Job Description
Job Title: Construction Project Manager
Department: Development
Reports To: VP, Development
Exemption Status (FLSA): Exempt
Job Summary: The Construction Project Manager will coordinate and control the construction and renovation of convenience store facilities. Provide project management and coordination of outside contractors for the successful renovation and construction of convenience stores.
Essential Functions:
- Lead and manage all phases of construction and renovation projects for convenience store facilities.
- Ensure projects meet company standards for quality, safety, budget, schedule, design intent, and code compliance.
- Oversee contractor and subcontractor selection, qualification review, and performance management.
- Monitor and control construction budgets, expenditures, and invoice approvals.
- Coordinate procurement and scheduling of materials, labor, and company-supplied equipment.
- Obtain and manage required permits, approvals, and regulatory documentation.
- Conduct regular site visits to ensure adherence to timelines, specifications, and company standards.
- Facilitate communication among internal stakeholders, vendors, contractors, and design professionals.
- Track, analyze, and report on project progress and financial performance.
- Maintain accurate documentation, asset verification, and construction-related records.
Key Responsibilities:
- Develop and manage project plans, schedules, and timelines; provide regular updates to internal stakeholders.
- Solicit, evaluate, and compile bids for contractors, subcontractors, equipment, and vendors, prioritizing quality and qualifications in addition to cost.
- Review and approve contractor invoices, ensuring accurate billing and work completion verification.
- Identify project risks and challenges; recommend and implement solutions to maintain efficiency and project objectives.
- Ensure compliance with building codes, safety regulations, and company construction standards.
- Oversee budgeting, forecasting, and cost management across multiple projects.
- Coordinate logistics for company-supplied equipment and materials.
- Travel to project sites (approximately 35%) to monitor progress and maintain quality control.
- Support asset accounting and financial tracking related to construction activities.
- Perform additional duties as assigned in support of company development initiatives.
Requirements and Qualifications
- Strong knowledge of construction management, cost control, budgeting, and contractor oversight
- Demonstrated experience managing multiple construction or renovation projects simultaneously
- Proficiency in project planning, estimating, scheduling, and construction supervision
- Ability to evaluate contractor and vendor bids based on qualifications, scope, and cost
- Experience reviewing and approving invoices and monitoring construction expenditures
- Excellent written and verbal communication skills
- Strong problem-solving, planning, and decision-making abilities
- Proficient in Microsoft Office, particularly Excel and Word
- Must possess and maintain a valid Driver’s License
Education and Experience:
- Bachelor’s degree in Construction Science, Construction Management, or related field preferred
- Minimum of 5 years of progressive experience in construction management, project management, or contractor management
- Project management certification (e.g., PMP) preferred

Project Controls Lead
Position Summary
The Project Controls Lead works closely with project managers and other stakeholders to establish project budgets, timelines, and resource requirements. They also monitor project progress and performance and makes adjustments as necessary to keep the project on track and within budget. This position supports the Project Engineering team with a focus on Cost Control, Earned Value Management, Budgets, Estimating, Change Management, Risk Management, Planning, Scheduling, Forecasting, Reporting Progress and Performance, and Project Funding.
Key Responsibilities and Duties
- Ability to uphold the company's mission, vision, and values. Promote safety awareness in both work practices and company culture.
- Meet with, interface with, and coordinate with the various stakeholders, including SHES, operations, engineering, quality, finance, and outside contractors, as needed.
- Work directly with Project Managers, Engineers, and other professionals to support the execution of engineering and design projects from proposal to close-out phases.
- Assist with the procurement of equipment, materials, and services and the selection and hiring of subcontractors.

- Assist in the creation of Work Breakdown Structures (WBS), schedules, estimate to complete, and other project documents.
- Support Project Managers in contract management, invoice management, document control, and project coordination.
- Implement and monitor project document structure to ensure QA/QC compliance, logical tier creation, and coordination of project files through project team. This includes hard copy, Autodesk Vault, and SharePoint filing
Education and Experience
- The ideal candidate should have an understanding of capital projects, construction project cycle, scheduling, and project budgets to ensure projects meet required goals.
- 5+ years of applicable experience related to Projects and Project Controls demonstrating progression in project value and complexity
Skills, Knowledge, and Abilities
- Knowledge of project processes from concept to close-out as well as excellent understanding of project budgets, procurement, financial reporting, risk assessment and change order management.
- Comfortable working with and interpreting project contracts as well as other project related documents and reports
- Proficient in cost estimating techniques and understanding of estimate accuracy at various project stages.
- Knowledgeable about project scheduling and the related project touchpoints, milestones, and deadlines

- Oversee daily laboratory operations, including SOP development, instrumentation management, and reporting

Qualifications:

The Operations Manager is accountable for the daily execution, performance, and culture of a distribution center located near Twinsburg/Bedford Heights. This role sets the operational standard for the broader network by ensuring safe, efficient, and accurate execution across inbound, inventory, outbound, quality, and specialty shipping operations.
This is a hands-on leadership role that requires strong ownership, consistent follow-up, and the ability to address performance and behavioral issues directly. The Operations Manager is expected to drive results through people—not around them.
Key Responsibilities:
Operational Execution
- Own daily performance across inbound receiving, putaway, inventory control, quality assurance, and outbound operations (picking, packing, shipping)
- Lead staffing plans, scheduling, and labor allocation
- Monitor workflow, capacity, and throughput across all functions
- Enforce SOPs, policies, safety standards, and standard work
- Actively manage operational exceptions and disruptions
- Lead continuous improvement initiatives
- Develop team leaders and reinforce a culture of accountability
- Pilot and test process improvements prior to broader rollout
- Manage operational spend including labor, supplies, packing materials, and facility-related costs
Labor, Staffing & Cost Control
- Workforce planning, scheduling, and labor optimization
- Monitor payroll vs. budget and take corrective action as needed
- Track and control material usage vs. budget
- Identify cost-saving opportunities without sacrificing service or safety
Leadership & Culture
- Lead with a solutions-first mindset; challenges are expected to come with action plans
- Take ownership of results; avoid excuse-based thinking
- Demonstrate strong follow-up and follow-through
- Hold leaders and hourly team members accountable to expectations
- Personally handle difficult performance and behavioral conversations
- Do not defer people issues to inexperienced supervisors or leads
- Coach and develop managers, supervisors, and team leads

- Own and deliver site-level KPIs
- Investigate missed KPIs, identify root causes, and implement corrective actions
- Review daily and weekly performance dashboards
- Partner with internal reporting teams to ensure accurate data
- Drive regular employee touchpoints, including:
- Supervisor-to-employee scorecard reviews
- 1:1s with managers and supervisors
Required Qualifications:
- 5+ years of distribution center or warehouse operations leadership experience
- Proven experience managing multi-functional operations teams
- Strong working knowledge of inbound, outbound, inventory, and shipping functions
- Demonstrated ability to lead people, not just processes
- Comfortable addressing performance and accountability issues directly
- Strong analytical and problem-solving skills
- Experience managing labor, productivity, and operational costs
