Improvement & Forward Planning

· Utilize lessons learned from prior projects to improve scheduling accuracy and communication workflows.

· Engage in forecasting and manpower planning to maintain stable, predictable workloads across the division.

· Participate in post-project reviews to identify process improvements and reduce recurring challenges.

· Contribute to refining internal SkyView project management systems and reporting tools.

Qualifications:

Education & Experience

· Construction Management, Engineering, or equivalent experience.

· Minimum 5 years of commercial glazing or façade project management experience, preferably in curtain wall or large-scale glass systems.

· Demonstrated success managing multiple concurrent projects under tight deadlines.

Technical Skills

· Advanced understanding of glass, aluminum, curtain wall, and storefront systems.

· Skilled in schedule creation and management (Microsoft Project, Smartsheet, or equivalent).

· Proficient in Bluebeam, Procore (or similar), and Microsoft Office Suite.

· Strong knowledge of RFIs, submittals, change order tracking, and AIA billing processes.

The Field Project Manager is responsible for onsite execution of construction projects at the DOE Pantex facility in Amarillo, TX. This role reports directly to Construction Operations and serves as the working partner to the Site Program Manager.

The Field PM owns day-to-day field delivery, subcontractor coordination, safety execution, schedule adherence, cost control, and documentation discipline while ensuring field performance aligns with commitments, controls, and compliance requirements.

• Lead daily onsite construction activities from mobilization through closeout.
